Is Doom: The Dark Ages a Prequel or Sequel? Despite some initial confusion, Doom: The Dark Ages is officially a prequel to both Doom (2016) and Doom Eternal. This new title in the franchise explores the earlier years of the Doom Slayer, specifically his time among the Night Sentinels on Argent D’Nur. Chronologically, it takes place before Doom (2016) and Doom Eternal. So in terms of story, we’re going to see the early life of the Doom Slayer. This is when the Slayer goes from being a mere mortal warrior to the nearly god level character that we’ve come to know him as. Venice, the successor to AMD’s current Turin server offerings, will reportedly pack as many as 256 cores based on the Zen 6c design, suggested with 1GB of total L3 cache, and that’s without any additional 3D cache chiplets. We must tread with caution and not treat these details as definitive, since these products are likely a year or more away from launch. AMD’s current-generation Zen 5-based server EPYC 9005 CPUs, codenamed Turin, slot into the SP5 socket, similar to EPYC 9004 (Genoa), which used Zen 4 cores, adopting a design similar to Arm’s big.LITTLE. AMD also launched these CPUs with denser Zen 4c/5c cores, with Turin Dense reaching up to 192 cores/384 threads. The woman turned out to be wearing a hidden camera for O’Keefe Media Group, the latest venture of MAGA provocateur James O’Keefe. O’Keefe shared a 15-second clip of the video Thursday showing Bondi eating brunch in a restaurant. A woman who had just approached her asks, “Do you know when the Epstein files are going to get released?” “Um, we hope soon,” Bondi answers. “The FBI has been on them.” Bondi was caught on camera discussing the secret files / O’Keefe Media Group “OK, any dates?” the woman presses as Bondi, 59, tries to ignore her and keep eating. “No, you know what it is, though? There are tens and thousands of videos and it’s all with little kids. So, they have to go through every one [of them],” Bondi says. The video doesn’t show what happened before or after those few lines of conversation. O’Keefe, the founder of Project Veritas, has been accused for years of publishing videos that are deceptively edited to misrepresent their subjects. In 2023 he was forced out of the company he founded and sued for allegedly bullying staff and misusing funds. Around the same time, he was also the subject of a criminal investigation. The Daily Beast has reached out to the Department of Justice for comment. During his segment, O’Keefe said the woman wearing the hidden camera had identified herself as a nanny, though he didn’t say how or why that came up in conversation. Bondi doesn’t have any children. But on Wednesday, nine days after O’Keefe says the recording was made, Bondi told reporters about the videos for the first time. “There are tens of thousands of videos of Epstein with children or child porn,” she said at a press conference. “There are hundreds of victims, and no one victim will ever get released. It’s just the volume, and that’s what they’re going through right now.” For months Bondi has vowed to release new, bombshell evidence in the case of Epstein, the disgraced financier and convicted sex offender who died in jail in 2019 while awaiting trial on sex trafficking charges. MAGA insiders have become fixated on the case as an example of a “deep state” cover-up that’s emblematic of widespread corruption, with many arguing the government hid parts of the investigation to protect Epstein’s powerful friends and associates. Alan Crowdy and Mark Miller crossed their final finish line in Colerne market place, Wiltshire, pushing their friend Andy Williams in a wheelchair, as the fundraiser had been partly in his honour. The team have run 126.6km (78.6mi) in less than a week and raised £7,500 for the Royal British Legion and the Morrello clinic, a physiotherapy centre. Mr Crowdy said: “Andy receives life-changing rehabilitation treatment from the Morrello clinic who help people with neurological injuries. So, Andy is the link between the two charities.” Mr Crowdy, chair of Colerne Branch Royal British Legion, said that turning the corner into Colerne market felt like a major achievement. “[We] heard the cheers from our friends and neighbours, it was overwhelming and Mark and I were overcome with emotion at what we have achieved,” he added. Andy Williams was injured in a car ****** seven years ago, which left him severely injured. He is now using a wheelchair and relies on the Morrello Clinic for medical support. Credit: Nintendo It sounds like Nintendo is really trying to crack down on Switch modding, as a new update to Nintendo of America’s User Account Agreement says that your console may become “permanently unusable in whole or in part” if you break certain new restrictions. The new user account End User License Agreement (EULA) was sent out earlier this week, and as reported by Game File, it makes some significant changes to the second section, “license.” Before we get into it, it’s worth noting that Nintendo explains that the term “Nintendo Account Services” can refer to everything made available to you via your Nintendo Account, from games, to DLC, products, apps, services, and more – this phrase is about to come up a lot. Previously, the “license” section outlined that users are “not allowed to lease, rent, sublicense, publish, copy, modify, adapt, translate, reverse engineer, decompile or disassemble all or any portion of the Nintendo Account Services without Nintendo’s written consent, or unless otherwise expressly permitted by applicable law.” With the latest changes, Nintendo removes “sublicense” from this list, and adds “offer for *****, or create derivative works of any portion of the Nintendo Account Services” to its list of forbidden actions. The additions don’t stop there, as it’s now stated that users must not “bypass, modify, decrypt, defeat, tamper with, or otherwise circumvent any of the functions or protections of the Nintendo Account Services, including through the use of any hardware or software that would cause the Nintendo Account Services to operate other than in accordance with its documentation and intended use.” That’s a lot of complicated terminology, but one part that really sticks out is the bit about using hardware or software that’d cause things to operate in an unintended (un-Nintended, if you will) way. Basically, modding is a no-go as far as the company is concerned, and it sounds like it’s also directly cracking down on Switch emulation, which requires users to decrypt games to, y’know, actually run them. Credit: Nintendo Topping things off, users are also prohibited from obtaining, installing, or using “unauthorized copies of Nintendo Account Services,” or exploiting them “in any manner other than to use them in accordance with the applicable documentation and intended use,” unless Nintendo personally gives you a thumbs up to do so (or law expressly permits it). So, assuming Nintendo doesn’t tell you that you’re free to grab and play any “unauthorized” pirated games, uh, assume that it really doesn’t want you to. Not that that should be a surprise. The consequences for breaking any of these rules could be severe, as the company warns that it can turn your Switch into an expensive paperweight if necessary. “You acknowledge that if you fail to comply with the foregoing restrictions, Nintendo may render the Nintendo Account Services and/or the applicable Nintendo device permanently unusable in whole or in part,” it says. If you don’t dabble in Switch modding or anything like that, then you have absolutely nothing to worry about, but it definitely sounds like the company is trying to take a stronger stance against such prohibited activities. It owns movie theaters, eat-and-play venues, fitness and wellness properties, attractions, and other similar properties. It leases these properties to tenants that will operate the experiences. It also has a small portfolio of educational properties (early education centers and private schools). Most of its leases are triple net (NNN), which provides very stable rental income because the tenant covers all operating costs, including routine maintenance, real estate taxes, and building insurance. The REIT pays out a conservative percentage of its predictable rental income in dividends. In 2025, the company expects to generate between $5 and $5.16 per share of funds from operations (FFO) as adjusted, a 4.3% increase from last year at the midpoint. EPR Properties currently pays a monthly dividend of $0.295 per share ($3.54 annually). That gives it a dividend payout ratio of around 70%. That conservative payout ratio gives the REIT a nice cushion while enabling it to retain meaningful excess free cash flow to fund new experiential property investments. EPR Properties also has a solid investment-grade balance sheet with lots of liquidity. It ended the first quarter with $20.6 million in cash and only $105 million outstanding on its $1 billion credit facility. EPR Properties’ combination of stable cash flow, conservative payout ratio, and rock-solid balance sheet puts its high-yielding dividend on a very firm foundation. The REIT steadily invests money to enhance and expand its portfolio. It aims to spend between $200 million and $300 million this year. The company invested $37.7 million during the first quarter, including buying an attraction property in New Jersey for $14.3 million (Diggerland USA, the only construction-themed attraction and water park in the country). The rest of its investments were on build-to-suit development and redevelopment projects, including some Andretti Indoor Karting eat-and-play venues that will open over the next year. Story Continues EPR Properties also continued to secure new build-to-suit projects. It bought land for $1.2 million and provided $5.9 million of mortgage financing for a private club in Georgia, its first traditional golf investment. It also closed on the land for a new Pinstack Eat & Play property in Virginia (paying $1.6 million) and expects to spend $19 million on construction. EPR has now secured $148 million of experiential development and redevelopment projects it intends to fund over the next two years. The company is funding these investments with post-dividend free cash flow, available liquidity, and capital recycling. The REIT has been strategically reducing its exposure to the theater and educational sectors by selling properties. It sold three theaters and 11 early childhood properties in the first quarter for $70.8 million ($9.4 million gain). It also received $8.1 million to fully repay two mortgages secured by early childhood properties. The company anticipates selling $80 million to $120 million of properties this year, giving it cash to recycle into its targeted experiential sectors. The company’s current investment rate has it on track to grow its FFO per share at around a 3% to 4% annual rate. That should support a similar dividend growth rate (it raised its payment by 3.5% earlier this year). If interest rates fall, the company could ramp up its investment rate and grow even faster in the future. EPR Properties’ portfolio of experiential properties produces very stable rental income. That provides the REIT with cash to pay its lucrative monthly dividend and invest in expanding its portfolio. Those growth investments should enable the company to steadily increase its payout. That stable and growing dividend makes EPR Properties a great option for those seeking a recurring passive income stream.
