It’s the first time since April 11 that the average 30-year mortgage rate has jumped above 7%, according to Mortgage News Daily, which covers the home loan industry. The rate eased slightly later in the day, settling in at about 6.99%, the trade publication’s data shows. Despite the Federal Reserve’s interest rate cuts last year, mortgage rates have remained near their 25-year peak because they tend to track the 10-year Treasury bond, which is sensitive to economic conditions. With Moody’s downgrade on Friday, the markets slipped in early trading and the yield on the 10-year Treasury jumped above 5%, the highest since late 2023. Stock and bond prices trimmed their losses as the day progressed, with the S&P 500 reversing from a loss of 1.1% to a modest gain of 0.2%. Because the nation’s debt issues are so well known already, investors have likely already accounted for them, according to Brian Rehling, head of global fixed income strategy and other analysts at Wells Fargo Investment Institute. The advisory firm expects “limited additional market impact” following the initial reactions to the Moody’s move. By contrast, elevated mortgage rates are likely to persist, while aspiring homebuyers also face a shortage of affordable properties. Home prices remain near record highs, while higher borrowing costs add to the cost of financing a home. Only about 1 in 5 listed homes in March were affordable for households with $75,000 in annual income, compared with about half of all listings before the pandemic, according to a recent analysis of property listings from the National Association of Realtors (NAR). Home buying activity tends to pick up when mortgage rates drift below 6.7%, Nadia Evangelou, senior economist and director of real estate research at NAR, told CBS MoneyWatch last week. But Enzo Maresca’s Blues also could still claim Champions League football with a top-five Premier League finish. If Chelsea win the Conference League and come seventh, that would open up their Conference League place to the Premier League team which finishes eighth – with Brighton, who beat Liverpool 3-2 on Monday, in that spot, although Brentford and Bournemouth could still overtake them. It is a similar situation if Chelsea win the Conference League and come sixth, with Newcastle seventh, meaning eighth in the Premier League would again be enough for European competition. If Chelsea lose the Conference League final or finish in a Champions League place, the picture becomes much clearer. The top five plus the Europa League winners would be in the Champions League, Crystal Palace and the sixth-placed team would be in the Europa League and the side that finishes seventh in the Premier League would be in the Conference League. Though we’ve known for some time that the studio is currently working on multiple projects–and that’s excluding the recently canceled The Last of Us Online, to be clear–this is our first confirmation that Druckmann is involved in a game other than Intergalactic. Considering Druckmann has confirmed that he does have a concept for The Last of Us III and felt like there would probably be “one more chapter to the story,” it seems entirely plausible that the second game could be a new entry in The Last of Us series. Druckmann shared the big news on the Press X to Continue podcast (later reported on by VGC), stating: “There’s another game that’s being worked on at Naughty Dog where I’m in more of a producer role and I get to mentor, watch this other team, and give feedback and be the executive in the room. I enjoy all those roles, and the fact that I jump from one to the next makes my job very exciting and always feeling fresh. I’m never bored.” The creative director also clarified that he is currently working on Intergalactic alongside two other Naughty Dog directors, Matthew Gallant and Kurt Margenau, and co-writer Clair Carré. VGC noted this means that Naughty Dog still has two other prominent game directors who are currently unattached to any of its announced projects: Shaun Escayg (Uncharted: The Lost Legacy) and Anthony Newman (The Last of Us: Part II). Though it is possible that the studio could be hard at work on a new IP, all signs point to Druckmann’s unannounced game being The Last of Us Part III. After all, Naughty Dog has stated it has no plans to continue the Uncharted series and prominent video game leakers have hinted that the game is in development for quite some time now. Additionally, recent remarks from HBO’s The Last of Us showrunner Craig Mazin have only fueled these rumors. Following the show being renewed for a third season, Mazin stated that a fourth season will “be essential,” which is curious considering the current pacing of the television series and how much source material remains. This paired with the fact that Mazin previously said he will not take the HBO show “past the game” make it seem like it’s only a matter of time until The Last of Us Part III is announced. Under the “adult age, adult wage” campaign, the Shop, Distributive and Allied Employees Association (SDA) is lobbying for workers aged 18 to 21 in retail, fast food and pharmacy jobs to be paid more. The minimum wage for an adult is currently $24.10 an hour, while an 18-year-old earns 70 per cent of that at $16.46 an hour. A 19-year-old can earn $19.88 an hour and a 20-year-old can earn $23.54. But this is just minimum wage for younger workers, with some companies opting to pay employees more or even the adult rate. The federal government made its formal submission to the Fair Work Commission during its annual review of minimum and award wages earlier this month. The government said the country’s lowest-paid workers should receive an “economically sustainable real wage increase” but did not nominate a specific figure. The SDA has written to the government calling on it to include changes to the youth minimum wage in its application to the Fair Work Commission. “18-year-olds can vote, drive and put their lives on the line for their country,” said Gerard Dwyer, National SDA Secretary. “Eighteen-year-olds are adults. They struggle with the same cost-of-living pressures as every other adult. “They should be paid the same as other adults.” Retail, fast food and pharmacy companies employ more than 1.5 million people with a high number of those being under 21. “Eighteen-year-olds should not be treated as second-class citizens,” Mr Dwyer said. Peers had already backed an amendment calling for more copyright protections for the creative industries from artificial intelligence (AI) scrapers once. MPs rejected that amendment and sent the Bill back to the Lords, where Technology Minister Baroness Jones told peers it would lead to “piecemeal” legislation as it pre-empted consultation on AI and copyright. However, there was broad and vociferous support for Baroness Kidron, a film director and digital rights campaigner, who accused ministers of being swayed by the “whisperings of Silicon Valley” asking them to “redefine theft”. The Lords rebellion follows condemnation from Sir Elton John, who called the government “losers” over the weekend and said ministers would be “committing theft” if they allowed AI firms to use artists’ content without paying. He joins the ranks of high-profile musicians, including Paul McCartney, Annie Lennox, and Kate Bush, who are outraged by plans they say would make it easier for AI models to be trained on copyrighted material. Kidron’s amendment would force AI companies to disclose what material they were using to develop their programmes, and demand they get permission from copyright holders before they use any of their work. Highlighting the power differential between the big tech giants in the US and creatives in the ***, Kidron branded the government’s plans “extraordinary”. “There’s no industrial sector in the *** that government policy requires to give its property or labour to another sector – which is in direct competition with it – on a compulsory basis, in the name of balance,” she said. “The government has got it wrong. “They have been turned by the sweet whisperings of Silicon Valley who have stolen – and continue to steal every day we take no action – the ***’s extraordinary, beautiful and valuable creative output. “Silicon Valley has persuaded the government that it’s easier for them to redefine theft than make them pay for what they have stolen.” Defending her amendment, the crossbench peer said it was “the minimum viable action from the government” to signal that “*** copyright law is indeed the law of the land”. Otherwise, Kidron said, the Bill was merely a “political gesture” ignoring “widespread theft” of *** copyright and “starving” the creative industry of “the transparency they need to survive”. She was backed by Labour’s Lord Brennan, who said the government was trying to set up “a double standard” with AI companies, and abandoning its historical leadership over the importance of intellectual copyright. “This country has shown leadership throughout history in relation to copyright and setting the highest standards in order to try and drag people up to our level rather than simply putting up the flag of surrender,” he said. “I fear there is a view that we have to allow AI companies to do anything they want because otherwise they’ll just go and do it somewhere else.” Lord Watson, former deputy leader of the Labour Party and clearly a fan of Sir Elton, reeled off a string of song lyrics urging ministers to heed “the clarion cry of this country’s creators”. A third Labour peer, Lord Knight, also called on his party colleagues to “protect the livelihoods of artists from big tech” and said he believed this could be done at the same time as “taking advantage of the creative and economic opportunities of AI”. The strength of feeling around the urgency to protect artists was made clear by others, including crossbencher and composer Lord Berkeley, who labelled the current situation “burglary”. “The only way you will stop it is by acting now before the gate is trampled down by the horses,” he said. “If this door is left open we will destroy the future of our creative industries.” Conservative Lord Dobbs agreed those who had “slogged away, struggled and suffered” for their art deserved the government’s protection and Liberal Democrat Floella Benjamin said she saluted Kidron for her “tenacity and dogged determination” to ensure “creativity will not be stolen”. Baroness Jones spoke again at the close of the debate to plead with peers not to overturn the will of MPs for a second time, insisting “this isn’t about Silicon Valley”, denying the government was being complacent, and pointing out that “no other territory has cracked this either”. “We all want to see a way forward that protects our creative industries while supporting everyone in the *** to develop and benefit from AI,” she said. “Kidron’s amendment will not provide certainty of anything except for certainty of more uncertainty, of continuous regulations stacked one upon another in a pile of instruments… “Jumping the gun on one issue will hamstring us in reaching the best outcome on all the others and especially because this is a global issue and we cannot ringfence the *** away from the rest of the world.” However, Kidron said her amendment “does not challenge the primacy of the Commons” and pushed ahead. The result was a decisive defeat for the Government, with 287 votes in favour of Kidron’s amendment and 118 against – a majority of 169 – and the Bill will now be sent back to the Commons. Mahdawi — who helped lead pro-************ protests on Columbia’s campus in 2023 — was greeted by cheers and applause as he returned to accept his diploma, donning a blue graduation cap with the scales of justice depicted on the top. After the event, he periodically stopped to flash peace signs or take photos with other graduates. In an interview with CBS News shortly before the ceremony, Mahdawi said he felt a “mix of emotions” — including a “feeling of being victorious.” “They didn’t want me to graduate. They didn’t want me to be educated. They didn’t want me to be out of prison,” Mahdawi said. “And I am out because of the good people in this country and the democratic system.” He plans to return to Columbia in the fall to pursue a graduate degree. What to know about Mohsen Mahdawi’s case Mahdawi was detained by Immigration and Customs Enforcement officials in Vermont in mid-April after arriving for what he was told was a citizenship interview. A day beforehand, he told CBS News he feared the appointment was a “honey trap.” He remained in immigration custody for just over two weeks, until U.S. District Judge Geoffrey Crawford ordered his release earlier this month. Despite his release, Mahdawi’s case remains active as a judge reviews the issue. The Trump administration is seeking to deport Mahdawi under a law that allows the government to revoke visas if the secretary of state believes somebody’s presence in the U.S. poses “serious adverse foreign policy consequences.” Mahdawi argues his detention violated the First Amendment by punishing him for protesting. The administration has also accused Mahdawi of “threatening rhetoric and intimidation of pro-Israeli bystanders,” which he has denied, telling CBS News last month, “antisemitism has no place in our movement.” In an interview with CBS News a week after his release, Mahdawi called the government’s argument for detaining him “laughable”: “A person who has been vocally advocating for justice and peace is undermining U.S. policy?” he said. Mahdawi is one of several students to face detention after their involvement in pro-************ activism, with the government often citing the “foreign policy consequences” law. Another Columbia University student, Mahmoud Khalil, still remains in custody in Louisiana after he was detained on March 8, as the Trump administration pushes for his deportation and he sues for his release. And Tufts University graduate student Rumeysa Ozturk was released earlier this month at the orders of a federal judge, over a month after her detention — which her lawyers say was prompted by nothing more than an op-ed that she co-wrote in the campus newspaper. Shortly after the commencement, Mahdawi spoke at a vigil for other students who have faced immigration scrutiny, including Khalil and Rajani Srinivasan, yet another Columbia student who self-deported to Canada after her visa was revoked. The administration has defended the moves. Secretary of State Marco Rubio argued in March “we have a right” to take away visas and indicated the practice could continue. “We do it every day. Every time I find one of these lunatics, I take away their visa,” Rubio said. The SPDR S & P Retail ETF (XRT) — which tracks more than 75 companies in U.S. retail — is down 3.9% this year. The fund has been battered by uncertainty on global trade, inflation worries and wavering consumer confidence. To be sure, the fund has rebounded 15% over the past month as trade fears have eased. But tariff headwinds could see a resurgence, knocking retailers once again. For investors looking for opportunities in the sector, retailers that can offer quality products at modest prices will be attractive. That includes the big-box, one-stop-shop sellers and specialty beauty retailers. “It’s the year of ‘and’ because retail today needs both needs and wants,” TD Cowen analyst Oliver Chen said in an interview. “It’s been very hard if you’re just a want retailer. Another way to say that is you need to blend on both the the food and the discretionary.” He added that another big retail theme of 2025 is “intensification of bifurcation, meaning strength at the high-end and then strength at retail that offers exceptional value and prices.” While most retail stocks are down this year, giants such as Costco and Walmart have bucked the trend and even outperformed the S & P 500. Some beauty companies, particularly those that offer a wide variety of cosmetics products, could see strong gains as U.S.-China trade worries ease and loyal consumers seek out their essentials on a budget. Warehouse clubs and Walmart TD Cowen’s Chen favors warehouse clubs such as Costco and BJ’s that offer a wide variety of items in bulk and at discounted prices. These warehouse clubs are “extremely attractive for value” and should continue to offer strong growth in a good market, he said. “Costco General merchandise is working, anything from jewelry to TV to beauty. Plus they have like rock bottom high value Kirkland food,” Chen said. “And Walmart, for example, I bought an iPad. I bought some Burberry perfume. You can buy used Hermes. But, of course, it’s everyday low price.” BJ’s is particularly attractive to Chen compared to Costco given its runway to scale its store footprint and wider grocery offerings that could support new member growth. Chen named BJ’s the firm’s best retail idea for 2025 and remains favorable on Costco and Walmart for the long-run but said both stocks appear expensive at current valuations. BJ’s trades at 27 times forward earnings, while Costco sports a multiple above 56. Walmart has a forward price-to-earnings ratio of 37.6, per FactSet. Shares of BJ’s are up 32% year to date. Costco has jumped 12% in that time, while Walmart has gained 8.6%. “We believe BJ’s could benefit from increased investor preferences for defensive names and a valuation premium assigned to traffic and membership growth consistency,” Chen wrote in a December note that outlined BJs as one of the firm’s “best ideas” for 2025. JPMorgan analyst Christopher Horvers also flagged BJ’s as an attractive hideout spot amid macroeconomic concerns. He cited a firm analysis on Chase spending data that has shown an acceleration in the wholesale club and discount store channel. He has a $123 price target on BJ’s, which signals upside of 5.6% from Friday’s close. “BJ has increasingly become a safe haven due to its staples-heavy mix and low tariff exposure. The company is benefitting from continued grocery reflation and a hyper-value seeking consumer,” Horvers wrote in a May 9 note to clients. Horvers rated the stock as neutral, however, citing a “stretched” valuation and uncertainty on when the company will reach high single-digit and low double-digit earnings per share growth. Eleven of the 25 analysts covering the stock rate it a hold. Another 14 have a strong buy or buy holding on shares, according to LSEG. ‘Boujee on a budget’ Cosmetics is another area that could power through tariff concerns and appeal to the value-conscious consumer. “The beauty market remains attractive,” Chen told CNBC. “It has some bumps, but beauty has some inherent stability because of the need for replenishment, the loyalty factor, the ‘lipstick factor,’ the innovation factor, the social media factor, where beauty has some resistance because she considers it an essential good in some cases.” “Beauty, we think, can pass through to consumer price increases, plus it has a lower percentage of total and material costs because it has a higher percentage of spending on marketing,” he added. Elf Beauty has established its self as a market player that can quickly develop products similar to those from luxury brands at a much lower cost. “The price gaps are really big, so [the consumer] will trade up and trade down. It’s called customized moderation. Like you will trade up and trade down, but you understand how and when to do that, to be Boujee on a budget,” said Chen, who has a buy rating on shares and calls the company the “czar of beauty.” ELF 1Y mountain Elf stock performance. Elf, to be sure, sources nearly all of its products from third-party manufacturers China, which has contributed to its rocky stock performance this year as investors grew weary of potential tariff impacts. Shares are down more than 36% year to date but have bounced back about 50% over the past month. Analysts still remain bullish on Elf’s stock overall. Much of NSW’s mid-north coast and Hunter region has copped the barrage, with 22 flood rescues performed overnight in those areas. Taree, on the state’s mid-north coast, took the worst of the rain with more than 160mm in six hours overnight, and 267mm since 9am on Monday. “We’ve seen significant flooding in Taree overnight, a couple of the flood rescues we undertook were for people in houses in locations where water rose incredibly swiftly over their floors and they had to be relocated again, all brought to safety,” NSW SES chief superintendent of state operations Dallas Byrnes told ABC TV. The SES has received 2000 calls in the past 24 hours, responded to 1400 incidents, evacuated 60 people and performed 22 flood rescues. Minor to major warnings for flooding on catchments across the mid-north coast and Hunter regions remain in place, while people in Taree are being advised to take shelter. The SES has also asked people in isolated locations in the area to evacuate, including at Dungog, Paterson, Gloucester, Bulahdelah and Chinchester Dam. “We are asking the community to be really, really conscious of their location … we are seeing lots of local creeks rise very quickly,” Mr Byrnes said. “We have had numerous rescues from people entering floodwaters (but) we’ve also done the majority from people who’ve just been in the wrong place, and flash flooding has taken them by surprise.” The Bureau of Meteorology is predicting rain levels between 60 to 100mm in six hours on Tuesday in parts of the mid-north coast and Hunter, increasing to 100 too 190mm in isolated locations. While damaging winds and surf are expected to ease later on Tuesday, the widespread is tipped to stick around for some days. “Heavy falls will remain a risk, particularly across the mid-north coast, with flash and riverine flooding continuing to be the main concern,” BoM senior meteorologist Sarah Scully said. “With large amounts of water building up over days and impacting roads and low lying areas, dangerous driving conditions, traffic and transport delays and detours are expected, and some local inundations will continue to occur.” More than 30 schools will be closed on Tuesday in the mid-north coast, Central Coast and Hunter regions due to flooding. Yet, he is sticking with those that have maturities of three to five years. That is because he expects more volatility in long-end rates. Yields on 10- and 30-year Treasurys spiked on Monday after Moody’s downgraded the U.S. credit rating one notch to Aa1 from Aaa late Friday. The 30-year hit a high of around 5.03%, while the 10-year at one point topped 4.5%. Rieder, Blackrock’s chief investment officer for global fixed income, had recently reduced some of the high-yield exposure in the exchange traded fund he manages, the iShares Flexible Income Active ETF (BINC) . The bonds were hit in early April after President Donald Trump announced his tariff policy, sending many investors fleeing to safer assets. He doesn’t own any CCC-rated bonds, which he said could see defaults if there is an economic slowdown. The B-rated segment is the “sweet spot,” he noted. “You get yield,” he added “Credit is in as good a shape as I’ve seen it in 30 years.” BINC, which began trading publicly on this date two years ago and now has more than $9 billion in assets, currently has nearly 40% of its portfolio in high-yield corporates and loans. Of that, the majority is in U.S. high-yield corporate bonds. The exchange-traded fund has a 30-day Securities and Exchange Commission yield of 5.57% and a net expense ratio of 0.4%. Their cash flows are tied to the interest and payment on pools of mortgages. “When rate volatility picks up, it can cheapen up mortgages,” he said. “So we added some mortgage paper.” Rieder has also recently been adding European sovereign bonds from Germany, as well as some peripheral sovereigns such as France, Ireland, Spain and Italy. He’s focusing on the five- to 10-year part of the curve. “As a dollar investor, because of the FX [currency] swap … European rates are pretty interesting,” Rieder said. Crucial announces T710 SSD with 14.9 GB/s of performance, X10 portable SSD up to 8TB Crucial announces T710 SSD with 14.9 GB/s of performance, X10 portable SSD up to 8TB Crucial launched its new T710 SSD here in Taipei, Taiwan, at Computex 2025, touting speeds of up to a blistering 14.9 GB/s and 2.2 million IOPS over the PCIe 5.0 interface. The T710 has numerous advantages over the prior-gen model, the T705, which we found to be the fastest SSD on the market at the time and a go-to recommendation on our list of Best SSDs. Crucial also announced the X10 series of portable SSDs that offer up to 8TB of storage in a slim, attractive form factor. The company also teased a USB4 portable SSD prototype that delivers up to 4GB/s of throughput. The Crucial T710 is the focal point, though. Crucial has upped the performance ante on its fastest SSD while cramming it into a slimmer form factor suitable for laptops and lowering power consumption and heat. The heatsink-equipped models will arrive later in the quarter. Perhaps more impressively, the drive reduces power by 67% and 80% during random read/write workloads, respectively. Peak sequential read/write bandwidth weighs in at 14.9 / 13.8 GB/s, with performance varying by the capacity of the drive. The drive also offers between 600 and 2,400 TB of write endurance (TBW), again varying by capacity. The SSD is also optimized for the game-boosting DirectStorage tech. Crucial uses the SMI 2232 SSD controller with the drive, a notable shift from the Phison SSD controller it used with the T705. This controller has much lower power consumption, which helps with power efficiency and cooling. Micron pairs the controller with its 276-Layer G9 TLC NAND running at a blistering 3,600 MT/s.
