Fire Relief CrashMania1d 8h ago (Edited 1d 8h ago ) I hope the silver lining here is that they’ve realised, they had a big hit with Helldivers 2, a big flop with concord, several cancellations, MS clearly rolled back on any notion of yoinking Activision live service games away, so there’s no need to be working on 12 or however many at once which was always absurd imo. Time to refocus for towards the end of this gen and next and realise truly how hard is it to penetrate the biggest live service games out there, and for the love of god so something with Bloodborne. 5. A decade past its due date, the NBN promises to deliver A decade past its due date, the NBN promises to deliver Ten years after the National Broadband Network was declared “fully operational,” industry experts expect the project to finally realise its original mission: high-speed internet connections for almost everyone. The accomplishment is expected in 2030 after the announcement of a $3.8 billion investment to strip more ageing copper connections from the network, replacing them with fibre optics. Analysts say the result will “roughly” meet the original targets for the network when it was established in 2009, and could deliver hundreds of billions of dollars to the *********** economy. But they also warn consumers may be missing vital information about the upgrades and how to ensure their homes benefit the most from them. Prime Minister Anthony Albanese announced the upgrade to Australia’s broadband network on Monday, revealing plans to invest up to $3 billion to remove almost all of its remaining fibre-to-the-node (FTTN) connections. The technology – one of the slowest NBN options – works by connecting fibre optic cables to a cabinet in the street and using copper wires to connect homes and businesses to it. The investment comes after a $2.4 billion cash injection to upgrade 1.5 million copper connections in late 2022, and Finance Minister Katy Gallagher says it is vital to ensure households are not left behind. “This funding is necessary and unavoidable to address growing reliability and security issues,” she said. “Removing copper from the FTTN network means we are finally building the NBN that was originally planned.” The financial boost is expected to upgrade 622,000 internet connections by 2030, more than half of which are located in regional areas. The change could also mean the upgraded network will “roughly” meet the original plan for the NBN when it was announced in 2009, independent telecommunications analyst Paul Budde says. That plan was to connect most *********** homes and businesses to the internet using fibre-to-the-home technology, with a ********* in remote areas using satellite and wireless connections. “It won’t be 100 per cent the same but the end result – what it means for customers – will be achieved if this $3 billion delivers what it promises,” he told AAP. “From a user’s perspective, they will get what was promised with the original plan.” The path to this point has been bumpy, however, and littered with political U-turns about the technology used in the network. Ignoring the obvious benefits of using superior fibre optic connections in the network in favour of a faster, cheaper initial rollout was a costly mistake, Mr Budde says, which the recent billion-dollar upgrades prove. The NBN’s long rollout should serve as a lesson when designing future infrastructure investments, he said, that all political parties should consult and listen to industry advice. “When you start with one technology and then you have to scrap these fibre-to-the-node boxes to go back to the original plan, all that would have been unnecessary if you had bipartisan support,” he said. “It should have been a non-political decision.” The decision to remove and replace copper connections would not only benefit users, though, RMIT engineering associate professor Mark Gregory says. The useful life of a copper connection is shorter than alternative technology, he said, and the cost of maintaining the material in the network would continue to escalate. “The NBN won’t be completed until fibre-to-the-node has been replaced simply because having that copper segment in the network adds to costs,” he said. “This is not just about providing consumers with better connectivity and better speeds, it’s also about reducing the costs of maintaining that copper.” But there is a potential catch those receiving NBN upgrades should consider, Mr Gregory says: the upgrade will put fibre connections past premises but not inside them unless the residents request it. To receive a fibre-to-the-home upgrade, NBN users will need to order a 100 megabit per second internet plan from a service provider, who will organise the installation on their behalf. “There needs to be an education campaign by NBN or the government that says we’re going to guide the fibre past the premises and then service providers will work with you to get the fibre into your homes,” Mr Gregory said. “It’s up to service providers and consumers to agree for the fibre to come in.” If fibre upgrades are rolled out successfully, Mr Budde says the NBN will help Australia in fields such as quantum computing and artificial intelligence and will ultimately pay dividends despite the additional costs. “At $60 billion, yes, it’s a lot of money but without it we would lose hundreds of billions of dollars,” he said. “The value of the broadband network is not what you can earn with it but what it does for society and the economy and that’s worth hundreds of billions of dollars.” Source link #decade #due #date #NBN #promises #deliver Pelican News [Hidden Content]
  6. The Canned Vegetable Soup That’s One Of The Unhealthiest The Canned Vegetable Soup That’s One Of The Unhealthiest Cold days and canned soup: They go hand-in-hand. Whether you’re feeling a bit under the weather, or the weather has you feeling a bit down, canned vegetable soup is a reliable and delicious meal that delivers instant comfort. And while vegetable soup is known for being quite a healthy option (compared to other, unhealthier types of canned soup), one of the most popular cans of vegetable soup might be the unhealthiest on the shelf. Amy’s Organic Low-**** Chunky Vegetable Soup sounds pretty fantastic on paper. Already, the name boasts health buzzwords like “organic” and “low-****.” But before you reach for this vegetable soup on your next grocery run, take a second to look at the nutritional facts. Yes, this canned soup might be low in calories — which can be beneficial for some, based on their nutritional goals — but the extremely high level of sodium and low fiber make it one of the unhealthiest choices for a canned vegetable soup. Read more: Canned Foods You Should Never Buy At The Dollar Store Why You Should Skip Amy’s Organic Low-**** Chunky Vegetable Soup Can of Amy’s Organic Low-**** Chunky Vegetable Soup – Crispin La Valiente/Getty Images One of the main reasons why you should (maybe) skip out on Amy’s Organic Low-**** Chunky Vegetable Soup is due to the dish’s sodium levels. Just one cup of this canned vegetable soup racks up a hefty 720 milligrams of sodium, which is about a third of your daily value. Despite being low in ****, this canned soup might be a bit too salty to be considered a go-to “healthy” option. A high-sodium diet can have negative health impacts like high blood pressure, and can even impact your sleep. And while one can of soup isn’t enough to take your health off the deep end (and there are some benefits to sodium), it’s probably best to limit your intake as much as you can — especially in processed foods. Not only that, but the one-cup serving is only 80 calories, has only 3 grams of fiber, and a minuscule 3 grams of protein. When you think about it, this soup is really just some salty water with chunks of veggies — not a fulfilling, satiating meal at all. Now, if you’re still in the market for a canned soup, there are some pretty good (and healthy) options out there. For Amy’s stans, the brand actually offers an alternative that’s low in sodium — 25% less sodium than Amy’s other soups. The low-sodium alternative has 530 milligrams of sodium, or 23% of your daily value. Or, you could just whip up this dish at home with the help of a great vegetable soup recipe — because who needs canned soup when you can make it yourself? Hungry for more? 7. Google’s December Pixel Feature Drop Arrives, With AI Features Reserved for Pixel 8 Pro Google’s December Pixel Feature Drop Arrives, With AI Features Reserved for Pixel 8 Pro Google’s last Pixel Feature Drop for 2023, has finally arrived. It brings a ton of new features that will arrive on new and recent Pixel smartphones. Some of these updates also have features that trickle down to other Pixel ecosystem devices. While the highlight of this update includes some new generative AI features that use Google’s recently announced Gemini Nano AI model, these are currently tied down to the Pixel 8 Pro only. Still, there’s plenty to look forward to for those who own older Pixel devices as well. Google today introduced its new Gemini AI model which has been made available in three different sizes – Ultra, Pro and Nano. According to Google, Gemini Nano is the most efficient model and is the one being used in the Pixel 8 Pro in particular to handle some AI generated tasks locally on the smartphone, without the need to be connected to the internet or the cloud. This includes a new Summarise feature in the Recorder app, which will deliver summaries of recorded conversations, interviews and more without connecting to the internet. Another Gemini Nano AI-driven feature is Smart Reply which has been made available in the GBoard keyboard app. The feature is currently available as a developer preview and works with certain apps only (will be coming to more apps next year). Pixel 8 Pro owners can demo the feature in WhatsApp currently letting them automatically generate replies based on the current chat conversation. Moving away from the Gemini Nano model, the Pixel 8 Pro gains another feature that according to Google utilises its Tensor G3 processor. Video Boost will now be available for Pixel 8 Pro owners. After enabling the feature in the camera app, all users have to do is shoot a video like they normally would, while Google saves a separate copy of the same video in a different format. Once both videos are uploaded to the cloud, Google’s computational photography models will adjust parameters like colour, lighting, stabilisation, and graininess, helping make videos appear better. Video Boost also works with Night Sight video (once again on Pixel 8 Pro) resulting in videos that have richer colour and more detail once processed in the cloud. The end product is then downloaded back to the phone and replaces the original recorded video on it. The new Smart Reply feature works with WhatsApp Photo Credit: Google Both Pixel 8 Pro and the Pixel 8 owners will also get access to a new Night Sight timelapse feature (found in the same camera mode) letting them shoot timelapse videos with better dynamic range and overall clarity. The Pixel Fold, apart from the new tools mentioned above, also gets access to a Dual Screen Preview. It lets your subjects view themselves when shooting a photo by looking at themselves in the second preview on the Fold’s cover display. Moving to older devices (Pixel 7 Pro up to the Pixel 6a), a new Portrait Light tool is available in the Photos app that lets users get rid of harsh shadows and improve the overall lighting of any photos that are stored on the same app, regardless of whether it was shot on a Pixel or not. The Photo Unblur tool also gets some added functionality and now works with dogs and cats as well. Once again, this works regardless of where the source image comes from. Users can also use their Pixel phones as webcam by simply plugging in the USB cable into a computer and selecting ‘Webcam’ in USB preferences. There’s also a Clean feature which can help remove smudges, stains and more from scanned documents. Repair Mode finally comes to Pixel devices Photo Credit: Google Photo and camera-centric features aside, Google’s push for passkeys gets stronger with Password Manager now being able to identify apps, services or accounts that support the same, letting you add them when available. Call Screen, a feature that’s not available in India yet, now makes its way to the Pixel Watch. Owners of the Pixel Watch can now also automatically unlock other Pixel devices when nearby, reducing the need to manually enter a password to unlock them, in case your hands are busy. Users of the first gen Pixel Watch can now also sync their Do Not Disturb and Bedtime Modes from one device to the other. Pixel Tablet also gets AI-enhanced Clear Calling and now supports spatial audio with head tracking when connected to Pixel Buds Pro. Last but not the least comes the much-awaited Repair Mode. The feature basically keeps your personal data protected when handing over your Pixel device to a service centre for repairs. It mainly reduces the need for users to format or erase their devices when getting them serviced. You can head here to check whether your Pixel device supports a particular feature from the December Feature Drop. The update is rolling out gradually and will reach supported Pixel devices over the next weeks. Affiliate links may be automatically generated – see our ethics statement for details. 9. Prince Harry’s Suit Against Rupert Murdoch’s U.K. Tabloids Set to Start Prince Harry’s Suit Against Rupert Murdoch’s U.K. Tabloids Set to Start Prince Harry will get his long-awaited day in court against Rupert Murdoch’s British tabloids on Monday, as his lawsuit against News Group Newspapers for unlawful gathering of private information finally goes on trial in London. Harry himself is not expected to take the stand for at least the first two weeks of the trial, which will be devoted to “generic issues” relating to the practices of the papers from the 1990s to the early 2010s, when lawyers say their reporters routinely hacked the prince’s cellphone and those of other celebrities to dig up intimate details. The hearings could nonetheless prove damaging to Mr. Murdoch and several of his former lieutenants. Lawyers for Harry, 40, the younger son of King Charles III, will set out to show that the News Group executives concealed and sought to destroy evidence of hacking and other improper practices. Harry is one of only two plaintiffs left from an original group of about 40; the rest, including the actor Hugh Grant, have settled with News Group. The other plaintiff, who is also scheduled to take the stand, is Tom Watson, a former deputy leader of the Labour Party, who alleges that News Group hacked his phone and targeted him for political reasons. Harry has so far refused to settle, casting his suit as a last chance to hold the British news media to account for one of its darkest periods. In addition to hacking phones, the tabloids hired private detectives and encouraged journalists to lie and misrepresent themselves to gain access to highly personal data. “One of the main reasons for seeing this through is accountability because I am the last person that can actually achieve that,” Harry said last month in an interview at The New York Times’s DealBook Summit. He acknowledged that any settlement might not compensate him for his legal costs, and that with News Group aggressively seeking to settle its remaining litigation out of court, it was not clear whether any cases would follow his. Still, the prospect of multiple days of testimony by the prince, who left Britain for Southern California in part because of what he said was the relentless media intrusion into his life, guarantees a riveting spectacle. Harry has testified once before, in June 2023 in a hacking case against Mirror Group Newspapers. At the time, he was the first senior member of the royal family to take the stand in court since 1891, when Queen Victoria’s eldest son, Prince Albert Edward, testified about wrongdoing during a game of baccarat at which he was present. Timothy Fancourt, the judge in the 2023 case as well as the current one, ruled that Harry had been a victim of “widespread and habitual hacking,” and awarded him 140,600 pounds, or $171,600. Harry settled the remainder of his privacy claims against the Mirror Group for at least £400,000, or $488,000. Lawyers involved in previous hacking cases said Harry was taking a risk in exposing himself to several days of cross-examination. He is citing 30 articles that span a ******* from 1996 to 2011, some of which asserted that he was a regular drug user. His lawyer, David Sherborne, said that was not true. If Harry continues to reject any settlement offer from News Group, under English law he is at risk of paying substantial legal costs if the court does not award him a commensurate amount at the end of the trial. While a last-minute settlement is still possible, lawyers said he seemed intent on airing his charges in open court. “Harry appears to have reconciled himself that this is a price worth paying for getting to what he believes is the truth,” said Daniel Taylor, a media lawyer in London who has represented other former plaintiffs in the case. “His overriding imperative is to take the matter to trial in order to expose what he believes is their egregious wrongdoing.” That, in turn, raises the stakes for Mr. Murdoch’s former associates. Among those who could come under unwelcome scrutiny is Will Lewis, a former News executive who helped manage the company’s response to the hacking scandal in 2010 and 2011, and is currently the publisher of The Washington Post. Lawyers for Harry say Mr. Lewis was part of a scheme to conceal evidence of hacking by removing files from a computer belonging to Rebekah Brooks, the chief executive of News U.K. The files were transferred to a USB drive that either was lost or has not been opened because it was encrypted, according to a complaint submitted by the plaintiffs. News Group has said Ms. Brooks was questioned about deleting emails during her criminal trial in 2014, and was cleared of the charges. Mr. Lewis was never charged. He later was chief executive of Dow Jones & Company, publisher of The Wall Street Journal, before being named publisher of The Post in 2023. “Any allegations of wrongdoing are untrue,” Mr. Lewis said in a statement to The Times last June. “I have no further comment to make.” Lawyers for News Group argue that Harry is trying to turn the trial into a broader public inquiry into phone hacking. In May, Judge Fancourt rejected a bid by Harry’s lawyers to draw Mr. Murdoch into the case, saying, “There is a desire on the part of those running the litigation on the claimants’ side to shoot at ‘trophy’ targets, whether those are political issues or high-profile individuals.” Mr. Murdoch, 93, testified before Britain’s Parliament in 2011 that he should not be held personally responsible for hacking, given that he ran a global company with 53,000 employees. But he shut down News of the World, the tabloid most closely linked to hacking, and issued a contrite apology. For Harry, Mr. Murdoch has remained an archnemesis. Harry and his older brother, William, have long held his tabloids, among others, responsible for the death of their mother, Diana, Princess of Wales, who was killed in a car accident in Paris in 1997 while being pursued by photographers. In his memoir, “Spare,” Harry described Mr. Murdoch’s politics as being “just to the right of the Taliban’s.” “I didn’t like the harm he did each and every day to Truth, his wanton desecration of objective facts,” Harry wrote. “I couldn’t think of a single human being in the 300,000-year history of the species who’d done more damage to our collective sense of reality.” Source link #Prince #Harrys #Suit #Rupert #Murdochs #U.K #Tabloids #Set #Start Pelican News [Hidden Content] For verified travel tips and real support, visit: [Hidden Content]
  10. Analyst Makes Brutal Switch 2 Sales Prediction Based on the Same PS5 Problem That Led to More Xbox Sales Analyst Makes Brutal Switch 2 Sales Prediction Based on the Same PS5 Problem That Led to More Xbox Sales The anticipation for Nintendo Switch 2 is palpable in the gaming and tech enthusiast community. The hype recently got higher when the company finally released a trailer for its upcoming device, along with a date, April 2nd, when more details about the handheld will be released. The hype for the upcoming hybrid console is real. | Image Credit: Nintendo However, one analyst has come out with a bold prediction about how the release of the successor to Switch might play out after its release in possible release in April. And, the prediction is not exactly good news for the Japanese gaming giant as the analyst sees Sony’s PS5 beating in the US market. The hype is real, but will Switch 2 meet the demand? The analyst predicts that the upcoming handheld will suffer the same fate as the PS5. | Image Credit: Sony It’s no surprise that fans are very eager to get their hands on Switch 2 as soon as possible, especially after the recent teaser. However, history has shown that the gap between hype and supply can often be a difficult one to fill and maintain. Analyst Mat Piscatella has recently made a bold prediction that if launched in the first half of 2025, which it is expected to, Switch 2 will sell around 4.3 million units in the US by the end of the year but will lose out to PlayStation 5 in terms of sales in the US. He explained that while the demand for the hybrid console is extremely high, just like how Sony struggled with the PS5 release, the Japanese gaming giant is likely to fall into the same pitfall. This could lead to frustrated customers who can’t get their hands on the device, turning to other viable alternatives. In the case of PS5, it was the Xbox Series X, and for Switch 2, Piscatella predicts it will be the PS5. Despite the shortage, PS5 remained the better-selling console, Xbox’s Series X saw an unexpected boost in sales, but it won’t be the same case for the hybrid consoles. He further explained that Nintendo’s sales patterns completely differ from its competitors: Sony and Microsoft, as the hybrid console is often owned alongside other gaming devices, offering variety rather than competing directly. Will the same fate befall Switch 2 as PS5? The company has stated that it has prepared contingency plans for certain regions. | Image Credit: Nintendo As much as the gaming community is excited about the Switch 2, the reality of manufacturing limitations is an unknown territory that has plagued the launch of various consoles, with the PlayStation 5 serving as the most recent and prominent example. Even if there are no manufacturing issues, scalpers, supply chain hiccups, and overwhelming demand could create a perfect storm that drives players to other consoles and handhelds, especially in the current hyperactive gaming community. However, it’s important to point out that the analyst’s predictions are based on trends and recent releases of popular consoles. While numbers typically provide solid insights, the gaming industry is notoriously unpredictable, and nothing is ever guaranteed. Additionally, Nintendo has acknowledged the challenges posed by scalpers and supply chain issues in certain regions. The company has stated that it is taking steps to address these concerns by ramping up production and preparing additional units. In the end, will the company be able to tackle the excessive demand or will the analyst’s prediction hold true? Despite the high anticipation for the next big thing in console, the PlayStation 5 remains a dominant force that could still take the lead in the end. 15. Lowest rate in 2 weeks Lowest rate in 2 weeks Mortgage rates have dropped overall today, and the 30-year fixed interest rate has decreased for the fourth day in a row. According to Zillow, it’s down five basis points to 6.67% — its lowest in two weeks. Rates have responded positively to the Consumer Price Index (CPI) released by the Bureau of Labor Statistics earlier in the week. Inflation numbers were better than expected, and although the Federal Reserve still probably won’t cut the federal funds rate this month, the CPI has made economists slightly more optimistic for 2025. Learn more: 5 strategies for getting the lowest mortgage rates These are today’s mortgage refinance rates, according to the latest Zillow data: 30-year fixed: 6.67% 20-year fixed: 6.46% 15-year fixed: 5.92% 5/1 ARM: 7.24% 7/1 ARM: 7.45% 30-year VA: 6.10% 15-year VA: 5.72% 5/1 VA: 6.04% 5/1 FHA: 6.50% Again, the numbers provided are national averages rounded to the nearest hundredth. Mortgage refinance rates are often higher than rates when you buy a house, although that’s not always the case. This embedded content is not available in your region. Use Yahoo Finance’s free mortgage calculator to see how various interest rates and term lengths will impact your monthly mortgage payment. It also shows how the home price and down payment amount play into things. Our calculator includes homeowners insurance and property taxes in your monthly payment estimate. You even have the option to enter costs for private mortgage insurance (PMI) and homeowners’ association dues if those apply to you. These details result in a more accurate monthly payment estimate than if you simply calculated your mortgage principal and interest. There are two main advantages to a 30-year fixed mortgage: Your payments are lower, and your monthly payments are predictable. A 30-year fixed-rate mortgage has relatively low monthly payments because you’re spreading your repayment out over a longer ******* of time than with, say, a 15-year mortgage. Your payments are predictable because, unlike with an adjustable-rate mortgage (ARM), your rate isn’t going to change from year to year. Most years, the only things that might affect your monthly payment are any changes to your homeowners insurance or property taxes. The main disadvantage to 30-year fixed mortgage rates is mortgage interest — both in the short and long term. A 30-year fixed term comes with a higher rate than a shorter fixed term, and it’s higher than the intro rate to a 30-year ARM. The higher your rate, the higher your monthly payment. You’ll also pay much more in interest over the life of your loan due to both the higher rate and the longer term. The pros and cons of 15-year fixed mortgage rates are basically swapped from the 30-year rates. Yes, your monthly payments will still be predictable, but another advantage is that shorter terms come with lower interest rates. Not to mention, you’ll pay off your mortgage 15 years sooner. So you’ll save potentially hundreds of thousands of dollars in interest over the course of your loan. However, because you’re paying off the same amount in half the time, your monthly payments will be higher than if you choose a 30-year term. Dig deeper: 15-year vs. 30-year mortgages Adjustable-rate mortgages lock in your rate for a predetermined amount of time, then change it periodically. For example, with a 5/1 ARM, your rate stays the same for the first five years and then goes up or down once per year for the remaining 25 years. The main advantage is that the introductory rate is usually lower than what you’ll get with a 30-year fixed rate, so your monthly payments will be lower. (Current average rates don’t necessarily reflect this, though — in some cases, fixed rates are actually lower. Talk to your lender before deciding between a fixed or adjustable rate.) With an ARM, you have no idea what mortgage rates will be like once the intro-rate ******* ends, so you risk your rate increasing later. This could ultimately end up costing more, and your monthly payments are unpredictable from year to year. But if you plan to move before the intro-rate ******* is over, you could reap the benefits of a low rate without risking a rate increase down the road. Learn more: Adjustable-rate vs. fixed-rate mortgage First of all, now is a relatively good time to buy a house compared to the last couple of years. Home prices aren’t spiking like they were during the height of the COVID-19 pandemic. So, if you want or need to buy a house soon, you should feel pretty good about the current climate. Also, mortgage rates aren’t predicted to fall drastically throughout 2025 like people were expecting a few months ago. Since rates have been decreasing for a few days — and competition tends to be less fierce in winter months — it could be a good time to buy. Read more: Which is more important, your home price or mortgage rate? According to Zillow, the national average 30-year mortgage rate is 6.67% right now. But keep in mind that averages can vary depending on where you live. For example, if you’re buying in a city with a high cost of living, rates could be higher. Mortgage rates are expected to go down overall in 2025, though they probably won’t significantly drop anytime soon. Yes, mortgage rates have been dropping for four straight days. But before that, they had been increasing for a while. In many ways, securing a low mortgage refinance rate is similar to when you bought your home. Try to improve your credit score and lower your debt-to-income ratio (DTI). Refinancing into a shorter term will also land you a lower rate, though your monthly mortgage payments will be higher. 18. Samsung Galaxy S25 Series to Introduce Multimodal Capabilities in AI-Powered Sketch to Image Feature Samsung Galaxy S25 Series to Introduce Multimodal Capabilities in AI-Powered Sketch to Image Feature Samsung announced new capabilities to its Sketch to Image feature, which will arrive with the upcoming Galaxy S25 series, on Tuesday. The South Korean tech giant plans to significantly expand its AI offerings this year with the One UI 7 operating system, which the company calls its “first integrated AI platform.” Earlier, the tech giant teased new capabilities for the virtual assistant Bixby, and now, it confirmed that Sketch to Image will support multimodal capabilities. This means users will be able to generate images by including a text prompt. Samsung’s Sketch to Image to Get New AI Features In a newsroom post, the tech giant highlighted the new capabilities of Sketch to Image that users will get to experience with the Galaxy S25 series. Notably, the feature was introduced with the Galaxy Z Fold 6 and Z Flip 6 last year and was later expanded to several other smartphones and tablets. Currently, Sketch to Image is an assistive tool that can refine anything a user sketches using AI. This means one can scribble a few lines to roughly draw an image of a house, and the tool can identify what the user is trying to create and then enhance it to look like a sketch made by an artist. The AI feature can also generate the image in multiple styles. However, with One UI 7, Samsung is integrating Sketch to Image into Drawing Assist and adding new features. With new multimodal capabilities, users can now sketch an object and then add a text prompt to transform the image into something else. Highlighting one example, the company said users can draw an image of a cat and type “spacesuit” to generate images of a cat wearing a spacesuit. Users can be as descriptive as they want to get a detailed output. Notably, this was not possible earlier as the tool could only improve what was drawn. Samsung highlighted that the new version of the AI tool will let users bring their imagination to reality, and even create things that might be difficult to draw. The new version of Sketch to Image will support both text prompts and voice prompts for ease of use. It already supports both the S Pen and finger as touch inputs to not restrict users to the accessory. 20. Microsoft auto-updates consumer PCs to Windows 11 24H2 — you can defer the update for five weeks Microsoft auto-updates consumer PCs to Windows 11 24H2 — you can defer the update for five weeks In a new blog post, Microsoft reports that it has reached a new phase in the gradual rollout of Windows 11 24H2. Compatible systems will be automatically updated to the latest release. Launched in October, Windows 11 24H2 has been plagued by a handful of jarring problems, including game-breaking bugs, persistent caches, and broken HDR. Recent patches have addressed most of these issues, and Microsoft is now confident enough to initiate automatic 24H2 updates for mainstream consumers. Note that this does not apply to managed systems. The initial rollout began for Copilot+ PCs in June of last year. If you don’t own an “AI PC,” 24H2 launched as early as October but was marred by bugs and glitches, most of which have been fixed per Microsoft’s blog. So, if your PC wasn’t on the latest release, it will automatically be updated to 24H2. Note that this only applies to eligible devices running Windows 11 Pro/Home on the 23H2/22H2 builds, which no organization can manage. After checking Microsoft’s bug log, we found that many problems had been resolved. However, the potential for newer bugs still exists. Users can defer the update by up to five weeks using the “Pause Updates” feature in the “Windows Update” tab in “Settings.” If you’re eager to update, select the “Check for updates” option in the same tab to see if the update is available for your device. Microsoft is aware of issues that have not been resolved, such as the Failure to install 24H2 on specific Asus devices, the camera’s unresponsiveness on a handful of systems, unexpected behavior with wallpaper applications, etc. Note that affected devices will be put on a “safeguard hold” until these issues have been resolved. Copilot PCs will get the most out of this update with the infamous Recall feature and other AI goodies. Sadly, these features will continue rolling out in phases for select devices under the Windows Insider Program. The good news is that Windows 11 24H2 promises faster update times and better performance for AMD’s Ryzen CPUs. Intel mandates the installation of specific Windows 11 24H2 patches for optimal performance with Arrow Lake processors, even though our testing shows little to no improvements. 21. Mitchell Johnson: Perth Scorchers should look to refresh squad ahead of next summer Mitchell Johnson: Perth Scorchers should look to refresh squad ahead of next summer Perth Scorchers have long been a shining example in the Big Bash League, consistently demonstrating excellence and a commitment to nurturing local talent while winning five championships to become the competition’s most successful team. So it’s understandable many fans have felt disappointed with this season. Regardless of the late twist with a string of results falling their way, 4-6 wasn’t the outcome they would have hoped for. Watching the season unfold, I really felt it wasn’t just one thing that affected the Scorchers, but a combination of factors and losing those key moments that can swing either way. The back-and-forth nature of their matches and the momentum shifts within them were quite striking. At the Melbourne Renegades game at Optus Stadium, I could really feel the shifts in energy, and it seemed like the Scorchers were riding the ups and downs with the home crowd in the key moments. It’s challenging to sit down and write about a team with such a competitive spirit and try to pinpoint where things went awry. Twenty20 cricket can be unpredictable and many factors can influence a team’s performance, including some outside their control. The frustrations with the Scorchers’ batting this summer are certainly valid, but the decisions made with bowling line-ups and bowling changes can’t be overlooked either. Overall, they lost the little battles they normally win. Some of the players were simply below their best or didn’t live up to expectations in the case of the new overseas imports. Camera IconFinn Allen. Credit: STEVEN MARKHAM/AAPIMAGE English pair Keaton Jennings and Matty Hurst were both discarded during the tournament, while Kiwi Finn Allen had a couple of good innings but only got to 20 twice in the first nine games. At least he was able to solve the wicketkeeping problem. The biggest loss for the season was Josh Inglis, who played just two games due to Test squad selection and injury. The Scorchers really felt his absence. Inglis has a wealth of experience and an honest understanding of the game, and his newfound confidence rubs off on the team. Missing out on his explosive batting at the top of the order was a significant setback. His leadership and skills behind the stumps were also sorely missed. You can see how much the overall energy lifts when he’s keeping, and it really makes a difference. His presence provides confidence, which is crucial during tight moments in games. All-rounder Aaron Hardie was well down on form with the bat and didn’t bowl until the final match due to injury. The bowling group didn’t have their usual impact, particularly at the end of the innings. AJ Tye is Perth’s all-time leading wicket-taker but went at more than 10 runs an over. Was it just an off season, or has he fallen behind the youth of the team and the pace of T20 cricket? It raises the question of whether the 38-year-old’s age is a factor because his bowling impact just hasn’t matched what we’ve come to expect from him. It sounds like multiple senior Scorchers players are considering moves to rival clubs and it’s natural to wonder if that has affected team unity — which has long been such a strength. With the futures of Jason Behrendorff, Ashton Agar and Tye unclear, a shake-up could certainly impact the team because they have all been crucial components of the bowling line-up. Camera IconJason Behrendorff. Credit: Jeremy Ng/Getty Images Agar’s departure would be particularly significant. He offers a well-rounded game with his batting, bowling, and leading from the front on the field. However, this is professional cricket and players must look out for their career advancement. Agar has been a loyal member of the club and the WACA but it would be understandable if he felt the need to move east to play on pitches that complement his bowling style. The contracting and trade ******* is a tricky situation but also an opportunity for Perth to evolve and rebuild moving forward. This season has really highlighted the need for the Scorchers to reassess where they stand and consider making some changes. It’s always a tricky balance when deciding how long to keep a successful group together. The core group has been together for a significant ******* and some players might be passing the peak of their careers. This presents an opportunity for reflection and growth, as sometimes comfort can lead to stagnation. However, the emergence of young talent is a positive sign, providing fresh energy and potential that can reinvigorate the team. Embracing these changes can lead to exciting new possibilities for everyone involved. It was fantastic to see Cooper Connolly develop as a batter this season, taking on responsibility and winning matches. His growth has clearly paid off given his selection in the Test squad for Sri Lanka. Opener Sam Fanning and quick Mahli Beardman are also emerging. The commitment to developing local talent works and will continue to benefit the club as it moves forward. Camera IconMahli Beardman celebrates a wicket on Saturday. Credit: Paul Kane/Getty Images Watching Nick Hobson’s calmness and control while belting the ball was thrilling and really got the fans excited. And who can forget the visual effect of seeing Lance Morris’s deliveries whizzing past batters, smashing into the keeper’s gloves? He is an electrifying sight at full flight. As a former Scorchers player, I truly want the best for the team and hope to see them dominate the BBL again. Regardless of what happens on Sunday to decide their finals fate, the history and dedication of everyone at the club gives hope for a bright future ahead. With the right strategy and foresight, the Scorchers can bounce back to their best next season. 23. Gordon Ramsay exposes how commercial property owners grow their riches no matter what Gordon Ramsay exposes how commercial property owners grow their riches no matter what ‘Landlords win either way’: Gordon Ramsay exposes how commercial property owners grow their riches no matter what Celebrity chef Gordon Ramsay is a culinary titan and a household name in the restaurant industry. With a global empire of 88 restaurants, and a total of eight Michelin stars, Ramsay has cemented his legacy as one of the most successful chefs in the world. And his estimated net worth of $220 million also places him among the highest-earning figures in the business. However, during an appearance on the First We Feast YouTube channel, Ramsay revealed a surprising insight about his industry: one group always holds the upper hand: landlords. Host Sean Evans, curious about the inner workings of Ramsay’s restaurant empire, asked, “Is there a hidden cost in running a restaurant that most diners are unaware of?” Without hesitation, Ramsay replied, “Yeah, it’s called rent and labor cost — two big key factors in running a successful business.” He went on to elaborate on landlords’ unique position in the industry: “Landlords — they win either way. So the more successful you are, the more rent they ask for. The less successful you are, the more demanding they are after the rent.” Ramsay’s blunt assessment highlights a critical dynamic in the restaurant business: the leverage landlords hold in commercial real estate. While restaurateurs may find themselves grappling with thin profit margins, rising labor costs, and fluctuating food prices, landlords maintain a consistent advantage — the rent is always due. When restaurants thrive, they’re often eager to stay in their prime locations, giving landlords the upper hand when renegotiating higher rents. In some cases, landlords may include percentage rent agreements, where tenants pay a base rent plus a percentage of gross sales exceeding a certain threshold. Under this arrangement, landlords directly benefit from a tenant’s success, as higher sales lead to higher rent payments. While rent is a necessary cost of doing business, it can also become a significant burden for restaurant operators. For instance, when popular seafood restaurant chain Red Lobster filed for bankruptcy last year, its then-CEO Jonathan Tibus noted “above market” rent as one of the challenges weighing down the company. Story Continues When a restaurant struggles and fails to pay its rent, the landlord’s income stream is also at risk. To mitigate losses, landlords often turn to legal remedies to recover unpaid rent. This may include seizing the tenant’s assets on the premises — a process known as distraint — or initiating court proceedings to claim the owed amounts. In cases of prolonged non-payment or other lease violations, landlords may want to terminate the lease to seek a more financially stable tenant. Read more: 82% of Americans are missing out on a savings account that pays over 10 times the national average Ultimately, Ramsay’s insights illustrate why real estate remains a highly attractive asset class for investors. Landlords often enjoy a relatively stable position regardless of market conditions. When tenants succeed, landlords may benefit from increased rents or percentage-based agreements. When tenants falter, landlords can leverage legal and financial measures to minimize losses, while continuing to benefit from potential long-term property value appreciation. The good news for aspiring investors is that you don’t need to be ultra-wealthy to participate in this market. Real estate investment trusts (REITs) provide an accessible way to invest in income-generating properties. These companies own and manage properties, collecting rent from tenants and distributing a portion of the earnings to shareholders as dividends. This structure allows investors to share in the returns of commercial leases without the challenges of directly owning or managing properties. REITs encompass a wide range of property types, including shopping malls, office buildings, apartment complexes, warehouses — and even restaurants. For those interested in the restaurant real estate, consider exploring names like Four Corners Property Trust (FCPT). Four Corners specializes in owning and acquiring net-leased restaurant and retail properties. Its diverse portfolio consists of 1,153 properties spread across 47 states, providing exposure to some of the most recognizable names in the industry. Among Four Corners’ tenants are household favorites like Burger King, McDonald’s, Chick-fil-A, KFC and Olive Garden. The REIT pays quarterly dividends of 35.50 cents per share, translating to an annual yield of 5.3%. This article provides information only and should not be construed as advice. Google Developing Minimise Option and Other Features for Desktop Mode on Android: Report Google Developing Minimise Option and Other Features for Desktop Mode on Android: Report Google is speculated to be making efforts to develop its Android operating system (OS) into a more desktop-oriented experience for tablets in a bid to keep up with competitors such as Apple’s iPad. It introduced a desktop windowing feature with the Android 15 QPR1 Beta 2 in September which enables users to apps simultaneously in free-form windows. A recent report suggests that the Mountain View-based technology giant is developing new functionalities, including an option to minimise windows and launch the same app in multiple windows, for the Desktop Mode on Android. New Features for Desktop Mode Android Authority’s Mishaal Rahman highlighted the new features in development for the Desktop Mode on Android in a report. The publication suggests that Google is developing a new minimise option which may be added to the header bar. Tapping this option is speculated to minimise the window and it can be maximised by tapping the app’s icon in the taskbar — an experience similar to the desktop platform. The report further highlights that another option for opening a new window could be in development. It was reportedly referenced by Google in its blog post, stating that developers can set a multi-instance property to divulge that the “system UI should be shown for this app to allow it to be launched as multiple instances.”. This option is speculated to allow users to open a new instance of the app in another window when the desktop windowing feature is toggled. However, both features are reported to be unavailable in the current builds of Android but the publication was able to activate them after fiddling with the Android 15 QPR2 Beta 1 release. The report hints at another feature for Chrome which Google detailed in the blog post but isn’t live yet — a drag functionality. With this, users may be able to launch a tab in a new window by dragging it. As of now, it is said to be locked behind a Chrome flag.
