Kevin is irreplaceable as the voice of Batman, and Tony Todd made the Candyman an icon. When asked about them during an interview with Anime News Network, their ****** May Cry co-star, Johnny Young Bosch praised their work and honored them with his words, that resonate with all of us. While Conroy’s Bruce Wayne exuded charisma and class, his Batman sounded stern and threatening. His voice was deep and resonant, and this made his Batman sound strong and determined. While he sounded threatening most of the time, Conroy could also convey vulnerability through his voice, which added additional depth and complexity to his portrayal of the Dark Knight. While most Batman voice actors brood excessively and deepen their voice to make themselves seem threatening, Kevin Conroy brought nuance to the character. Being such a great voice actor, he brings the same amount of nuance to Vice President Baines in Netflix’s ****** May Cry. Vice President Baines from ****** May Cry is a cunning man who runs DARKCOM and has a surprising amount of information about Makai for a human. Fans suspected he may be a ****** in disguise, but the series revealed that he was working for Arius and the Ouroborus Corporation. Kevin Conroy’s performance perfectly masks Baines’ cunning while revealing just enough to raise our suspicions. Another legendary voice actor who we will get to see in the second season of ****** May Cry is Tony Todd. Every ’90s kid will remember the actor from Candyman (Say his name 5 times, we dare you. We double dare you), where he played the titular character. Ever since then, he has consistently been turning in some great performances and has lent his voice to several iconic characters. Remember the Justice League animated movies based on the New 52 comics (yes, the universe that started out great, but was ruined)? He played Darkseid in those, and his performance was bone-chilling. He has also lent his voice to a few video games. Call of Duty fans will recognize him as Admiral Tommy Briggs from Call of Duty: ****** Ops 2. The official IMDb page of ****** May Cry’s cast and crew has revealed that he will be portraying the ****** King Mundus from the first ****** May Cry game, and this is exciting news. ****** King Mundus plays a huge role in the ****** May Cry lore. He is linked not just to Sparda (Sparda was Mundus’ right-hand man), but also to characters like Trish and Vergil, with the latter, seemingly working for him, as shown in the ending of ****** May Cry’s Season 1. During an interview with Anime News Network, he was asked about his interactions with the legends, and Johnny’s words resonate with all of us. He expressed sincere respect for both legends and reminisced about the time he would watch cartoons like Tom & Jerry and wish for more serious and darker stories. That was when he found Batman: The Animated Series, and hearing Kevin voice Batman made him happy. He praised Kevin’s nuanced voice acting and remarked that having him on the team was amazing. He had something similar to say about Tony Todd. He remembered Tony’s role as the Candyman and revealed that he and the legend shared the same manager. Here’s how much faster.” The host in the short YouTube clip says, “Top Copilot+ PCs are up to 58% faster than MacBook Air with M3.” They reiterate, “That’s right, faster than a Mac.” Redmond has been pushing its Arm-based Copilot+ PCs hard, primarily because they accounted for less than 10% of total shipments in the 3rd quarter of 2024. These Snapdragon-powered laptops have already been on the market for a year, but their uptake is still seemingly slow. This is happening despite the Qualcomm CEO saying that Arm processors will corner 50% of the Windows PC market in five years. Copilot+ PC manufacturers tout their laptops’ AI capabilities as their main selling point. However, if you look at the fine print, the data was gathered from a test done last year, and it specifically says the result was from a multi-core benchmark. Apple launched the M4 MacBook Air earlier this year, and it’s one of the best value laptops you can get from Cupertino. More than that, this model is more affordable than the previous-generation M3 MacBook Air and now comes standard with 16GB of unified memory. The new M4 MacBook Air would likely blow other Copilot+ PCs out of the water, especially as it’s significantly more powerful than the M3. Still, this does not mean you should avoid Copilot+ PCs and go for the Mac. After all, many people are still more comfortable using a Windows PC, and their extraordinary battery life should be able to stop a few laptop shoppers on the fence from jumping ship. Suppose Microsoft can improve software support for these Arm-powered devices, allowing for more hardware customization and upgrades. In that case, PC enthusiasts will likely experiment and see what they can do with them. I pay $1,850 a month for my 3-bedroom apartment in Italy—take a look inside I pay $1,850 a month for my 3-bedroom apartment in Italy—take a look inside Back in 2003, I spent a semester in L’Aquila, Italy and fell in love with the country. That study abroad experience changed the trajectory of my life. Two years later, I returned to pursue my master’s degree in marketing management and communications at Bocconi University in Milan. Fashionable, fast-paced Milan was miles away from the sleepy, neighborly L’Aquila, and the city’s nightlife actually reminded me of my hometown of Miami. After I finished school, I knew I wanted to stay. It was the beginning of a two-decade-long, and counting, love affair with Italy. I moved here permanently in 2012 after I married my Italian husband, Diego. Today, we live in Milan with our six-year-old son, Lorenzo. I run a company called Doing Italy to help other Americans make a home for themselves here. How we made a home of our own We rent a 1,227-square foot 3-bedroom, 2-bathroom apartment for about $1,850 a month. We’ve lived here for about three years. We found this place when Lorenzo was three. The apartment hadn’t changed much in the last 40 years, so we set about renovating to make it feel more current, and more like us. In the United States, doing significant work a rental might be frowned upon. But in Italy, there are government incentives, like tax credits, for people renovating their homes, even renters. Our landlord also gave us eight months of free rent for renovating the apartment The renovations cost us about $41,000, but between the government rebates and the rent pause, we saved roughly $33,400. A look inside our newly renovated Milan apartmentThe bathroom This bathroom is one of my favorite rooms, but it required a ton of work. We gutted it completely, changed the faucets and added the hexagon tiles, which I love. We sourced the tiles from an adorable, friendly and family-owned company in Tuscany. We also added a few new cabinets and a new countertop. We demolished the existing wall tiles, but kept the ones on the floor. Fresh, delicious produce is relatively easy and accessible here. We source items like pasture range eggs, milk and butter either farms that are right outside the city, or from the farmer’s market in the city. A perfect example of this is the evening ritual and tradition of the aperitivo. It’s deeply ingrained culturally, so much that whenever we leave the park after school, my son says “facciamo un ‘peritivo'” — although he very adorably doesn’t pronounce the “a.” At a local family owned farm called Zipo. They sell slow food fresh dairy products and their own rice. They also organize cheese making classes, where you eat at the end. The kids get their own table with juice and chips, the grown-ups will sit at our table with our adult beverages, and no one looks at us like we’re inconveniencing them. There are a ton of parks, galleries and museums, and a wide variety of family-friendly activities. At one of my local markets. From Milan, we can get to Lake Como or Genova, on the seaside, in under two hours, and those are just the easy day trips. Many hundreds more wounded were being treated in hospital, and countless others were still buried under rubble. The Ari Aster film stars Pascal as a progressive New Mexico mayor battling Joaquin Phoenix’s small-town sheriff amid the Covid pandemic in May 2020. Eddington, which skewers the MAGA movement by way of Phoenix’s character, takes place during the first Trump administration, was filmed during the Biden presidency, but will ultimately be released during the second Trump administration. I’ve been using it for about a week now, and it basically feels like a super-attentive barista who remembers your order every day and whips it up with a smile – and who happens to live in your kitchen. At first glance, the Primadonna Aromatic looks very similar to the excellent De’Longhi Eletta Explore. The most obvious difference is the extra-large touchscreen, which lets you flick through a vast menu of hot and cold drinks and provides super-simple instructions to help you set up your new machine and make your first espresso. In fact, the screen is so crisp and clear that De’Longhi has been able to replace the usual dry step-by-step lessons with a slick little video that demonstrates how easy it is to select and make your chosen drink. And that’s just the start… You may like User profiles are a central part of the experience, not just an add-on, and the machine will address you by name throughout (Image credit: Future) The whole package is very beginner-friendly, and doesn’t assume any prior knowledge of coffee-making terminology. Things as simple as referring to the hopper as a ‘bean container’ are a thoughtful touch, and the tone of the interface is refreshingly conversational. For example, rather than just displaying the word ‘heating’ when switched on (or rumbling away without telling you what’s happening at all), the Primadonna Aromatic cheerily tells you “I’ll use some hot water to heat everything up” (it communicates via on-screen text; sadly one of the few things this machine can’t do is talk). Instead of telling you to attach the milk container before making a cappuccino, it asks you nicely. De’Longhi’s handy Bean Adapt system, which adjusts brew settings to suit your chosen beans, is present and accessible with a quick button tap, but using it is entirely optional, and the machine doesn’t risk overwhelming new users by introducing it first thing. If you just want to get on with making an espresso as quickly as possible, just flick through the menu, choose a drink, and away you go. Morning! The usual? This virtual barista even knows your name. Most of the best bean-to-cup coffee machines let you make user profiles, and store favorites for each person in your household, but it’s usually a rather impersonal process, and is sometimes buried in a list of menus. Not so with the Primadonna Aromatic. During setup the machine will ask how many people will be using it, then create profiles for each one automatically. You can pick an avatar for each one and enter a name, but there’s nothing more complicated than that. What’s particularly nice is that the profile information you enter isn’t just used to differentiate between user profiles. The machine will also refer to you by name. There’s something nice about turning on the Primadonna Aromatic to see a friendly ‘Hello Cat’ in the morning. The only thing it won’t do is write it on your cup. Even before I delved into De’Longhi’s Bean Adapt settings, the Primadonna Aromatic produced nicely balanced, well-extracted espresso (Image credit: Future) I’ve yet to test all of the machine’s settings (the menu has over 30 hot and cold options) but my first impressions of the coffee are very positive too. Even without delving into the Bean Adapt settings, the default brewing options produced a well-balanced espresso that poured in around 35 seconds (ideal for a double shot). I’ve been impressed by both the hot and cold foamed milk, too. There are two carafes (understandable since cold foam doesn’t use steam), which you can keep in the fridge until you need them. Each one has three texture settings, and the machine will tell you which to select when you pick a drink from the menu. The Primadonna Aromatic can foam hot and cold milk, with three different textures for each (Image credit: Future) The thick foam setting creates froth ideal for a cappuccino or cortado, while the middle option makes a creamier texture for lattes and macchiatos (my personal favorite). You can use any type of milk for hot drinks, but De’Longhi recommends that you only use skimmed dairy or plant milk for cold foam. I’ve made several iced drinks using oat milk, and the results have been excellent; the froth is ******* and sits nicely on top of the drink without dissolving. The only drawback I can see so far is the price. At £1,549.99 (about $2,000 / AU$3,200) this is pricier than most of the machines in our roundup of the best coffee makers, but so far it’s working hard to justify the expense. I’ll continue to test the Primadonna Aromatic for a few more weeks, and I’ll bring you a full review very soon. The business supplies secondhand clothing nationwide. Thrift Vintage Fashion saw a 41% revenue increase after tariffs were announced. This as-told-to essay is based on a conversation with Ryan Frankel, a 36-year-old business owner in Miami. It has been edited for length and clarity. My primary business is Thrift Vintage Fashion, which I launched in 2020 with my wife, Evelyn. We supply secondhand clothing — mostly men’s wear, such as T-shirts, sweatshirts, and denim — to stores nationwide. When Trump took office in January, our sales took a steep decline. Once he came into office, there was a lot of uncertainty. However, we noticed a significant incline once tariffs were announced in February. From February to March, we saw an unprecedented 41% increase in revenue (gross sales). Then we had our best March and April since we started the business. I can’t attribute our growth to anything other than the tariffs. My grandfather began selling men’s secondhand clothing after World War II. In the 90s, my father primarily sold denim and Levi’s. When I started working with my father in 2010, we brought the business online and got our name out there. After I launched Thrift Vintage Fashion, which is primarily a wholesale B2B business, it popped off right away. We did over $1 million in revenue in our first year working out of our garage during peak COVID in 2020. This was mainly due to my experience working with my father over the previous decade and improving the model and ordering efficiency through the TVF website. There was a lot of uncertainty, but we were able to confidently say, “No, we’re not affected, and we’re not going to raise our prices.” Since then, we’ve just seen a slew of new orders come in, in addition to existing clients ordering a lot more. Consumers preparing for prices to go up is another factor that has increased our secondhand sales. Everyone’s talking about how fashion prices are going up, but since secondhand circulates within the US, no tariffs are affecting it at all. Ryan was able to maintain prices for his customers, despite pending tariffs.Renzo Novelli People are potentially looking into reselling more, which is positively affecting my wholesale business. We’ve seen steady growth across the US. Story Continues The US has been our primary market for the last three years, and we see increasing interest from new and existing resale clients. Our numbers are growing, our existing customers are doubling down on their business, and there’s increasing demand in the secondhand market. I’m biased, as this is my career, but it’s an excellent opportunity for shoppers and business owners to consider selling and buying secondhand goods. There’s so much of it out there: eBay, estate sales, garage sales, or storage units. A lot of secondhand merchandise is way better quality than most things produced today, and there’s a growing demand for all of it. We’re buying more goods and building our supply chain, prepping for growth in both wholesale and retail sectors. So, our company is always up against the perception of selling something used for the same price or more than new clothing. However, this perception is shifting daily, with people recognizing the value of secondhand versus cheap new fashion. Every day, we’re shedding the old stigma of secondhand shops being viewed as “less than.” The fact is that the items we sell are in excellent condition. While many brands produce cheap, throwaway fast fashion, older clothes were often made more durably. Whether the clothes were made five or 15 years ago, many desirable styles have become rare by nature and hard to find, thus increasing their value. Collecting, processing, and reselling secondhand items has a high cost.Renzo Novelli If you’re already selling secondhand items, that’s great; stick with it. You’re probably seeing increases already, and I think it will continue. If you’re not selling secondhand, especially if you’re worried about tariffs, I would consider trying to implement it into your existing business. Nick Ut won the World Press Photo award for the photograph known colloquially as “Napalm Girl”, but officially titled The Terror Of War, in 1973. The striking image of a naked and terrified Kim Phuc running away from a napalm attack became a symbol of the war’s tragedy, and remains one of the most iconic photographs from America’s war in Vietnam. World Press Photo announced on Friday, however, that it has “suspended its attribution” to Ut because of doubts over who actually took it. The body’s report adds to the muddle over an issue that has split the photographic community since The *********, a movie released earlier this year, questioned Mr Ut’s authorship. It’s almost here: Nvidia’s RTX 5060 has been a hotly-discussed upcoming GPU, with arguments on both sides about pricing, performance, and of course, the much-maligned 8GB of video memory. Well, I’ve got my grubby little mitts on one of these new GPUs ahead of its official launch on May 19, and Nvidia was kind enough to let me take it home and slap it into a build. Granted, a lot of details are still embargoed (look out for our full review here at TechRadar in the near future), but Team Green did give me limited permission to talk about some early test results with a pre-agreed pool of games, so here’s the scoop. Setting things up Before I discuss the game performance, I’ll start by laying out the testing parameters. At $299 (other regional prices TBC), the RTX 5060 doesn’t represent a generational price increase from the venerable RTX 4060 – which was itself cheaper than the previous RTX 3060. As such, I wanted to put it in an appropriate system; the rig I used for testing features an AMD Ryzen 3600, 16GB of Crucial Ballistix DDR4 RAM, and a midrange X570 motherboard from ASRock. You may like Nothing fancy here, in other words. The xx60 GPUs from Nvidia have always sat at the budget-to-midrange section of the GPU scale; perhaps never quite being true budget cards, but still aiming to offer strong value for money with a sensible price tag for gamers who can’t afford to splash thousands on a high-end card. It’s worth noting that there’s no Founder’s Edition model of the RTX 5060, so the exact card I’m using here is the Asus Dual OC RTX 5060 8GB. The RTX 5060 can fit snugly inside most PC cases, and only requires a standard 8-pin power connection – ideal for gamers looking to upgrade from an older GPU. (Image credit: Future) Next up, the actual game settings. I wanted to really put this card through its paces with a broad variety of tests, but Nvidia was quite insistent about the use of its shiny new AI features. As such, DLSS 4’s resolution upscaling is set to the ‘Quality’ preset at 1080p output, and Multi Frame Generation (MFG) is used for all of the tests – yes, I have thoughts on this, and you can read them further down. All of the following games were tested at their respective maximum in-game graphical presets at 1080p. Delivering some Doom The first game on the testing rig was Doom: The Dark Ages. While its predecessor Doom Eternal held a fairly positive reputation for running well on lower-end hardware, this techno-medieval new romp is a little more demanding. Still, at the ‘Ultra Nightmare’ graphics preset with DLSS 4 and MFG enabled, I was getting crisp framerates of more than 220fps, with lows never dropping below 200. The Dark Ages absolutely slaps, by the way. It looks fantastic in motion, too. DLSS has come a long way since its public release more than six years ago, and old complaints of visual tearing and glitching are completely non-applicable here. The frame-generation works great too; even in fast-paced arena battles against the hordes of Hell, I wasn’t able to register any visual issues, and with the graphics cranked up to maximum everything looked very pretty (when it wasn’t covered in blood and viscera, anyway). Sign up for breaking news, reviews, opinion, top tech deals, and more. It should surprise absolutely nobody that Doom: The Dark Ages is very much My Kind Of Game. (Image credit: id software/Bethesda) The same was true of Marvel Rivals, which saw framerates comfortably sitting around the 250-260fps mark, with some dips (though never below 200) during particularly intense firefights. Again, the game looked great, with no visual issues that could be readily discerned. I did experience two individual crashes across about two hours of playtime, but we can reasonably put that down to early driver instability; this is technically an unreleased GPU running on beta drivers, after all. The perils of generating your own frames All looking very good so far, then? After all, the majority of PC gamers with new Nvidia GPUs are using DLSS or frame-gen in some capacity. It’s free framerate; why wouldn’t you? But there are some important caveats surrounding upscaling and frame generation, and those caveats did rear their heads in my testing. Upon running the built-in benchmark for Cyberpunk 2077 – in its ridiculously demanding RT Overdrive preset, no less – I got a perfectly good framerate average of 121fps, but upon actually jumping into the game, I was getting occasional issues with stuttering during high-action sequences like car chases and intense gunfights. It was never unplayable, to be clear. Visual fidelity and clarity remained very good with the DLSS Quality preset, with no obvious tearing or artifacting. We’re talking about very brief, very occasional drops into the 30-40fps range, quite likely caused by a combination of the heavy VRAM demands of Cyberpunk‘s RT Overdrive mode (on an 8GB card) and the key drawback of frame generation: it’s only ever as effective as the base rendering rate. DLSS and Multi Frame Generation are something of a revolution, but they’re not entirely without drawbacks. (Image credit: Nvidia) See, if MFG is able to run at maximum capacity (exclusively on RTX 5000 GPUs) it offers up to 4x frame-gen. In other words, for every individual frame rendered directly on the GPU, you get three AI-generated frames (‘fake frames’, as some detractors online have dubbed them) which are then inserted between the rendered frames to speed up your end framerate. The problem with this is that it’s directly tied to the original rendered framerate. So if you’ve already got a healthy fps above 60, then great, you’re getting an extra 180 frames per second for free. But if your framerate dips are bottoming out in the single digits, no amount of MFG will produce enough extra frames to salvage the game’s playability. Thankfully, Cyberpunk never quite got that bad in my 1080p testing, but it makes me wonder how effective the RTX 5060 will really be when it comes to 1440p gaming. Override it out There’s one other major caveat to consider here, and that’s developer support for DLSS and MFG. Game devs need to build support for Nvidia’s nifty performance-boosting features into their games, and while Doom: TDA, Marvel Rivals, and Cyberpunk all include that support, the last two games I tested didn’t feature integrated MFG functionality. Fortunately, Nvidia has a workaround for this: DLSS Override, which lets users force-activate both resolution upscaling and frame generation on a driver level, effectively bypassing the need for dev implementation. Less fortunately, the results of this tool are… mixed, to say the least. Avowed looks fantastic in still screenshots, but in motion with DLSS Override things weren’t quite as clean. (Image credit: Obsidian / Xbox Game Studios) Hogwarts Legacy, with MFG enabled via the Override setting in the Nvidia App, was getting a pretty consistent 170-180fps. Visual fidelity was solid, with only a very small amount of tearing here and there, mostly around bright particle effects. It was certainly playable; I’d say these extremely minor graphical issues were worth the massively boosted framerate. With DLSS Quality and the Ultra graphics preset, it still looked great at 1080p. Avowed, on the other hand, did not seem to enjoy being overridden nearly as much. While MFG and DLSS 4 granted it an excellent 189 average fps, the bright and colorful scenery of the Living Lands was rife with small but noticeable issues with blurring and artifacting, especially in busy environments like the port city of Paradis. Closing thoughts This was a case where I felt DLSS Override wasn’t really worth it; it’ll vary a lot from game to game, of course, and the fact that Override exists and functions at all is still hugely impressive to me. But Avowed had a little too much visual jank for my liking with Override’s frame-gen running, to the point where I think I’d rather just drop the graphical settings down a notch or two and play with a lower framerate but more consistent visuals. Hogwarts Legacy ran reasonably well using DLSS Override to ‘force’ frame generation, but that’s not the case for every game that lacks native MFG support. (Image credit: WB Games) Still, at the asking price, the RTX 5060 is a definite improvement over the RTX 4060, thanks in no small part to the introduction of MFG – and while that will only reliably help your performance in supported games, more and more devs are now working to include MFG functionality in their titles. As for that 8GB question… honestly, I still don’t think it’s enough, especially considering that 1440p is becoming a more popular resolution for PC gamers. If we don’t get a desktop RTX 5050, this card can be considered the bottom rung of Nvidia’s Blackwell desktop GPU stack, so it’s not entirely unreasonable for it to remain a 1080p-focused card, but this is 2025: it’s time we step up our VRAM game a bit, folks. The researchers then asked participants to guess the answers to hard trivia questions that most people likely wouldn’t know. For example, What was the first country to give women the right to vote? (Answer: New Zealand!) After they guessed the answer, participants were asked how interested they were to know the answer before they were shown it. The researchers discovered that people who have more “state curiosity” (which is a fleeting desire to know something) also have more “trait curiosity” (i.e. they’re naturally curious), and vice versa. But the researchers also discovered that the drive to learn new things dropped in early adulthood, increased sharply after middle age, and continued upward into older age. The researchers said in a press release that older adults who are able to stay curious and want to learn new things may be able to offset or even prevent Alzheimer’s disease (even though the study didn’t explicitly look at data to support this conclusion). But those who aren’t interested in learning new things may be at risk for dementia. This conclusion isn’t groundbreaking, by the way: Other studies suggest that older adults who are highly curious have better long-term memory retention than their less-curious counterparts. After all, the RTX 3050 also came in a 6GB variant, with more shaders but only half the ROPs. If Team Green released an RTX 4050 6GB, this GPU would probably comfortably land within the same performance and price bracket. However, because the RTX 4050 desktop GPU never arrived, AMD apparently thought it did not make sense to make an alternative to something that does not exist. This is all for the better, since a 6GB GPU would age like milk for modern gaming. Even the 8GB variant of the RTX 5060 Ti has been significantly falling behind its 16 GB brother, even encountering performance issues when attached to a PCIe 4.0 slot. But nine years on, the Huddersfield local is still here and leading the Central Coast Mariners to their first A-League Women grand final. A defender who played at a high level in England before heading to college soccer, Husband made an early switch from playing to coaching. Then, chasing a change of scenery, she went travelling with plans to finish in Sydney. “I was a backpacker,” Husband told AAP. “I’d been in the US for eight years. I finished at university. I did four years as a head coach in a full-time capacity in America. “I got fed up being there, to be honest. “I went backpacking around Southeast Asia, and the end destination was Australia. “I got here April 1, 2016, met John Curran literally right off the plane and the rest is history.” Curran is director of coaching at Sydney University SFC. Husband coached every age group from under-10s upwards there while fulfilling her working holiday visa duties on a farm in Rankin Springs. Curran later appointed her as first-grade team coach in 2020, and she thrived, while she was briefly assistant at Canberra United before the Mariners came calling. Last season, Husband was named coach of the year in her debut campaign and led the Mariners to a semi-final. Last week, Central Coast upset premiers Melbourne City to reach the decider against Melbourne Victory, whose coach Jeff Hopkins is chasing a record fifth ALW championship. Husband is the first female head coach in the ALW grand final since 2017, and one of just two current female mentors in the league. She hopes her rise shows what can happen if capable women receive the opportunities they deserve, and have people in their corner. “It’s a sink or swim situation and you don’t truly find out what someone’s made of until they’re put in those situations,” Husband said. “I can certainly vouch for myself and say that I was the same. So it’s just about people trusting female coaches, because there’s so many positives about having a female coach in charge of a team. “The females that continuously do well and spend the time on the pitch, they’re more than worthy of a shot. You just don’t know where your next gem is going to be found. “If I go back to the moment when John Curran asked me to be the first-grade head coach at Sydney University, if it’d been up to me, I wouldn’t be here right now.” Husband believes emotional intelligence and adaptability is crucial in modern coaching. Star midfielder and Matildas call-up Isabel Gomez credits the “super-approachable” Husband with her rapid improvement. According to the listing, every detail had been “meticulously redone.” “It was just perfect for us,” Sara Hovey told CBS News Chicago. That is, until it came time to close. Transfer stamps hit a snag At that point, the Hoveys learned that their dream home didn’t have the real estate transfer stamps needed for the transaction to be made official. These stamps are issued by the local municipality when the transfer tax on the property is paid. The calculation method for the tax — often a flat rate or a percentage of the property’s value — varies by location. Issuance of these transfer stamps usually requires that other conditions — which also vary by location — must be met. For example, there can be no liens or fines associated with the property. And it must be inspected by a professional — any building code violations could delay the issuance of transfer stamps until the issues are remedied. In the Hoveys’ case, both the seller and the family’s lawyer assured the family that sometimes the stamps aren’t issued and “it’s not a big deal.” Turns out, it was a big deal — a building inspector found multiple building code violations with wiring and vents, and noted that fixing these violations could require the removal of drywall. Most concerning, however, was that a load-bearing wall may have been removed, which could potentially make the house unsafe. “The inspector told my husband verbally not to move in, so we don’t feel comfortable moving in,” said Hovey. Unfortunately, the violations were discovered after the Hoveys had already wired $200,000 to the seller to close the transaction — and none of the involved parties were helping to resolve the situation. The Hoveys retained a litigation lawyer and asked the title insurance company to unwind the transaction and return their money. Sellers who don’t plan to sell “as is” will need to remedy major code violations before the transaction can close, and this can be costly. Not only does the seller have to pay for repairs, but it also extends the time that the seller is paying expenses such as the mortgage, insurance, property taxes and basic upkeep. Meanwhile, costs are adding up for the Hoveys who are paying rent and legal fees, as well as the mortgage on the new property.
