ProCook Barista Bean to Cup Espresso Coffee Machine review
ProCook Barista Bean to Cup Espresso Coffee Machine review
ProCook Barista Bean to Cup Espresso Machine: two-minute review
The ProCook Barista Bean to Cup Espresso Machine is a semi-automatic coffee maker sporting a smart design, a beginner-friendly interface, and an impressive set of features that belie its entry-level price. At £399 (about $500 / AU$800), it’s one of the most affordable bean-to-cup coffee makers I’ve tested, and also one of the best.
With its integrated burr grinder, manual steam wand, and centrally positioned display, it looks similar to premium semi-automatic machines such as the Breville Barista Touch Impress; but there are some key differences. For example, parts of the ProCook machine’s chassis are made from plastic rather than metal, reducing both the weight and cost; its screen is crisp monochrome rather than color; and it has a manual steam wand rather than an automatic milk frothing system.
The ProCook Barista Bean to Cup is a good-looking semi-automatic espresso machine, with a case made from a combination of brushed stainless steel and silver-toned plastic (Image credit: Future)
None of those factors will be a problem if it will be your first espresso machine, and you’re after something that will perform well and guide your hand while you get to grips with the process. Just select your preferred drink using the clear, high-contrast screen and set of four buttons, customize it if you like, and the ProCook Barista will guide you through (almost) ever step of the process.
There are a few quirks along the way. For example, the machine doesn’t reveal that after pulling the lever for the steam wand, you’ll have to wait half a minute for the steam to actually begin, even if the machine has already heated to temperature. neither does it tell you to tamp your ground coffee, instead directing you to transfer the portafilter straight from the grinder to the group head – a potentially messy mistake.
Those are small quibbles, though; overall, the ProCook Barista is a likeable, fun introduction to the world of espresso-making that demystifies what can sometimes be an intimidating craft.
The biggest drawback is that it’s currently only available in the ***. If you live elsewhere, take a look at my list of alternative recommendations further down this guide.
There are six coffee drinks to choose from, each of which can be customized (Image credit: Future)
ProCook Barista Bean to Cup Espresso Machine: price and availability
Only available to buy direct from ProCook in the ***
Currently priced at £399 (about $500 / AU$800)
One of the most affordable bean-to-cup machines we’ve tested
The ProCook Barista Bean to Cup Espresso Machine is available to buy now direct from ProCook in the *** for £399 (although its usual price is £599). It isn’t currently available in other countries. This is very good value, and cheaper than anything in our guide to the best bean-to-cup coffee machines.
If you’re on a tighter budget, the ProCook Espresso Coffee Machine is an entry-level espresso maker in the same series priced at £199 (usual price £249). It has a similar LCD panel and manual steam wand, but lacks the built-in grinder of the Barista machine. It’s available bundled with a standalone grinder for £269 (typical price £349).
There’s also the premium ProCook Barista Elite Bean to Cup Espresso Coffee Machine, which has a full color display rather than monochrome, and an automatic steam wand with heat sensor. It’s available for £599 (usual price £999).

ProCook Barista Bean to Cup Espresso Machine: design
Chassis is made from a combination of plastic and brushed metal
Controlled using high-contrast monochrome display and four buttons
Excellent integrated conical burr grinder with easy adjustments
With its centrally positioned display and brushed metal finish, the ProCook Barista Bean to Cup Espresso Machine bears a passing resemblance to semi-automatic espresso machines from Breville, but there are some significant differences. Firstly, the ProCook machine’s chassis isn’t made entirely from stainless steel, but has strategically placed plastic panels that reduce both the weight and cost, without having a significant impact on aesthetics.
I certainly welcomed the lighter build when moving the ProCook Barista into position in my kitchen (at 21.38lbs / 9.7kg, it weighs a lot less than most similar espresso machines). The only downside is that plastic doesn’t conduct heat well, which means you can’t use the top of the ProCook Barista as a cup warmer (the circular depression I initially took for a cup holder is actually just a place to store the tamper).
Turning the bean hopper adjusts the grind size, and pressing it down while twisting lets you remove it to clean the burrs (Image credit: Future)
The tamper and portafilter handle are also light in the hand. They don’t feel as sturdy as those you’d get with a pricier machine, and if you’re particular about your accessories then you may prefer to invest in a heavier metal tamper that will help you apply more even pressure. However, the lightweight handle here could be a benefit for people with limited strength or mobility in their hands and wrists.
The bean hopper can be twisted to change the grind size, with markings on the side showing the difference your selection will make to the speed of extraction. It’s a small but helpful touch for users grinding their own coffee for the first time.
You can remove the hopper by pressing down as you turn, then take the top off the grinder assembly to clean it using the stiff-bristled brush provided. The machine won’t prompt you to do this, but it’s a good idea to clean it regularly to avoid build-up of debris in the burrs.
The machine comes with a stiff-bristled brush that’s ideal for cleaning the burr grinder (Image credit: Future)
The ProCook Barista’s display is large and clear, with the decent contrast ratio making it easy to read, no matter the level of lighting in your kitchen. It doesn’t offer touch controls; instead, you scroll through menus and select options using four buttons –two either side of the screen.
It’s a system that works well and is extremely straightforward to use, although I was surprised to find that there’s no simple way to exit a menu and go back to the previous screen. For example, if you selected “single espresso” but have changed your mind and actually want a double, you can’t go back to the drinks menu – even if you haven’t started grinding the beans yet. Instead, you have to restart the machine. It’s a small quibble, but was unexpected considering how much thought has gone into designing the interface.
The generously sized reservoir is easy to lift off the back of the machine, and has an integrated handle for carrying (Image credit: Future)
The 95oz / 2.8-liter water reservoir is easy to lift off the rear of the machine for filling. Note that it doesn’t have a filter, and ProCook doesn’t sell any separately. As such, you may want to use pre-filtered water to avoid minerals changing the taste of your coffee and to slowdown the build-up of limescale.
ProCook Barista Bean to Cup Espresso Machine: performance
Default brew settings produce consistently good results
Experimentation is encouraged, even for new users
Steam wand is particularly well designed
Some espresso machines come with an inch-thick instruction manual, but not the ProCook Barista. In fact, I found no manual in the box at all, because this machine simply doesn’t need one. Just load up the bean hopper, fill the water tank, power it on, and you’ll be guided through each step of the coffee-making process with clear on-screen instructions and diagrams.
There’s no setup process to go through before you can start brewing; the machine takes you directly to a menu of drink options. There are six coffee drinks to choose from (single espresso, double espresso, cappuccino, latte, flat white, and americano), plus hot milk and hot water – the latter of which is dispensed via the steam wand.
You can stick with the default settings for each drink, or press and hold the “select” button to pick your own grind time (which correlates to dosage), water volume (to suit the size of your cup) and water temperature.
The on-screen instructions are clear, but don’t attach the portafilter to the group head without tamping first (Image credit: Future)
Note, however, that the instructions do miss a couple of steps. For example, you’re told to insert the portafilter directly into the group head, with no mention of tamping the grounds, so a little familiarity with making coffee will be helpful.
The machine also doesn’t mention that after pulling the lever on the right-hand side, you need to wait a little while for it to actually start. This wait time is actually quite helpful, giving new users a window to get themselves and their milk jug in position; but if you’re used to other espresso machines then you might mistakenly believe that the wand isn’t working.
The cool-touch steam wand is a joy to use (Image credit: Future)
Like many manufacturers of coffee machines, ProCook advertises the pump’s maximum pressure of 15 bars, but this isn’t really relevant, and the machine will use the industry recommended nine bars when actually brewing. One thing I particularly like about the ProCook Barista is that it displays the exact pressure on-screen during the brewing process, so you can see the impact of your chosen beans, grind size, and tamping technique before you taste the finished drink.
During tests, the default settings provided consistently good results (although I did gravitate towards using my own metal tamper rather than the plastic one provided). The machine encourages experimentation, which is great for those new to espresso, who will find it interesting to see how tinkering with individual properties, such as water temperature, grind size, or bean type, can have a noticeable effect on flavor.
The steam wand is a pleasure to use. It has a cool-touch exterior, which I hadn’t expected for an espresso machine at this price. It maintains good pressure, giving you plenty of time to stretch and heat your milk, and its angle makes it easy to achieve a good “whirlpool”. It’s controlled using an arm on the right-hand side of the machine, which is pleasingly tactile; simply pull it forward to start the steam and push it back for hot water, as directed by the on-screen instructions. The only potential drawback is that there’s no control over the steam pressure, but that isn’t necessarily a bad thing for a machine designed not to overwhelm beginners.
The steam arm on the right-hand side of the machine is pleasingly tactile (Image credit: Future)
Maintenance is refreshingly straightforward. The exterior of the machine can be wiped clean using a cloth, and the drip tray (easily pulled out), handle, and filters can be hand-washed in warm, soapy water. The ProCook machine arrives with a pair of cleaning brushes, plus a pin for clearing the nozzle of the steam wand if it becomes clogged.
As mentioned earlier, there’s no water filter for the reservoir, and unlike pricier espresso machines from the likes of KitchenAid or Smeg, there are no settings for water hardness. You can use tap or filtered water, but whichever option you pick, you will be prompted to run the machine’s descaling program once you’ve used it to brew 300 coffees. However, you can run it sooner if you notice that the water flow has become inconsistent, or it’s making odd noises.
Speaking of noise, my decibel meter recorded a maximum volume of 75dB while the machine was grinding coffee, and 60dB while pumping water, which is about standard for a bean-to-cup coffee machine. If you want a quieter bean-to-cup machine, the KitchenAid Fully Automatic Espresso Machine KF8 averaged just 44dB in our tests.

ProCook Barista Bean to Cup Espresso Machine: also consider
Not sure that the ProCook Barista Bean to Cup Espresso machine is right for you? Here are two other options to bear in mind.
How I tested the ProCook Barista Bean to Cup Espresso Machine
I used the ProCook Barista Bean to Cup Espresso Machine in place of my usual Gaggia Classic and Dualit burr grinder for two weeks. I prepared all drinks from the menu, customizing several of them to suit different-sized mugs and experimenting with heat and grind time settings.
I used coffee beans from Exhale Healthy Coffee, which were provided by ProCook, and freshly roasted beans from Clifton Coffee Roasters here in Bristol. I tested the machine using both full-**** dairy milk and almond milk, which were used cold from the fridge.

Shackling of Indians aboard 40-hour migrant flight sparks new outrage against Trump
Shackling of Indians aboard 40-hour migrant flight sparks new outrage against Trump
US officials kept around 100 deported Indian migrants in shackles for their 40-hour flight home, including during bathroom breaks, in the latest incident to spark anger overseas at President Donald Trump’s migration crackdown.
Indian lawmakers demonstrated outside parliament on Thursday, some wearing shackles and others mocking the much-touted friendship between Trump and Indian Prime Minister Narendra Modi.
Elsewhere in New Delhi, members of the youth wing of India’s main opposition party burned an effigy of Trump.
Last month, the spectacle of Colombian deportees being shackled as they boarded a US deportation flight sparked a bitter dispute between the two countries, with Colombian president Gustavo Petro initially refusing the military plane permission to land.
The anger in India comes days ahead of an expected visit by Modi to meet Trump – whom he has called a “true friend” – at the White House.
S. Kuldeep Singh Dhaliwal, a government minister in the western state of Punjab, where the deportation flight landed, urged Modi to “now use his friendship to resolve the issue.”
Dhaliwal also questioned “the usefulness of this friendship if it cannot help Indian citizens in need,” his office said in a statement.
The flight to India was the longest in distance since the Trump administration began deploying military aircraft for migrant deportations, according to a US official.
“Our hands were cuffed and ankles tied with chains before we took the flight,” said 23-year-old Akashdeep Singh, who arrived in Punjab on Wednesday with 103 other deportees.
“We requested the military officials to take it off to eat or go to the bathroom but they treated us horribly and without any regard whatsoever,” Singh added.
“The way they looked at us, I’ll never forget it… We went to the bathroom with the shackles on. Right before landing, they removed (the shackles) for the women. We saw it. For us, they were removed after we landed by the local police officials.”
US Border Patrol Chief Michael W. Banks posted a video of the Indian deportees being put onto a plane on X. In the video, shackles are seen on the wrists and ankles of several men who shuffle slowly up the ramp.
CNN has reached out to the Pentagon and US Customs and Border Protection for comment on whether the deportees were held in shackles for the duration of the flight.

‘Better life, better future’
Deportee Sukhpal Singh, 35, also said the shackles were kept on throughout the flight, including during a refueling stopover on the Pacific island of Guam.
“They treated us like criminals,” he said. “If we would try to stand because our legs were swelling due to the handcuffs they would yell at us to sit down.”
Young Indians looking for work opportunities have made up a sizeable portion of undocumented migrants in the US, many after making the dangerous trek through Latin America to reach the US southern border.
Many say they see no future at home where a jobs crisis is stifling young hopes in the world’s most populous country.
In just four years, the number of Indian citizens entering the US illegally has surged dramatically — from 8,027 in the 2018-19 fiscal year to 96,917 during 2022-23, government data showed.
Families have previously told CNN how they sold off land to raise the tens of thousands of dollars charged by “travel agents” to take migrants on the risky journey to the US.
“I had gone for work, for better life, for a better future,” said Sukhpal Singh, who has a son and daughter and hoped to better provide for them by getting a job in the US.
“You see it in movies and you hear from people around you that there’s work there and people are successful there so that’s why I also wanted to go.”

British conman Hendy-Freegard jailed for six years for ramming French police
British conman Hendy-Freegard jailed for six years for ramming French police
A notorious conman who spent four years in a British jail has now been sentenced to six years in France for ramming his car into two policemen while trying to avoid questioning.
Robert Hendy-Freegard, 53, had moved to a rural area of central France to breed beagles illegally several years ago under a false name.
Neighbours had already been suspicious of him before two Netflix documentaries highlighted his activities as a conman.
Hendy-Freegard had posed as an MI5 spy to **** women and students out of £1m, but he was released after four years when some of his convictions were overturned on appeal.
Representing himself at the court in Gueret, he said he had not been aggressive but he was worried sick.
“I had enough. I panicked,” he told the court, apologising to the two gendarmes he had driven into in the tiny village of Vidaillat west of Clermont-Ferrand.
“I didn’t stop because I’m a human being with emotions.”
Prosecutor Alexandra Pethieu said the rural area was not a war zone: “And yet that day ended up with a bewildering scene worthy of Mad Max.”
One officer was knocked down and another was thrown against the car windscreen for several metres.
Hendy-Freegard, who told the court his real name was David Hendy, was released several years early on appeal in the *** after his kidnapping charges were quashed.
Witnesses at his 2005 trial in the *** had described how they had been subjected to years of poverty because of the power he had over them. Coercive or controlling behaviour eventually became a criminal offence in 2015 in England and Wales.
Hendy-Freegard was released from prison in 2009, and moved to France in 2015 to start a beagle dog breeding business with his partner Sandra Clifton.
However neighbours began to suspect Clifton was under his control.
When an initial documentary came out in 2022, The Puppet Master: Hunting the Ultimate Conman, they contacted her children who had used the programme to appeal for help in finding her.
Clifton’s son travelled to the village and the beagles were being removed by a local charity when Hendy-Freegard arrived. As the two gendarmes asked the ex-conman questions he drove off, hitting the officers and escaping to Belgium.
He was later extradited and has spent more than two years in custody before going on trial for running over the two officers.
Hendy-Freegard denied that his partner had been under his coercive control, telling the court that his neighbours had a problem with him because of the documentary.
However, Martine Laporte, the mayor of Vidaillat, said that what had emerged from the trial was that “he is manipulative to the end and that isn’t going to change”.
“He really has to be stopped because if he gets out he’ll start again and that’s worrying,” she was quoted as saying by French media.

Six Nations 2025: Scotland v Ireland – Bundee Aki’s warning
Six Nations 2025: Scotland v Ireland – Bundee Aki’s warning
Bundee Aki has urged Ireland to guard against switching off against Scotland in Sunday’s Six Nations game at Murrayfield.
Holders Ireland dominated the second half in last weekend’s opening win over England.
However, the Irish were slow to start and conceded two late tries which allowed England to leave Dublin with a losing bonus point and Aki has warned his team-mates they cannot afford such lapses against Gregor Townsend’s side.
“Yeah I think the boys rectified it and spoke about it. We said that obviously if we switch off like that, in any part of the game, against Scotland, they will rip you apart,” said centre Aki, who scored Ireland’s second try in the 27-22 defeat of England.
“If Finn Russell sees those things he will absolutely take you into the gutters, and same as Duhan van der Merwe, Huw Jones, Darcy Graham.
“If anyone sort of switches off, they will absolutely cut you apart. We’ve just got to make sure that we’re mentally prepared, mentally sharp and make sure we’re on top of it from the first whistle to the last.”
The 34-year-old has also called on Ireland to display a ruthless edge against Scotland, who beat Italy in their opening game.
“The game at the weekend, there were obviously a few things in the first half which didn’t go our way or we didn’t stick the passes that we wanted to,” explained Aki.
“But we sort of found our way into it in the second half. Against Scotland, we probably won’t have those kind of chances throughout the game and we’ve got to make sure that we’re much more clinical.
“That’s the good thing about the squad, we get to improve on what we didn’t do well in the game.
“We’re obviously very proud of being able to adapt in the second half but we’re trying to be more clinical and accurate.”

SUPER BOWL LIX: Chiefs Patrick Mahomes and Travis Kelce take on Eagles Jalen Hurts and Saquon Barkley
SUPER BOWL LIX: Chiefs Patrick Mahomes and Travis Kelce take on Eagles Jalen Hurts and Saquon Barkley
The Super Bowl is arguably the biggest annual sporting event on the planet and is also a bona fide pop culture phenomenon with its legendary halftime show featuring the hottest names in the music industry.
The NFL decider has become so huge, even the commercials that play during the game make headlines, with advertisers willing to pay as much as $12 million for a 30-second spot.
With an estimated 6.6 million fans in Australia, the NFL decider attracted record viewership last year on the Seven Network’s various platforms, reaching 2.7 million people, up 43 per cent from the previous year.
And all of that hype is not even taking into account this year’s game between Kansas City and the Philadelphia Eagles also sees the return of superfan Taylor Swift, the significant other of Chiefs tight end Travis Kelce.
With all the Kendrick Lamar, T-Swizzle and celebrity ad cameos around Super Bowl LIX, it’s easy to forget the most important thing happening on the gridiron in the New Orleans Superdome will come down to moments and inches.
Both of which will be provided by players that are household names, and maybe some who aren’t, as these teams compete on the game’s grandest stage for the sport’s ultimate prize – the Lombardi Trophy.
So, which players (and a coach) will give us these game-changing moments? Here’s five contenders from each team.
CHIEFS
1. Patrick Mahomes
Surprise, surprise, the most important player on Kansas City’s roster is No.15, who can already make a case as the greatest quarterback we’ve ever seen. He’s 3-1 in Super Bowls, and has three Super Bowl MVP trophies. All before his 30th birthday. A threepeat in New Orleans will keep him on pace to catch the GOAT, Tom Brady, who has seven rings. Don’t sleep on his running ability – Mahomes had a critical 66 yards on the ground in last year’s Super Bowl win in overtime against the 49ers.
Camera IconPatrick Mahomes is a hard man to stop. Credit: David Eulitt/Getty Images
2. Steve Spagnolo
While Spagnolo won’t actually be on the field, the veteran defensive coordinator’s presence will very much be felt. At least, that’s what Kansas City is relying on against an excellent Eagles offence. When it comes to one-off game plans, Spags could be the best in the league, and his record in the postseason speaks for itself. Note: Spags has twice previously faced a league rushing champion in the playoffs (Derrick Henry, Christian McCaffrey) and held them both to less than 100 yards.
3. Joe Thuney
The Chiefs finished the year as the No.1 seed in the AFC but it hasn’t been pretty, and a big part of that is the poor standard of the team’s offensive line. Left tackle in particular has been an abomination, prompting the team to kick star left guard Thuney out to the tackle position in desperation. Wherever Thuney lines up against this fearsome Philly front could be the difference between winning and losing.
4. Travis Kelce
Other than keeping Tay Tay and her famous friends invested as they watch from their private suite, Kelce has the responsibility of being Mahomes’ security blanket. This season it has often felt like the ageing superstar has lost a step, but expect the tight end to turn back the clock when it counts. Even if it’s just attracting double teams to free up the likes of speedster Xavier Worthy.
Camera IconTravis Kelce is better known for being the beau of Taylor Swift than playing NFL outside the USA. Credit: Gregory Shamus/Getty Images
5. Chris Jones
Jones could be the most disruptive interior defensive lineman in the NFL, and is the best in the league at getting quick pressure on the quarterback. His efforts stopping the run could also go a long way to deciding the outcome. If Jones gets a few drive-killing sacks on Eagles QB Jalen Hurts and stuffs running back Saquon Barkley, he could walk away with the Super Bowl MVP silverware, a la Von Miller in Super Bowl 50.
EAGLES
1. Saquon Barkley
The league rushing champion has been a revelation since signing with the Eagles in the offseason. Behind one of the league’s Top 3 offensive lines, Barkley has finally lived up to his immense potential, which, let’s be honest, was being wasted at the Giants. Only one other player in NFL history (Terrell Davis) has matched the 400-plus yards and five touchdowns he’s amassed this postseason. And his status as a home run hitter from anywhere on the field could be the difference.
2. Jalen Hurts
The Eagles QB hasn’t had the best year, and missed crucial games at the end of the season due to a concussion. But one thing Hurts has done is protect the football – he’s thrown just one pick in his previous 328 passes, and has an NFL record seven consecutive playoff games with at least 20 passes and no interceptions. Meanwhile, he’s finding the end zone with his legs, tying an NFL record with 18 TDs this season (including playoffs).
3. Jalen Carter
Other than Chris Jones, the most disruptive player on the gridiron might be Eagles defensive lineman Jalen Carter, who is much younger than his Chiefs counterpart at just 23 years old, but is already in the Top 5 at his position. Carter’s ability to crush the pocket is pivotal to defensive coordinator Vic Fangio’s scheme. Given the aforementioned concerns about the Chiefs’ O-line, this could be a major factor in keeping Mahomes in check.
4. Jordan Mailata
No list of the key players in Super Bowl LIX would be complete without Aussie Jordan Mailata, but this isn’t just parochialism. The former league convert is a behemoth at 2.03m, 165kg, but has the athleticism to protect Hurts’ blindside and open up huge running lanes for Barkley. To beat the Chiefs, the Eagles have to keep Mahomes on the sideline, which means sustaining long drives. And that’ll only be possible with Mailata anchoring one of the league’s best O-lines.
Camera IconJordan Mailata is hoping to the first *********** to win a Super Bowl. Credit: Mitchell Leff/Getty Images
5. Zack Baun
Baun has gone from being a rotational piece in a good Saints defence to a candidate for Defensive Player of the Year in Fangio’s defence. Not only is it another example of Philly’s canny roster decisions (See: Barkley, Saquon), it’s testament to Baun’s emergence as one of the league’s best linebackers. Selected to the All-Pro team, Baun now gets the unenviable task of stopping Kelce. It could be his last job as an Eagle before departing on a huge money deal elsewhere in the offseason. Talk about going out with a bang.

The makers say they will now shift focus to the 2026 version of the game
The latest update in the popular Football Manager series has been cancelled, its makers have announced.
Fans of the long-running video game began to speculate about its fate when an update due to be unveiled late last month did not arrive.
In a blog post, developer Sports Interactive told players it had made the “difficult decision” to cancel the 2025 edition as it was “too far away from the standards you deserve”.
It said it would now shift focus to the 2026 version of the game and fans who had preordered the cancelled release could obtain a refund.
Football Manager, first launched in 2004, allows fans to step into the shoes of a gaffer and guide a chosen team through a season.
Sports Interactive had promised a range of upgrades to the game’s visuals and interface in the next edition, and also introduced women’s teams for the first time.
The developer previously told BBC Newsbeat it had to build a new stats database and record new motion-capture sequences for female players.
It also announced it had scaled back its international management mode and removed or paused work on some other features seen in previous games.
Sports Interactive said it was unwilling to push the game back beyond March “as it would be too late in the football season” to do so.
The company apologised to fans and said it could not announce the delay sooner due to financial regulations and obligations to its shareholders.
“Every effort is now focused on ensuring that our next release achieves our goal and hits the quality level we all expect.
“We will update you on how we are progressing with that as soon as we are able to do so.”

House prices at fresh record high, says Halifax
House prices at fresh record high, says Halifax

*** house prices have hit another record high with the average property price reaching £299,138, Halifax has said.
The ***’s largest mortgage lender, part of Lloyds Banking Group, said property values recovered in January after seeing a slight dip in December.
The annual growth in prices slowed to 3.0%, which is the weakest rate since July 2023, but Halifax said the market was showing “noteworthy” resilience.
Amanda Bryden, head of mortgages at Halifax, said there was “strong demand for new mortgages and growth in lending”, which might be being driven by first-time buyers trying to complete deals before an increase in stamp duty in April.
In the Budget in October last year, Chancellor Rachel Reeves said that reduced stamp duty rates in England and Northern Ireland would end in April next year.
The changes will mean that house buyers will start paying stamp duty on properties over £125,000, instead of over £250,000 at the moment.
First-time buyers currently pay no stamp duty on homes up to £425,000, but this will drop to £300,000 in April.
Jonathan Hopper, chief executive of Garrington Property Finders, said: “The traditional January bounce didn’t disappoint. After several property portals reported record Boxing Day traffic and a surprise jump in the number of mortgages approved in December, business was brisk in much of the property market last month.”
However, he thinks the recorded jump in prices at a national level is “deceptive”.
“Look more closely at the data and it becomes clear that accelerating price growth is far from universal – in fact it slowed in two-thirds of the ***’s nations and regions,” he said.
Where are prices rising the fastest?
London remains the most expensive place in the *** to buy a house, with the average property there costing £548,288, up 2.8% from a year earlier.
Properties in Northern Ireland saw the strongest annual price rise of 5.9%, with an average property now at £205,473.
House prices in Wales rose 3.6% compared to last year, with property values averaging £227,397.
In England, the North East replaced the North West as the region with the strongest annual price growth, with values increasing by 5.2% to £178,696.
Scotland saw a lower rise in house prices overall, up 2.4%, with properties now costing an average of £210,690.
Halifax’s house price data is based on its own mortgage lending, which does not include buyers who purchase homes with cash, or buy-to-let deals. Cash buyers account for about a third of housing sales.

Starlight Legacy Review (PC) – Culmination Of Good Inspirations | The Outerhaven
The Outerhaven says: Starlight Legacy is a great feeling turn-based JRPG. It has the look of a traditional Super Nintendo experience but it plays much better. I wasn’t expecting to see a map and route system similar to Pokémon but they incorporated it well into the DNA of the game and its world. If you are someone who wants to see more 16-bit-era goodness then this is the game for you. A fantastic Steam Deck experience as well.

Memphis airport lands seven new flights for 2025. Here’s where they will take you.
Update: This story and headline have been updated to include the new flights announced by Breeze Airways on Feb. 5.
It’s a new year, which means new destinations for Memphis travelers.
Memphis International Airport (MEM) will have seven new flights in 2025, including seasonal trips. The announcements come after the airport celebrated a banner year in 2023, posting a record 4.79 million origin and destination passengers — a 10% increase from 2022 in total arrival and departing passengers. (2024 passenger totals have not been released yet.)
In addition, the airport is undergoing a $650 million renovation for its passenger terminals.
Several of the new flights were announced last year. Let’s take a look at what new cities Memphians can travel to a little more easily:
Memphis-Raleigh-Durham | Memphis-Tampa Bay | Memphis-Providence flights
On Feb. 5, Breeze Airways announced a trio of seasonal Memphis flights for Memphis International Airport.
Beginning in May, the Utah-based airline will offer nonstop routes from Memphis to Raleigh-Durham International Airport (RDU) and Tampa International Airport (TPA). The airline will also offer a one-stop flight between Memphis and Providence via the Rhode Island T.F. Green International Airport (PVD).
Flight times for the Providence flight have not been announced yet.
Flight times (subject to change):
Mem to RDU: Departs at 10:43 a.m. Central Standard Time (CST) | Arrival 1:48 p.m. Eastern Standard Time (EST) (Flights are on Mondays and Fridays)
RDU to MEM: Departs 8:30 a.m. EST | Arrival 9:30 a.m. CST (Flights are on Mondays and Fridays)

*Both Providence flights stop at Raleigh-Durham International Airport with no plane changes
Memphis-New Orleans flight
In October, Spirit Airlines and MEM announced a seasonal flight for Mardi Gras season between Memphis International Airport and Louis Armstrong New Orleans International Airport (MSY). The flight will operate daily beginning Feb. 20 and will be available until March 9.
Flight times are as follows:
MEM to MSY: Departs 8 a.m. (CST) | Arrival at 9 a.m. CST
MSY to MEM: Departs at 6 p.m. CST | Arrival at 7 p.m. CST
Memphis-Fort Lauderdale Flight
In September, Spirit Airlines announced a Fort Lauderdale flight beginning March 5.
The flight will operate between (MEM) and Fort Lauderdale International Airport (FLL) on Monday, Thursday, Friday and Sunday.
Flight times will be as follows:
FLL departures: 4:25 p.m. EST | MEM arrival: 5:51 p.m. CST
MEM departures: 6:40 p.m. CST | FLL arrival: 9:57 p.m. EST
Memphis-Nashville flight
Who doesn’t love making a three-hour drive a little bit shorter?
Beginning in April, travelers can fly between Tennessee’s two largest metros via Southwest Airlines.
Flights between MEM and Nashville International Airport (BNA) have happened before. However, this is the first time the flight has been reactivated since 2020. (Delta operated the route until January 2014 and later Southern Airways did until September 2020.)
WHERE TO EAT AT MEMPHIS AIRPORT: These are the restaurants and food options inside MEM

In October 2024, Memphis-Shelby County Airport Authority announced a new flight between Memphis and Austin, Texas.
Delta Airlines will operate the daily route between MEM and Austin-Bergstrom International Airport (AUS) beginning May 7.
With the addition of Austin, Delta Airlines provides travelers with eight routes at Memphis International Airport including Atlanta, Boston, Detroit, Los Angeles, Minneapolis, New York City and Salt Lake City.
Flight times are as follows:

Adelaide beat Glory to go second in A-League Women
Adelaide beat Glory to go second in A-League Women
Resurgent Adelaide United have cruised to a 3-0 win over Perth Glory to leap into second on the A-League Women table.
American recruit Erin Healy struck in the 16th minute before Chelsie Dawber doubled the lead in the 31st minute at Coopers Stadium.
Healy completed a double in the 93rd minute to strike a hammer blow to Perth’s fading finals hopes.
Last season’s wooden spooners, Adelaide (29 points) have, at least temporarily, leapfrogged Melbourne Victory (28) into second and are keeping pressure on leaders Melbourne City (33).
A top-two berth delivers a prized week off in the first week of the finals.
Adrian Stenta’s Adelaide are unbeaten in eight, winning six of those matches while Perth are yet to win on the road this season.
Stephen Peters’ Glory (12 points) sit ninth, a full 10 points outside the top six and with a goal difference of minus 14.
Adelaide had eight shots (three on target) to Perth’s one in the first half and didn’t take long to take control of the match.
In-form midfielder Emily Condon slipped through Healy, who charged inside the box and ripped a fierce strike into the bottom corner.
Lucia Leon hit the side netting on the half-hour mark after another Condon burst.
It proved a warning shot and a minute later, Leon burst down the right and found Dawber at the front post.
The in-form striker had the nous to toe-poke the ball over the onrushing Casey Dumont for her sixth goal of the season.
Glory skipper Isobel Dalton was worse for wear after suffering a shoulder to the face in a challenge from Healy in the 51st minute but played on.
Perth were more lively in the second half but rarely challenged Adelaide goalkeeper Claudia Jenkins.
Adelaide sealed victory late when Perth defender Natalie Tathem failed to clear a Tiarna Karambasis cross and Healy pounced, slamming home her side’s third.
Adelaide host Canberra next Saturday while Perth will play Wellington at home on Sunday.

How many arrests have been made in San Diego since Prop 36 went into effect
How many arrests have been made in San Diego since Prop 36 went into effect
SAN DIEGO (FOX 5/KUSI) — Proposition 36, a measure to stiffen penalties for certain crimes that was approved by voters in November, officially went into effect across California in December. The San Diego Sheriff’s Department says it’s already seeing an impact.
The proposition reversed lower penalties created by a 2014 measure, Proposition 47, for repeat offenders of drug and theft-related crimes, including recategorizing shoplifting less than $950 worth in merchandise as a felony for those with two or more prior theft convictions.
The proposition also established a mandated treatment option for those charged with felony crimes who have two prior drug convictions — essentially allowing them to clear their record upon successful completion of treatment.
Former ‘Teacher of the Year’ accused of ******* abuse changes plea to guilty
As of Wednesday, Dustin Lopez, assistant sheriff with SDSO, said 429 people have been arrested and booked on charges impacted by Prop. 36. Out of those, he noted 75% were drug-related crimes and the other 25% were related to theft.
“We believe as people are arrested, put into our custody and routed into those treatment related facilities that basically the numbers will probably go down,” said Lopez.
Owner of Southern California Comics, Jamie Newbold, says he is relieved Prop. 36 is in place. His store has been the victim of multiple attempted burglaries, but he was concerned the thieves would come back and not end up serving time.
“That was what Prop. 47 delivered to me. Now, Prop 36 reverses 47 and criminals are going to do real time,” said Newbold. “Let’s hope that it puts the fear of God into the thieves who casually and cavalierly walk into a business and pluck something and walk right out.”
With Prop. 36 now in effect, Lopez says business owners are encouraged to maximize its impact by reporting crimes and educating employees about the new laws.
