Mystery surrounds the first direct contact between the leaders of the two largest nuclear powers since Russian began its full-scale war in Ukraine in February 2022, with both Washington and Moscow offering partial answers and hints. Trump, speaking to reporters aboard Air Force One on Sunday, said he believed the United States was making progress, but declined to provide details about any communications with Putin. Asked whether he had had a conversation with Putin since he became president on January 20 or before, Trump said: “I’ve had it. Let’s just say I’ve had it…And I expect to have many more conversations. We have to get that war ended.” “If we are talking, I don’t want to tell you about the conversations,” Trump said. Kremlin spokesman Dmitry Peskov, speaking to reporters in Moscow, repeated a statement from Sunday on whether or not there had been a Putin-Trump phone call: “There is nothing else I can say. I can neither confirm nor deny it.” Peskov on Sunday said “many different communications are emerging.” The conflict in eastern Ukraine began in 2014 after a Russia-friendly president was toppled in Ukraine’s Maidan Revolution and Russia annexed Crimea, with Russian-backed separatist forces fighting Ukraine’s armed forces. Putin last spoke to former US president Joe Biden in February 2022, shortly before ordering troops into Ukraine. Moscow now controls a chunk of Ukraine about the size of the American state of Virginia and is advancing at its fastest pace since the early months of 2022. Trump, author of the 1987 book, Trump: the Art of the Deal, has repeatedly said he wants to end the war and that he will meet Putin to discuss it, though the date or venue for a summit is still not publicly known. Saudi Arabia and the United Arab Emirates are seen by Russia as possible venues for a summit, Reuters reported earlier this month. On June 14, Putin set out his opening terms for an immediate end to the war: Ukraine must drop its NATO ambitions and withdraw its troops from the entirety of the territory of four Ukrainian regions claimed and mostly controlled by Russia. Reuters reported in November that Putin is open to discussing a Ukraine peace deal with Trump but rules out making any major territorial concessions and insists Kyiv abandon ambitions to join NATO. Ukrainian President Volodymyr Zelenskiy told Reuters that he wanted Ukraine to supply the US with rare earths and other minerals in return for financial support for its war effort. Rivian, known for its flagship R1S SUVs and R1T pickup trucks, has seen demand beyond Amazon for its commercial vans and has been testing them with large fleets. Van sales, along with its plans to roll out its smaller, less expensive R2 SUVs in 2026, will be crucial to Rivian’s success as broader demand for EVs has eased amid high borrowing costs. “Rivian has been trialing its commercial van with several large fleets in the U.S., and preparing its fleet management process for the mass market,” the company said in a statement. “These pilots have paved the way to enable Rivian to open sales further.” Rivian ended its exclusive deal for van sales with Amazon in late 2023 but reaffirmed its commitment to fulfilling an order for 100,000 vans by 2030. Amazon currently has 20,000 Rivian vans in its fleet. After the exclusive ended, U.S. wireless carrier AT&T was the first company to purchase some vans from Rivian in a pilot program. It did not disclose the number of vehicles it bought or the financial terms. Rivian’s announcement on Monday comes months after it resolved a component shortage that hamstrung production of its vans as well as SUVs and pickups. Engineered bacteria could break down unrecyclable nylon in clothes Engineered bacteria could break down unrecyclable nylon in clothes Clothes are often made of nylon anna.spoka/Shutterstock A genetically modified bacterium can break down chemicals in nylon and turn them into useful products, which could one day help us recycle clothes and fishing nets. Nylons, or aliphatic polyamides, are plastics that are widely used due to their high durability and tensile strength, but their recycling rate is below 5 per cent. “Production is around 10 million tonnes per year, but at the moment there’s basically no recycling,” says Nick Wierckx at the Jülich Research Centre in Germany. “Even incineration is difficult because you get cyanides when you burn them. The vast majority ends up in landfill.” Nylon can be dissolved in a strong acid solution, but the mix of chemicals generated isn’t valuable enough to make this commercially useful. Now, Wierckx and his colleagues have used a combination of genetic engineering and laboratory evolution to create a strain of the bacterium Pseudomonas putida that can break down the various compounds that are produced once nylon has been dissolved and turn them into something useful. The bacterium is already known for degrading oil-based materials and breaking down oil in spills. It is also showing promise at breaking down plastics. Wierckz and his colleagues took a strain known as P. putida KT2440 and gave it genes to help it metabolise various chemicals in dissolved nylon. They then cultured bacteria in the lab on these chemicals again and again until they found a strain that thrived. The researchers continued to modify and culture it until they had bacteria that could use the compounds in nylon to create useful products, such as polyhydroxybutyrate – a biodegradable plastic that isn’t harmful to living tissues. “The Pseudomonas consumes almost all the pre-treated plastic,” says Wierckx. “What we can measure is that about 80 to 90 per cent is being consumed, but I think that is an analytical limitation, and it’s actually consuming almost everything because we don’t see anything left there.” But improvements are needed before this technique could be used commercially, says Wierckx. For example, the amount of useful product is still only about 7 per cent of the dry bacterial biomass at the end. Improving that will require further modification of bacteria and adjusting the chemicals used to tweak what is fed to the microorganisms, he says. “It’s probably going to be 10, 20, 30 years until we see this happening.” We don’t need to worry that the bacteria will one day dissolve our underwear, though, says Wierckx. “It’s not going to eat all the plastics in our clothing and cars. We need to pre-treat the plastic so it becomes digestible.” This also means we can’t yet use the bacteria to clean up old fishing nets in oceans. But Wierckx hopes that having this recycling process will encourage the future collection of old nets, clothing and car engines, which contain heat-resistant plastics, so they can be recycled. The ad, entitled ‘The Intelligence Age’, showcases humanity’s greatest inventions throughout history in a ******-and-white pointillism-style animation, beginning with a single pulsing dot and building through innovations including fire, space exploration, and the internet, culminating with the arrival of AI. The ad marks the first time OpenAI has purchased a Super Bowl ad slot, which are famous for being the most expensive cost-per-second advertising in the world. Rouch said Sora and other OpenAI tools were used to prototype ideas, but none were used for the actual creation of the animation. She said, “This is a celebration of human creativity and an extension of human creativity,” which is why the company opted to not use AI in the creation process. At the same time the Super Bowl ad aired, OpenAI CEO dropped a new blog post highlighting three observations regarding AGI (artificial general intelligence) and how it can benefit humanity.   11. *** government under fire over public sector guidance on using overseas clouds *** government under fire over public sector guidance on using overseas clouds The government stands accused of sending mixed messages about its commitment to positioning the *** as a technology superpower, after publishing guidance that will pave the way for more public sector bodies to host their workloads and applications in overseas cloud environments. The Department for Science, Innovation and Technology’s (DSIT’s) overseas data guidance dropped on 5 February 2025, and states that public sector organisations can use cloud services that are hosted in datacentres outside of the *** for “resilience, capacity and access to innovation” reasons. This aligns with the guidance’s broader recommendation that public sector bodies adopt a “considered and controlled” multi-region approach to hosting their applications and workloads, which is compatible with *** law. “Under the government’s cloud-first policy, organisations should consider the best place to store and process data as non-*** services can be more cost-effective, more sustainable or have additional features available, as well as provide an alternative location for disaster response plans,” the four-page DSIT guidance document stated. This guidance is designed to “reinforce existing legislation” and does not constitute a change in policy, said DSIT, with the organisation stating that some public sector bodies will have been storing data overseas for more than a decade. “Government has had a cloud-first policy since 2013, [and] this predates many of the *** regions from the cloud vendors and therefore organisations may have already hosted data [classified as] ‘Official’ in overseas regions,” the guidance stated. This is despite the Government Security Classification Policy (GSCP) having, until an update in June 2023, tight restrictions regarding the use of non-*** cloud services, Owen Sayers, an enterprise architect with more than 20 years’ experience in delivering national policing systems, told Computer Weekly. “It’s clear this [DSIT] guidance acknowledges that despite these restrictions, the *** government has pushed a lot of critical eggs into these offshore cloud platforms, and it should be clear that this was done despite the [GSCP] policy saying not to do so,” said Sayers. “The [government’s] approach now seems to be that ‘we are where we are’ and to double down on continuing to do so.” The prevalence of overseas datacentre use It is difficult to say with any certainty how prevalent the use of overseas datacentres may have been by public sector bodies up to the point of DSIT’s guidance coming out. The cloud-first policy, meanwhile, is mandated across central government and credited with accelerating adoption of off-premise technologies throughout Whitehall since its introduction in 2013. In other parts of the public sector, where organisations are merely strongly encouraged to follow the cloud-first policy, anecdotal reports suggest it has had a less potent impact. What we do know is that the amount of public sector data stored on cloud servers owned and operated by companies with the potential to host it overseas markedly increased following the opening of *** datacentres by public cloud giants Amazon Web Services (AWS) and Microsoft in late 2016. In the wake of that development, a number of domestic *** cloud providers saw a marked downturn in demand for their services, as public sector buyers jumped ship and migrated over to AWS and Microsoft. Proof of that can be seen in the government’s Digital Marketplace figures, which document the amount of cloud spend transacted through the public sector G-Cloud procurement framework. Its figures show that AWS had secured just £2.93m during the 57-month ******* between the framework making its debut in March 2012 and Amazon opening its first *** datacentre region in December 2016. In the 57 months after AWS opened its *** datacentre, the company had banked £149m in G-Cloud sales. To-date, AWS has accrued £1.1bn in public sector spend through G-Cloud. G-Cloud sales data Microsoft’s G-Cloud sales data follows a similar trend, with the company making a modest amount of money from the framework before the opening of its *** datacentre in September 2016. At the time, the company’s *** cloud region was spoken about by Microsoft representatives in the national press as allowing public sector bodies to use its cloud services while ensuring their data remains in the ***. However, reporting by Computer Weekly revealed in the summer of 2024 a disclosure by software giant Microsoft that it could not guarantee the sovereignty of policing data stored in its public cloud. At the time, the company declined to comment on whether it could guarantee sovereignty for other forms of public sector data, prompting questions about how much of the *** government’s IT estate may have already been offshored to overseas datacentres. In light of the Microsoft disclosures, what makes the DSIT guidance “remarkable” in Sayers’ view is not the fact that it might lead to increased usage of overseas cloud compute resources by the public sector. “We know they’ve been doing that for years, but what makes this a remarkable piece of guidance is that it specifically says ‘don’t buy British if you can get it cheaper elsewhere’, and ‘if you seek innovation, you’ll probably have to seek it elsewhere”, he said. It’s not difficult to see why Sayers would come to that conclusion, given the guidance document’s opening line reads: “In order to provide resilience, capacity and access to innovation, organisations may need to use cloud and software-as-a-service solutions outside of the ***.” What makes this admission all the more startling for Sayers is that it comes hot on the heels of a run of government announcements about its plans to transform the *** into a technology superpower, with particular emphasis on building out the country’s expertise in artificial intelligence (AI). Action plan The *** government’s 50-point AI opportunities action plan, which dropped in mid-January 2025, features a commitment to building sovereign AI capabilities in the *** through vast investments in creating supercomputing facilities that will increase the nation’s high-performance computing (HPC) capacity 20-fold by 2030. The action plan also features a government commitment to develop a long-term compute strategy to ensure the *** has the datacentre infrastructure capacity it needs to realise its AI ambitions, and sets out an intention to create so-called AI growth zones across the country. These zones will be sited in specially designated parts of the *** that have “enhanced access to power and support for planning approvals”, as detailed in the action plan document, as part of a broader push by the government to fast-track *** datacentre developments. How do those commitments square with the guidance’s contents that public sector organisations might be better off making use of overseas datacentres, asked Sayers. Another part of the guidance states that “not all regions from a cloud provider are equal”, with some offering better pricing, a wider range of services, access to more compute capacity, or enhanced uptime and resiliency. In DSIT’s view, this is why public sector organisations should not be limiting themselves to using ***-based cloud regions. “The government is sending out mixed messages here, because the Prime Minister, Chancellor and the DSIT ministers are all promoting the *** as a leader of innovation and artificial intelligence, whereas this piece of guidance says you’ll probably have to go overseas to find that,” continued Sayers. British supplier backlash It is not just Sayers who feels that way, as Mark Boost, CEO of ***-based cloud services provider Civo, described the DSIT guidance as bad news for the *** economy, while also pointing out how contradictory it reads in the wake of the ***’s recent run of AI announcements. “This guidance from the government is bad for British business, bad for the ***’s economy, and worse for government departments,” he said. “DSIT says it wants to champion the ***’s fast-growing tech market, but is seemingly discouraging public sector bodies from choosing British businesses. Instead, it’s channelling taxpayers’ hard-earned cash offshore and further disincentivising tech investment into the ***. “Over the years, we’ve given away so many of our industries,” said Boost. “Now, on the brink of another industrial revolution, the government seems intent on doing the same with AI. This is not only wrong, but potentially dangerous.” Boosting competition In a statement announcing the guidance’s roll-out, DSIT said supporting public sector organisations with moving more of their data out to overseas datacentres will boost competition and bring about IT resiliency benefits, without compromising the ***’s strict data and security protections. However, these assurances do not hold much sway with Boost. “The guidance may make gestures at adequate data protection and security practices, but the fact is that if an organisation is processing its data on foreign soil and transferring it across borders, then that data can be subject to foreign laws.” “For government departments handling sensitive data – including on health and national security – this is an unacceptable level of risk,” he said. Where DSIT gets right with its guidance is where it talks about the need for public sector organisations to build multi-region resiliency into their cloud deployments to ensure uptime for critical systems, said Boost. “But there are plenty of providers in the *** who could satisfy this,” he said. “We have a thriving ecosystem of cloud providers who are beginning to offer fully sovereign solutions for both the public and private sectors.” And what these providers need is the full support of the government, rather than guidance advising public sector IT buyers to look overseas to access the cloud computing services they require. “The government should be supporting British business and investing in our sovereign capabilities, boosting our resilience by nurturing an ecosystem of homegrown providers,” said Boost. “Instead, they seem to be encouraging public bodies to look elsewhere at the expense of our data security, and our tech economy.” Nicky Stewart, senior adviser to the Open Cloud Coalition, which champions competition in the public cloud market, told Computer Weekly she agrees with the guidance’s view that public services are being held back and made less resilient by poor technology. What she is less convinced about are the competitive benefits being touted by DSIT in its guidance. Hadi Matar, a 27-year-old man from New Jersey, is facing charges of attempted ******* and assault. He has pleaded not guilty. The attack, which was captured on video, took place at the historic Chautauqua Institute in northwestern New York, where Mr Rushdie was due to give a lecture. The trial, in nearby Mayville, will be decided by a jury, who will hear from several witnesses including Mr Rushdie himself. Mr Rushdie, 77, was due to give a lecture at the Chautauqua Institute in August 2022, where he was going to discuss how the US is a safe haven for exiled writers. It was at that lecture that a man, whom prosecutors allege is Mr Matar, ran onto the stage and attacked Mr Rushdie and an interviewer. Mr Rushdie was stabbed at least once in the neck and in the abdomen, authorities said. He has sustained liver damage, too. The interviewer who was with Mr Rushdie, Henry Reese, suffered a minor head injury and was taken to a local hospital. Mr Rushdie, meanwhile, was airlifted to a hospital in Erie, Pennsylvania, where he underwent surgery and was put on a ventilator. The incident was witnessed by many of the lecture’s attendees. A video posted online shows the moment people dashed onto the stage immediately after the attack, and police said a doctor in the audience gave Mr Rushdie first aid. Police arrested Mr Matar, who was 24 at the time of the incident, shortly afterwards. Why was Mr Rushdie subject to death threats? For many years, Mr Rushdie had been the target of threats to his life after he published his novel The Satanic Verses in 1988. The surrealist, post-modern novel was inspired by the life of the ******* Prophet Muhammad. It had sparked outrage among some Muslims, who considered its content to be blasphemous, and was banned in some countries. The threats forced Mr Rushdie into hiding for nine years, and he had often travelled with a security detail in fear for his life. But in recent years, the 77-year-old author said he believed the threats against him had diminished. Two weeks before the attack, he told a ******* magazine that he felt his life was “relatively normal”. Who is Hadi Matar? Mr Matar, the suspect in the case, is from Fairview, New Jersey. He was born in the US to parents who had emigrated from Lebanon. At the time of his arrest, police said they did not have a motive for the alleged attack. The suspect later gave an interview from jail to the New York Post, where he praised Ayatollah Khomeini, Iran’s supreme leader, who had issued a fatwa – or a decree – calling for Mr Rushdie’s execution after the release of The Satanic Verses. He has not said whether his alleged actions were influenced by the fatwa. Mr Matar told the publication that he had only read a few pages of the novel. He added that he was inspired to go to Chautauqua after seeing a tweet announcing that Mr Rushdie would be visiting. “I don’t think he’s a very good person,” Mr Matar reportedly said. “He’s someone who attacked Islam.” Separate to the Chautauqua County Court charges, Mr Matar was charged by a federal court with providing material support to the Lebanon-based militant group Hezbollah, according to an indictment unsealed last July. Hezbollah is designated a terrorist organisation by Western states, Israel, Gulf Arab countries and the Arab League. Mr Matar has pleaded not guilty in the Chautauqua County case. At one point, his legal team unsuccessfully tried to move the trial to another county, arguing he risked an unfair trial due to the area’s lack of an Arab-American community and the publicity around the high-profile case. He remains in custody at the Chautauqua County Jail. If found guilty of both attempted ******* and assault, he faces a maximum of 32 years behind bars. What was Ayatollah Khomeini’s fatwa against Salman Rushdie? In the Islamic world, many Muslims reacted with fury to the book’s publication and death threats were made against Mr Rushdie. He was forced to go into hiding, and the British government placed him under police protection. Iran quickly broke off relations with the *** in protest. A year after the release of The Satanic Verses, Ayatollah Khomeini called for Mr Rushdie’s execution. He offered a $3m (£2.4m) reward in a fatwa, which is a legal decree issued by an Islamic religious leader. Dozens of people died in protests over the novel, while others – including the book’s Japanese translator – were killed after the fatwa. The bounty over Mr Rushdie’s head remains active, and although Iran’s government has distanced itself from Khomeini’s decree, a quasi-official Iranian religious foundation added a further $500,000 to the reward in 2012. After the attack, Iran “categorically” denied any link with the alleged perpetrator. Some Iranian media praised the attack, and described Mr Rushdie as an apostate – someone who has abandoned or denied his faith – in their coverage. How is Salman Rushdie doing now? Mr Rushdie spent six weeks in hospital after the attack. He survived, but the injuries resulted in damage to his liver, lost vision in one eye and a paralysed hand caused by nerve damage to his arm. He has since released a memoir about the attack called Knife. The author is due to testify in the trial. He previously told BBC Newshour he was unsure if he wanted to face his alleged attacker in court. “There’s one bit of me that actually wants to go and stand on the court and look at him and there’s another bit of me that just can’t be bothered,” he said. That video clip featured what was claimed to be Zotac RTX 5060 (and 5060 Ti) boxes that both showed 16GB on them, suggesting that both of these RTX 5060 flavors will offer a choice of 16GB (as well as 8GB). (Image credit: Future / John Loeffler) Analysis: A complex VRAM balancing act – with a distinct danger of going too lean Of course, before we get carried away with the pouring-freezing-water-on-fake-video fervor here, we should remember that even the existing rumor – which has been in place for a while – of the RTX 5060 only having 8GB is just that: a rumor. This may not turn out to be the case, but for me, it’s certainly a believable enough move from Nvidia. Sign up for breaking news, reviews, opinion, top tech deals, and more. After all, it would mirror the video RAM configurations of the existing RTX 4060 models. On top of that, with the RTX 5070 having 12GB of VRAM, it makes sense to keep the RTX 5060 below that (if not the RTX 5060 Ti – but that happened with the 4060 Ti and 4070, too). What’s also needed to be taken into account here is that the new GDDR7 video RAM on RTX 5060 models is a big upgrade in terms of memory speed, too. Only having 8GB with the RTX 4060 was controversial enough, back at the launch of this GPU, so you can bet it will be even more so with the RTX 5060, if that’s how this plays out. There are definite, and, in my opinion, valid concerns that this isn’t enough raw capacity for anything above 1080p gaming, despite the tricks Nvidia has up its sleeve like neural texture compression. Want some more positive fodder from the rumor mill about the RTX 5060? It appears that on the power connector front, we’re looking at a much easier upgrade with these graphics cards than we previously believed. US President Donald Trump last week restored his “maximum pressure” campaign on Iran that includes efforts to drive its oil exports down to zero in order to stop Tehran from obtaining a nuclear weapon. Trump said however that he would like to have a verified nuclear peace agreement with Tehran and expressed a willingness to talk to Pezeshkian, who said last week it would be easy to verify Iran was not developing atomic weapons. Pezeshkian, in a televised speech at Tehran’s Azadi (Freedom) Square on Monday, adopted a harsh tone: “If the US were sincere about negotiations, why did they sanction us?” He said Tehran “does not seek war… but will not yield to foreign pressure”. Researchers from Arizona State University suggest that stress granules – protein and RNA clumps that form around cells in stressful conditions due to genetic and environmental risk factors – are the primary culprit behind the disease. In their new study, the team reviewed data from multiple health databases and past papers – particularly a 2022 study on Alzheimer’s progression – to identify widespread changes in gene expression that come with it. We know Alzheimer’s makes these wholesale changes early on, effectively rewiring biological pathways to increase cell stress, block neuron communications, and cause protein abnormalities, such as amyloid-beta clumps. What’s less clear is what’s behind this disastrous shift in gene behavior – and whether this could also explain Alzheimer’s. (Coleman et al., Alzheimer’s and Dementia: The Journal of the Alzheimer’s Association, 2025) These stress granules are believed to protect cells while homeostasis is restored, but in Alzheimer’s, the indications are that they persist and disrupt other processes – including, significantly, nucleocytoplasmic transport. That’s where crucial molecules are moved between the nucleus of the cell and its surrounding cytoplasm. “Our proposal, focusing on the breakdown of communication between the nucleus and cytoplasm leading to massive disruptions in gene expression, offers a plausible framework to comprehensively understand the mechanisms driving this complex disease,” says neuroscientist Paul Coleman. “Studying these early manifestations of Alzheimer’s could pave the way for innovative approaches to diagnosis, treatment, and prevention, addressing the disease at its roots.” The hypothesis puts forward the idea that stress granules disrupt the cell transport system, which then modifies gene expression, and then that in turn causes all the symptoms of Alzheimer’s – including neuroinflammation and tau protein tangles. In other words, all the different facets of Alzheimer’s disease could come from the same source. While there’s no firm proof yet that this is what’s happening, the researchers have demonstrated that it plausibly fits the current evidence. And because this cell stress happens before any Alzheimer’s symptoms, it gives scientists an opportunity to try and block the disease at its earliest stages. It’s possible that most symptoms could be prevented at the source. A variety of factors, from air pollution to genetic mutations, could be triggering these stress granules to linger longer – and future studies will be able to look in more detail at how they’re formed and how they cause damage. “Our paper contributes to the ongoing debate about when Alzheimer’s truly begins – an evolving concept shaped by advances in technology and research,” says Coleman. “The key questions are when it can first be detected and when intervention should begin, both of which have profound implications for society and future medical approaches.” The research has been published in Alzheimer’s and Dementia: The Journal of the Alzheimer’s Association. This 13.8% Dividend Is Tapping a Coming ***** in Europe This 13.8% Dividend Is Tapping a Coming ***** in Europe We’ve got three big trends—two that investors know about and one many don’t—setting us up to grab double-digit dividends in real estate investment trusts (REITs). Now is the time to make our move. Let’s get under the hood of this opportunity and stake out a simple strategy. Start With the Obvious REITs have lagged since the COVID-19 pandemic, with the benchmark SPDR Dow Jones REIT ETF (NYSE:) returning around 17% since the start of 2020, as of this writing. This shakes out to a 3.3% annualized return over half a decade, well off RWR’s 8.6% average yearly return since its 2001 IPO. That’s an opportunity. And if we look at the reasons for real estate’s sluggish recent performance, we can clearly see that it’s ready for a rebound. Which brings us to our first big shift in the REIT market (or at least one corner of it)—and it’s pretty obvious. The move back toward having employees in the office. Commercial real estate fell in 2020, as work-from-home pretty much became a legal mandate in many parts of the world. That led companies to rethink the amount of office space they needed. But nowadays, return-to-office mandates and “hybrid” work structures are all the rage. You can see that with the VanEck Office and Commercial REIT ETF (NYSE:), in orange below, which had run ahead of RWR (in purple) by the end of 2024. Office REITs Outperform That brings us to the second reason for real estate’s poor showing in recent years (and its potential rebound now). It’s another fairly obvious one: the direction of interest rates. High Rates Derail the REIT Recovery In 2022, when REITs had recovered from the pandemic, they dropped again and locked in losses that would last for two years. Even now, REITs are below their peak (the , for reference, is 30% higher than its post-pandemic high, as of this writing). The reason is simple: Higher rates raise REITs’ borrowing costs, limiting their potential. As you read this, you might be thinking, “Well, interest rates are now moving lower, so shouldn’t real estate recover?” That’s why REITs are attracting interest, and why RWR has gone from below its pre-pandemic price point to slightly above. And while rates will likely fall at a very slow pace in the next couple years, that’s okay because we’ve got our third trend kicking in (this is the one few people are talking about): strong demand for real estate in Europe. According to the Financial Times, *** property demand jumped 26% in 2024, with hotels leading the way. The Financial Times quoted Tom Leahy, MSCI head of real assets research for Europe, the Middle East and Africa as saying, “The mood in the market is on the cautious side of optimistic.” This caught my attention because I’ve heard similar comments from Wall Street analysts, who see rising demand over the last year less as a blip and more as a change in sentiment. Our “1-Click” Move for 13.8% REIT Dividends Here’s where we get to our action plan: We want to profit from what’s happening in Europe and America without being overly exposed to either (RWR is limited to the US), and by downplaying overpriced REIT sectors. We want a big income stream, too. Which is why we’re looking to the actively managed CBRE Global Real Estate Income Fund (NYSE:). The closed-end fund (CEF) is a holding of my CEF Insider service. It has a third of its assets outside the US and has invested in places where growth is unexpected by the mainstream crowd (but really happening!) like the ***, Japan and continental Europe, which make up about half of IGR’s non-US holdings. The fund’s US assets are largely in high-growth REITs like data-centre owner Equinix (NASDAQ:) and cell-tower “landlord” American Tower (NYSE:). Both are central positions, while IGR’s largest US residential holding, Invitation Homes (NYSE:), was born out of the subprime mortgage crisis. INVH has become a leading buyer of distressed homes (which it then rents out), helping the REIT return 8.1% annualized since it went public in 2017. Now let’s talk dividends, starting with IGR’s 13.8% yield. That huge payout attracted a lot of interest, helping IGR more than double RWR’s returns in 2024, until last October. IGR’s Up-and-Down 2024 Why the run-up? With rates falling, IGR’s portfolio, and massive payouts, attracted scores of investors. Then a market selloff in October, as the Fed slowed rate hikes, caused fickle buyers to look elsewhere. Which brings us to today. As of this writing, IGR trades at a 1% premium to its net asset value (NAV, or the value of the REITs it holds). I expect that premium to grow. That’s because the Fed has made it clear that it will slow its rate cuts, which is why IGR is down to just matching REITs’ performance of around 12% in a year, as of this writing. That’s still strong, but the Fed is still going to lower rates, and as we move closer to the next cuts, expected to begin in June, IGR will likely attract more attention, prompting it to potentially outpace RWR again, while making its dividend even stronger. Scarlett suffered an 4in-deep (11cm) wound to her heart in the kitchen of her family home on Geneva Road on the evening of 5 July, her ******* trial had heard. Both her father and mother claimed the injury was inflicted accidentally but a pathologist said it was “practically impossible” for it to have been caused by anything other other a knife being held firmly in a hand. Durham Police Simon Vickers was found guilty of ******* At the sentencing hearing, prosecutor Mark McKone KC revealed Vickers had a previous conviction from 1993 for wounding with intent after he slashed a man’s face with a Stanley knife, for which the then 19-year-old got two years’ detention, as well as some dishonesty offences. Mr McKone said Vickers’ account of what happened to Scarlett was “inconsistent” with the pathologist’s findings. In mitigation, Nicholas Lumley KC said Ms Hall and Vickers’ parents remained “resolute in their belief” that Vickers “did not intend Scarlett any harm”. Mr Lumley said: “None of them can in fact believe he is now to be known as Scarlett’s *********.” He said in most cases where a child was killed by a parent, there were statements from other relatives demanding “vengeance” and expressing an “insatiable desire for the court to impose the greatest possible punishment”. “There is no such thing here,” Mr Lumley said, adding all those involved were already serving a “life sentence” from which none of them would “ever be free”. Police station video shows Simon Vickers telling police he and his daughter Scarlett were just “mucking about” Ms Hall had previously told jurors she was standing by her partner of 27 years and was adamant he would never have deliberately harmed their daughter. Her parents had said they were all “mucking about” and throwing grapes at each other in the kitchen while Ms Hall was making spaghetti Bolognese. Ms Hall had told police and paramedics she had got the knife out to cut garlic bread and placed them next to some tongs. Google Scarlett died at her home on Geneva Road in Darlington in July Vickers told the court he swiped a pair of tongs towards Scarlett which must have caught a knife, which he had not seen. He said he did not know what had actually happened but thought the knife had got caught against a hot plate and Scarlett had run on to the 8in-long (20cm) blade. Prosecutors said that was extremely unlikely with forensic pathologist Dr Jennifer Bolton concluding Vickers would probably have to have been holding the knife in his hand for it to cause the devastating injury to Scarlett. Vickers had said he bore “moral responsibility” for killing his daughter but claimed it had been a “freak accident” in the confines of their small kitchen. Jurors spent more than 13 hours deliberating before reaching a majority agreement, with 10 finding Vickers guilty of *******. Arm exceeded analyst expectations on both the top and bottom line for the fiscal third quarter when posting results last week.
