A Microsoft Account is Required to Play Forza Horizon 5 on PlayStation 5
A new FAQ from Playground Games has revealed that to play Forza Horizon 5 on the PlayStation 5, players will need a Microsoft account.
The news, which has started to be picked up online (thanks XboxEra), shows in the FAQ that the upcoming port will require a Microsoft account.
It reads, “Q: Do I need a Microsoft account to play Forza Horizon 5 on PlayStation 5?”
“Answer: A: Yes, in addition to a PSN account you’ll need to link to a Microsoft account in order to play Forza Horizon 5 on PS5. This process begins the first time you start up the game on your console.”
This isn’t the first time that an Xbox game coming to the PlayStation 5 has required an account, though, so this isn’t new. A Microsoft account is needed for the likes of Sea of Thieves and similarly, even for the PlayStation 4 and PlayStation 5 version of Minecraft.
So fear not, this isn’t a new requirement just for Forza Horizon. However, we have contacted Xbox in the hopes to receive comment to clear the air just in case this was a mistake. Should clarification be given, we’ll update the article.
Forza Horizon 5 is set to release for the PlayStation 5 on April 25, 2025.

‘My heart is heavy.’ Jackson police chief shares how Cpl. Christopher Gallion, Sr. died
Jackson Police Chief Joseph Wade told reporters at a Friday press conference that the department is mourning the loss of 39-year-old Cpl. Christopher Gallion, Sr., who died after experiencing a medical crisis while on duty Thursday night.
According to Wade, Gallion concluded a call for service Thursday night when he experienced a “medical crisis” toward the end of his shift. Wade said medical attention was provided before Gallion was transported to a hospital, where he later died. Wade did not share more details to respect the privacy of the family. Wade told reporters, “My heart is heavy.”
Gallion, a 17-year veteran of the Jackson Police Department, served in Precinct 1 in South Jackson. He was a graduate of Jim Hill High School and the “Mighty 43rd” Jackson Police Department Recruit Class. Wade praised Gallion as a remarkable officer, colleague and friend.
Wade remembered Gallion as an officer of many talents, such as being a church drummer and a barber.
“I was there at the hospital last night to about 2 o’clock in the morning or so. I had a chance and opportunity to speak with his wife, who was absolutely distraught about the passing of her husband. They recently had a child, a baby, a 3-month-old — a junior to him. We are so hurt about this tragedy to that family. We’re hurt about this tragedy to the JPD family. … His family is hurting,” Wade said.
Jackson police said the department is mourning the loss of Cpl. Christopher Gallion, Sr., who died Thursday, March 6, 2025.

Wade mentioned that many JPD officers gathered at the hospital to support Gallion’s family, including his mother, brother, wife, and children, among them Gallion’s 11-year-old son. Wade said Gallion and his wife were approaching their anniversary, having been married for nearly three years.
“He was committed to the citizens of Jackson. He loved the citizens of Jackson, but he also loved his family even more,” Wade said.
Wade stated the department is contacting organizations to provide grief counseling for JPD officers to help them cope with Gallion’s death. He noted that while there was a lot of pain at the hospital on Thursday night, there was also a great deal of love.
“He’s someone that everybody knew,” Wade said. “If you were a Jackson police officer, you knew Christopher Gallion. You knew how he acted (and) how he conducted himself. He was a consummate professional. He always treated me with dignity and respect, and I treated him with dignity and respect,” Wade said.
Gallion’s death comes over a week after a Hinds County deputy died after being shot while was responding to a domestic disturbance call at a home in Terry. Wade said following the Hinds County deputy’s death, Gallion’s passing “hit really hard.”
“It’s never easy,” Wade said. “And that’s why… we must commend, honor, celebrate and salute our police officers for the work they do every single day, while holding them accountable for the work that they do every single day. Because the loss of a person like Christopher Gallion impacts this whole entire city and this state.”
Wade asked for the community to keep Gallion’s family and the police department uplifted in prayer.

JPD issued the following statement Friday morning via social media:
“Throughout his career, he served with honor, integrity, and an unwavering commitment to protecting and serving his community. His leadership, mentorship, and kindness touched the lives of so many, both in and out of uniform.
“We love him dearly, and his presence will be deeply missed. Though his watch has ended, his legacy of service and sacrifice will live on in the hearts of those who knew him.”

Kansas City Chiefs wide receiver Xavier Worthy was arrested Friday on a domestic violence charge, according to the Williamson County Sheriff’s Office in Texas.
Worthy, 21, was arrested in Georgetown, Texas, and charged with an “assault against a family or household member by impeding their breathing or circulation,” according to online jail records.
No details of the arrest were posted on the website. CNN has reached out to the sheriff’s office for more information.

Worthy’s attorneys, Chip Lewis and Sam Bassett, told CNN in a statement Saturday that they are aware of the allegations against their client and maintain his innocence.
“We will continue to cooperate with the Williamson County authorities as we have full faith their thorough investigation will support Mr. Worthy’s innocence,” the statement reads.
In statements to CNN on Saturday, the Chiefs said they are “aware and gathering information” while the NFL wrote, “We are aware of the matter and have been in contact with the club.”
Kansas City drafted Worthy out of the University of Texas in Austin in the first round of the 2024 NFL draft. Parts of Austin, Texas, is in Williamson County.
In his rookie season, Worthy led Kansas City’s wide receivers in catches (59), receiving yards (638) and touchdowns (six). He also had 20 carries for 104 yards with three rushing touchdowns.
In the Chiefs’ 40-22 Super Bowl loss to the Philadelphia Eagles in February, Worthy caught 8 passes for 157 yards and two touchdowns.

But this time, Playground Games is swinging for the fences, and the early glimpses of the game have fans losing their collective minds.
The latest footage of Fable looks straight-up diabolical in the best way possible. From hyper-realistic environments to character models so detailed you can count the pores on a hero’s face, it seems like Playground Games is out to prove that Unreal Engine 5 is a cheat code for visual perfection.

Xbox fans have been quick to post side-by-side comparisons with PlayStation’s top-tier exclusives, and honestly? It’s looking like Microsoft might have finally landed a heavyweight exclusive to challenge Sony’s best.
Fable got delayed to 2026

Now, here’s the kicker, Fable isn’t coming anytime soon. Microsoft has confirmed that the game has been delayed until 2026, and while the reasons are understandable, quality control, fine-tuning, and not wanting another Cyberpunk 2077 disaster, it still stings. Xbox fans already endured years of waiting for Starfield, and now they have to practice the ancient art of patience yet again.
Fable is coming to Game Pass on day one. That means Xbox players will get to dive into the game without dropping a dime, assuming they already have Game Pass. Meanwhile, PS5 fans will be side-eyeing their wallets, knowing that another $70+ exclusive is looming on the horizon.
So, for now, Xbox players will have to bide their time, surviving on a steady diet of Starfield updates, Avowed hype, and, of course, endless online debates. But when Fable finally drops in 2026, PlayStation fans better brace themselves, because Xbox gamers will have plenty to say.

It’s crucial to take these rumors with a grain of salt, as Epic Games hasn’t confirmed anything officially yet. Few weeks ago, rumors suggested that Sabrina Carpenter would be the star for Season 8 but it seems like things have changed once again.
Still, though, a Post Malone feature in Fortnite Festival wouldn’t be surprising at all. He’s always been vocal about his love for gaming, including titles such as Call of Duty and Apex Legends.
Even beyond that, he’s an avid trading card collector and has a number of rare pieces. Given his love for gaming and trading cards, he’s the perfect choice for Fortnite Festival Season 8.

On the battle royale side of the game, it seems like Epic Games is planning for some new features as well. According to Loolo_WRLD, there will soon be a feature that allows gamers to purchase reboot cards that could allow them to bring dead teammates.
According to the leaker, the exact amount of gold needed to purchase the reboot cards is still not known and will be revealed when the feature is officially released.

While it seems like an exciting addition, gamers aren’t really happy. Many in the community believe that it destroys the experience of collecting a teammate’s cards. As of now, if a player is eliminated, their reboot card alongside loot can be found on the spot.
This leads to teammates having to fight off enemies that took out their friends. Additionally, reboot cards have a time limit, which means that there is only a small window before one can save their friend.

The director of the game once explained the studios’ approach to the fictional religious cult in the game. He explained that while growing up, he witnessed more cult groups that were all about “inclusion,” and that’s what Ubisoft was trying to achieve in the game.
How Ubisoft created a multi-ethnic cult in Far Cry 5
In 2018, Dan Hay, the director of Far Cry 5, appeared for an interview with Vice to talk about the game’s plot. During the conversation, the interviewer highlighted that “real, evangelical or religious cults in America” mostly consist of “white people.” Hay was then asked to explain what goes into deciding that these cults should be multi-ethnic. He replied,
I think it might have to do with age. Insofar that, when I grew up and I was thinking about this, I was informed by the cults of the 70s. I’m remembering this concept of inclusion. I’m recalling this idea of “bring us everybody.” And to me that was definitely where we wanted to go – And this is our cult, y’know? We’ve put it in Hope Montana, which is a place that doesn’t exist, because we wanted to be able to take some creative freedom.
Hay explained that the cult in Far Cry 5 focuses on bringing in as many people as they can, so it is not about one specific race. As a kid, he mostly saw absolutely inclusive cults, so that was Ubisoft’s approach.
As explained in our review of Far Cry 5, it was one of the most impressive open-world first-person shooter games when it was first released. However, in terms of the plot, some repetitive elements make the game feel generic.

There are reports that Ubisoft has started the development of the next Far Cry game. As per Insider Gaming, Ubisoft is working on two games under the Far Cry franchise. However, the studio is planning to ditch its “Far Cry formula.” Various leakers have claimed that the next Far Cry game will have improved movement systems.
Since 2004’s Far Cry, Ubisoft has followed a pattern of releasing a Far Cry game every two years. Unfortunately, the pattern is now broken as the next Far Cry game has been delayed. At the moment, it’s clear that Ubisoft is more focused on Assassin’s Creed Shadows, a game that is currently more popular for its controversies.

The electric vehicle (EV) Fringe Benefits Tax (FBT) exemption for novated lease vehicles is ending for plug-in hybrids (PHEVs) on April 1, 2025, which means you’ve got less than a month left to buy and receive a new electrified vehicle if you want to score a significant saving.
There are loads to choose from, but prices start to climb quickly – far out of the reach of most buyers and, crucially, above the threshold for FBT exemptions.

There’s an eclectic mix of PHEV vehicles from a range of manufacturers here, reflecting the growing market for and the suitability of long-range plug-in petrol-electric vehicles for a broad range of buyer types in Australia.
Indeed, sales of PHEVs soared by 346.1 per cent year-on-year to 4871 deliveries in February 2025. This was supported by particularly strong sales from BYD, which currently fields two PHEVs in Australia – the Sealion 6 medium SUV and the Shark 6 ute – covering the two largest new vehicle segments.
Last month the Shark 6 even managed to outsell the Isuzu D-Max, which consistently takes the bronze medal in the ute sales race behind the Ford ranger and Toyota HiLux, while sales of the Sealion 6 were bolstered by a recent reduction in its entry price.

BYD Sealion 6 Essential
With the recent addition of the new base-spec Essential variant, the Sealion 6 is now Australia’s cheapest PHEV at $42,990 before on-road costs.

The new SUV only arrived in Australia halfway through 2024, and two months into 2025 it’s already BYD’s second best-selling model by some 1000 units over the slightly smaller Atto 3 medium SUV. The ******** brand’s best-seller so far this year is the Shark 6 ute, which also features on this list.
Both the Essential and Premium use the same 1.5-litre four-cylinder engine, though in the former it’s mated to only one electric motor. The more expensive version gets a dual-motor all-wheel drive setup with more power.
They’re each fed by the same 18.3kWh BYD Blade battery comprising lithium iron phosphate chemistry, with claimed WLTP electric driving ranges of 92km and 81km respectively.
The range is covered by BYD importer EVDirect’s six-year, 150,000km warranty, alongside an eight-year, 160,000km warranty for the high-voltage battery.

Mitsubishi Eclipse Cross PHEV ES
The Eclipse Cross as we know it may have been axed in Australia, but while dealer stocks of the small SUV last it remains the second-cheapest PHEV on ***** in Australia at $47,790 before on-roads.

It’s one of two PHEVs in Mitsubishi’s *********** lineup, the other being the larger and marginally more expensive Outlander mid-sized SUV.
The difference between the Outlander and the Eclipse Cross – as well as the ASX and ******* Sport – is that once stock runs out, Mitsubishi won’t be able to sell the small SUV locally thanks to new ADR requirements.
As it stands, all three Eclipse Cross PHEVs are powered by the same 2.4-litre four-cylinder petrol engine paired with a 13.8kWh lithium-ion battery, good for an electric range of 55km on the WLTP cycle. Making up the rest of the car’s drivetrain are dual electric motors for an all-wheel drive configuration.

Much of the Russell Index’s gains this year have been concentrated in a handful of mega-cap stocks, particularly the tech-heavy “Magnificent Seven.” These companies now make up over 25% of the index and were responsible for nearly 40% of its 21% total return in the first three quarters of 2024. However, market dynamics have started to shift in recent months, with value stocks gaining traction. In the third quarter, the Russell Value Index surged 9.4%, significantly outpacing the 3.2% rise in the Russell Growth Index, according to a report from BlackRock.
The report highlighted several key drivers behind this trend. Strong employment numbers, easing inflation, and the Federal Reserve’s move to start cutting interest rates have bolstered investor confidence, prompting a broader market rally beyond the dominant mega-cap stocks. Additionally, sectors that are more sensitive to interest rates—such as financials, utilities, and real estate investment trusts (REITs)—have benefited from a lower-rate environment.
Analysts advise investors against favoring a single investment strategy. JP Morgan noted that large technology companies are widely held both individually and within major indices. As a result, significant market fluctuations can occur when developments—such as the recent introduction of a ******** large language model in late January—impact the sector. However, the firm does not recommend actively betting against the dominant tech giants that hold the largest weightings in the broader market.

Drawing comparisons to the dot-com bubble of 2000, JP Morgan highlighted that the leading companies of that era traded at forward price-to-earnings ratios between 50x and 75x. In contrast, most of today’s mega-cap stocks are valued at roughly half of those peak multiples. The firm further advised investors to diversify beyond growth equities, particularly by considering financial stocks. Alongside industrials, a balanced approach between growth and value stocks remains its preferred strategy.
Stocks that pay dividends are often associated with value investing, as they generally provide higher yields and demonstrate stronger financial stability compared to growth stocks. According to a report by S&P Dow Jones Indices, investment strategies centered on generating income tend to share traits commonly found in value stocks. Companies with attractive dividend yields and lower valuations often capture investor attention.
However, the report also pointed out that the Dividend Aristocrats Index does not adhere strictly to a value-focused approach. Instead, it maintains a mix of both growth and value stocks. A long-term review of the index, covering the ******* from 1999 to 2022, indicated that, on average, 59.04% of its holdings were classified as value stocks, while 40.94% fell into the growth category.
For this list, we used a Finviz screener and identified dividend companies with forward P/E ratios below 15, as of March 6. The low price-to-earnings ratio shows that they are traded below their intrinsic value. From the resultant dataset, we selected 13 companies that have the highest number of hedge fund investors at the end of Q4 2023. The stocks are ranked in ascending order of hedge funds having stakes in them.

The heat from the Marvel Rivals release isn’t even out yet and NetEase Games has delivered another thrilling 5v5 hero shooter: FragPunk. Since its release on March 7th, the gameplay has been generally well-received. The game offers a refreshing experience that breaks traditional battle rules.

However, despite the game’s engaging mechanics, creative features, and increasing player count, there’s one glaring issue that is starting to bug many players: the overwhelming number of microtransactions. From the moment you start a game, players are confronted with them, leaving them frustrated.
FragPunk: A promising hero shooter with a major flaw
From its release, the game has been praised by the players for its engaging gameplay and the innovative Shard Card system. However, it’s hard to ignore the sheer number of monetization methods. If we count all the currencies in the game, including paid and non-paid, there are 9 different ones.
While some might argue that out of 9, only 2 of them are paid currency, having 9 different ones doesn’t make sense either. There are two separate battle passes and even a membership system.
The game is free-to-play, so everyone expected some microtransactions as a core component, but the extent of FragPunk’s system feels a little too excessive, and some players are finding it difficult to look past it. In fact, the game’s structure has led many to wonder if the devs have gone too far.
The player base, which is still on the rise (via SteamDB), is growing thanks to the game being free-to-play, but the overabundance of microtransactions may quickly start to make players feel alienated. If NetEase doesn’t address this issue and tone it down, FragPunk could very well face an early demise.

The concerning part about FragPunk is its completely contrasting approach with Marvel Rivals by NetEase. While there are microtransactions in Marvel Rivals, they are not on your face. It has struck a better balance, focusing on gameplay that doesn’t overwhelm players with in-game purchases.
In comparison, FragPunk feels like it’s overloading players with too many options for spending money or confusing them with a whole load of different currencies. Since its launch on March 7th, the game’s reviews on Steam have become mixed, which is a worrying sign.
A game with so much potential could be quickly derailed if the community’s concerns over microtransactions aren’t addressed. The initial excitement is still evident, but it’s clear that this success could be short-lived unless some major changes are made to the in-game economy.
In the end, while FragPunk offers a unique and exciting gameplay experience, NetEase needs to take a hard look at how they’re monetizing the game. For now, the game might still be riding high on its free-to-play status, but the future remains uncertain.

Intensifying Russian attacks have killed at least 25 people in Ukraine, as Donald Trump, Volodymyr Zelensky and nearby European neighbours plead for peace.
In Donetsk Region, at least 11 people have died, with 40 people, including six children, have been left seriously wounded.
Others have been hurt from additional attacks in Kharkiv and Odesa.
Following the fresh attacks, Polish Prime Minister Donald Tusk said: “This is what happens when someone appeases barbarians.”
“More bombs, more aggression, more victims,” he wrote on social media.

Following a train wreck meeting with United States President Donald Trump, Vice President J.D Vance and Ukraine President Volodymyr Zelensky at the White House last week, the US paused the sharing of intelligence with Ukraine.
The move, mixed with Russia ramping out military action, has seen more destruction and death in the region.

Mr Zelensky says Ukraine is “fully committed” to having a constructive dialogue with US representatives in Saudi Arabia next week over ways to end the war with Russia.
Since taking office in January, Mr Trump has also paused US military aid to Ukraine.
He has accused Mr Zelensky of not being serious about reaching a peace agreement with Russia, which invaded Ukraine three years ago and has seized about 20 per cent of its territory.
“Ukraine has been seeking peace from the very first second of this war. Realistic proposals are on the table. The key is to move quickly and effectively,” Mr Zelensky said on social media network X.
Mr Zelensky said he would visit Saudi Arabia next week and that after meeting with Crown Prince Mohammed Bin Salman on Monday, Ukrainian diplomatic and military representatives would stay for a meeting on Tuesday with the US team.
“On our side, we are fully committed to constructive dialogue, and we hope to discuss and agree on the necessary decisions and steps,” he said.
On Friday, Mr Trump took to Truth Social to call for peace.
“Based on the fact that Russia is absolutely ‘pounding’ Ukraine on the battlefield right now, I am strongly considering large-scale banking sanctions, sanctions, and tariffs on Russia until a cease fire and final settlement agreement on peace is reached. ,” Mr Trump said.
“To Russia and Ukraine, get to the table right now, before it is too late. Thank you!!!”
The Ukrainian delegation will include Foreign Minister Andrii Sybiha, Zelensky’s chief of staff Andriy Yermak and Defence Minister Rustem Umerov.
Mr Trump’s special envoy Steve Witkoff has also said he was in discussions with Ukraine for a framework deal to end the three-year war with Russia, and a meeting was planned next week with a Ukrainian delegation in Saudi Arabia.
In February, Saudi Arabia hosted a meeting between US and Russian officials to discuss ways to halt the deadliest conflict in Europe since World War II.
Ukraine was not included in those talks, raising concern among officials in Kyiv and among its European allies.
Meanwhile, war bloggers and a senior Russian commander said on Saturday that Russian troops had launched a large-scale offensive to retake swaths of the western Kursk region from Ukrainian forces.
Ukrainian troops invaded Russia’s Kursk region last summer, taking chunks of territory in an unexpected lightning attack more than two years after Russian President Vladimir Putin ordered tens of thousands of troops into Ukraine.
“In all directions of the Kursk section of the front, all units have launched a large-scale offensive,” Major General Apti Alaudinov, commander of a Chechen unit fighting for Russia in Kursk, said on Telegram.
“The enemy is abandoning its positions.”
Reuters was unable to verify the situation on the battlefield.
Ukraine’s military did not immediately comment.
Open source maps showed this week that Ukraine’s positions in Kursk have deteriorated sharply and its troops are nearly surrounded by Russian forces.
Pro-Russian war blogger Two Majors said on Saturday that Russian troops had begun an assault on Sudzha, a town 9.5km from the border with Ukraine, and that the situation for Ukrainian troops there was “close to critical”.
Major General Alaudinov said Russian airborne brigades, motorised rifle regiments and the Akhmat special forces were taking part in “fierce battles” and “our guys are moving forward very well”.
Russian troops recaptured three villages in Kursk – Viktorovka, Nikolaevka and Staraya Sorochina – from Ukraine on Saturday, the defence ministry said.

For frequent Amtrak riders, it’s a sight for sore eyes … and maybe one you thought might never actually come to life. The thing in question is one of the Acela Avelia Liberty trains screaming by at speeds exceeding 160 miles per hour.
YouTube user Fan Railer (@FanRailer) shared the eye-catching footage of what they said was the New Acela 21 Test train showing off its ***** and high speeds of 165 miles per hour through Wickford Junction.
The first thing that you observe is the train is absolutely moving, going way faster than many of the trains that we’re used to in the U.S. It’s also been many years in the making, as Trains Magazine reported.
They noted that while these trains are set to roll out for regular use in the spring of 2025, they were originally planned to arrive almost four years prior. A variety of issues, including supply chain delays and the COVID-19 pandemic, were cited for the delays, per Trains Magazine.
Still, when they do hit the tracks in full force, they will be a massive upgrade over the 20 Acela trains in service that are almost 25 years old. For one thing, they will boost seating capacity by around 25% to 386 passengers on each train with three additional passenger cars. There are also 28 trains in the order, which means the fleet is growing substantially.
For now, the trains are being rigorously tested and providing tantalizing glimpses of the future like the one above. They might need to deliver on their promise as a potential Amtrak competitor is emerging with designs on the Northeast.

Let’s face it: the world’s a dark, dark place right now. As I write this, we’re perched on the precipice of World War III, actual baddies are running the world, and honestly, TV escapism is the only thing getting me through right now.
Disassociating via the small screen is a tad difficult this week: there are two great new dramas dropping — Apple TV’s Dope Thief and Stan’s Long Bright River — but both are depressing as all get-out. Both are about the drug trade: the former centres on two small-time crooks who get on the wrong side of a massive ******** operation, the other is all about a cop on the beat in a particularly sketchy drug-blighted part of Philadelphia.
Neither make the drug trade look even slightly enticing — both did a terrible job at distracting me from the horrors of the real world.
Deli Boys also mines similar territory, but — and hooray for this — it’s pretty bloody funny.
It centres around Raj (Saagar Shaikh) and Mir Dar (Asif Ali), a pair of spoiled Pakistani-American brothers who find out after their rich dad dies that he was the kingpin in a massive drug operation run out of one of the corner-store delis he owned.
They unwittingly get caught up in it all after their dad’s business partner, Lucky Auntie (played hilariously by Never Have I Ever’s Poorna Jagannathan), takes the reigns and gives them a lesson in the realities of a life of crime. With the FBI closing in on the operation, it’s up to her to shepherd the spoiled boys through their unexpected new roles — hilarity ensues.
As the official logline reads: “As Raj and Mir fumble from one ridiculous catastrophe to the next, every move they make is life or death. Because when your trust fund is gone, so is the luxury of screwing up,” and excuse me, but YES PLEASE!
This is exactly the kind of madcap mindlessness my fragile brain needs right now.

Rates fall in response to latest jobs report
After two days of increases, mortgage rates are back down again today. According to Zillow, the average 30-year fixed rate has decreased by four basis points to 6.31%, and the 15-year fixed rate has ticked down by three basis points to 5.63%.
The drops are likely in response to the February jobs report, which the Bureau of Labor Statistics released yesterday morning. The United States added fewer new jobs than expected, and the unemployment rate rose from 4% in January to 4.1% last month. Mortgage interest rates tend to go down when the economy is struggling. This could be a good weekend to shop for home loans with several mortgage lenders.

Our calculator includes homeowners insurance and property taxes in your monthly payment estimate. You even have the option to enter costs for private mortgage insurance (PMI) and homeowners’ association dues if those apply to you. These details result in a more accurate monthly payment estimate than if you simply calculated your mortgage principal and interest.
There are two main advantages to a 30-year fixed mortgage: Your payments are lower, and your monthly payments are predictable.
A 30-year fixed-rate mortgage has relatively low monthly payments because you’re spreading your repayment out over a longer ******* of time than with, say, a 15-year mortgage. Your payments are predictable because, unlike with an adjustable-rate mortgage (ARM), your rate isn’t going to change from year to year. Most years, the only things that might affect your monthly payment are any changes to your homeowners insurance or property taxes.
The main disadvantage to 30-year fixed mortgage rates is mortgage interest — both in the short and long term.
A 30-year fixed term comes with a higher rate than a shorter fixed term, and it’s higher than the intro rate to a 30-year ARM. The higher your rate, the higher your monthly payment. You’ll also pay much more in interest over the life of your loan due to both the higher rate and the longer term.
The pros and cons of 15-year fixed mortgage rates are basically swapped from the 30-year rates. Yes, your monthly payments will still be predictable, but another advantage is that shorter terms come with lower interest rates. Not to mention, you’ll pay off your mortgage 15 years sooner. So you’ll save potentially hundreds of thousands of dollars in interest over the course of your loan.
However, because you’re paying off the same amount in half the time, your monthly payments will be higher than if you choose a 30-year term.
Dig deeper: 15-year vs. 30-year mortgages
Adjustable-rate mortgages lock in your rate for a predetermined amount of time, then change it periodically. For example, with a 5/1 ARM, your rate stays the same for the first five years and then goes up or down once per year for the remaining 25 years.
The main advantage is that the introductory rate is usually lower than what you’ll get with a 30-year fixed rate, so your monthly payments will be lower. (Current average rates don’t necessarily reflect this, though — in some cases, fixed rates are actually lower. Talk to your lender before deciding between a fixed or adjustable rate.)
With an ARM, you have no idea what mortgage rates will be like once the intro-rate ******* ends, so you risk your rate increasing later. This could ultimately end up costing more, and your monthly payments are unpredictable from year to year.
But if you plan to move before the intro-rate ******* is over, you could reap the benefits of a low rate without risking a rate increase down the road.

First of all, now is a relatively good time to buy a house compared to the last couple of years. Home prices aren’t spiking like they were during the height of the COVID-19 pandemic. So, if you want or need to buy a house soon, you should feel pretty good about the current climate.
Mortgage rates aren’t predicted to fall drastically throughout 2025 like people were expecting a few months ago. Now could be just as good a time to buy as in a couple of months from now, especially since rates are down a bit this weekend.
The best time to buy is typically whenever it makes sense for your stage of life. Trying to time the real estate market can be as futile as timing the stock market — buy when it’s the right time for you.

According to Zillow, the national average 30-year mortgage rate is 6.31% right now. But keep in mind that averages can vary depending on where you live. For example, if you’re buying in a city with a high cost of living, rates could be higher.
Mortgage rates are expected to decrease overall in 2025, though they will probably not significantly decrease anytime soon.
Mortgage rates dropped for a couple of consecutive weeks, then inched back up for two days. Today, they’ve ticked down again.
In many ways, securing a low mortgage refinance rate is similar to when you bought your home. Try to improve your credit score and lower your debt-to-income ratio (DTI). Refinancing into a shorter term will also land you a lower rate, though your monthly mortgage payments will be higher.
