The pontiff is “more unwell than yesterday” and had received blood transfusions, the statement said. The ******** said the 88-year-old was alert and in his armchair, but required a “high flow” of oxygen and his prognosis “remains guarded”. The Pope is being treated for pneumonia in both lungs at the Gemelli Hospital in Rome. The blood transfusions were deemed necessary due to a low platelet count, associated with anaemia, the ******** said. “The Holy Father’s condition remains critical,” a statement said. “The Pope is not out of danger.” “The Holy Father continues to be alert and spent the day in an armchair even if he was suffering more than yesterday,” the statement added. The Pope was first admitted to hospital on 14 February after experiencing difficulties breathing for several days. Earlier, the ******** had announced Pope Francis would not appear in public to lead prayer with pilgrims on Sunday, meaning he will miss the event for the second week in a row. On Friday his doctors said there was no imminent risk to his life but he was “not out of danger”. His condition has previously been described as complex. The Pope is especially prone to lung infections due to developing pleurisy – an inflammation around the lungs – as an adult and having part of one of his lungs removed at age 21. During his 12 years as leader of the Roman Catholic church, the Argentine has been hospitalised several times including in March 2023 when he spent three nights in hospital with bronchitis. However, this has created an excellent opportunity for long-term investors to buy shares of excellent high-dividend stocks for relatively cheap valuations. Some real estate investment trusts, or REITs, are especially cheap right now due to a combination of interest rate pressures and business-specific risk factors. But in this group, some look incredibly attractive from a risk-reward perspective. Here are two in particular with yields much higher than the benchmark S&P 500 that might be worth a closer look for patient investors right now. EPR Properties (NYSE: EPR) had a dividend yield of 6.9% at Friday’s prices and is one of the few REITs that makes monthly payments. EPR specializes in experiential properties — that is, it owns the real estate of businesses that sell experiences, not physical products. It owns eat-and-play businesses (TopGolf is one of its largest tenants), waterparks, ski resorts, and more. One of EPR’s biggest risk factors is its exposure to the movie theater industry. While the bankruptcy of Regal Entertainment’s parent company was resolved in a favorable manner for EPR, the future of the theater industry is far from certain, and EPR still gets 36% of its rental income from movie theaters. To be sure, box office revenue has been quite strong recently, and 2025 is widely expected to be an even stronger year. But this is certainly worth keeping an eye on. EPR hasn’t grown too much recently, as the cost of capital (borrowing money or issuing new shares) hasn’t been favorable. But that could change as interest rates gradually come down, and EPR sees an addressable market opportunity of more than $100 billion in real estate it could pursue. In the meantime, this is a highly profitable business that is generating more than enough funds from operations (FFO) to cover its dividend. Easterly Government Properties (NYSE: DEA) is trading around 52-week lows and has fallen by roughly 50% over the past three years. It had a dividend yield of 9.9% at Friday’s prices, making it the highest-paying REIT in this discussion. As the name suggests, this is a REIT that owns properties that are leased to the U.S. government. It owns 100 properties with about 9.8 million rentable square feet, and nearly all are leased to various government agencies, such as the FBI, Drug Enforcement Administration, Department of Veterans Affairs, and more. Story Continues In addition to the interest rate headwinds that are impacting the entire real estate sector, Easterly Government Properties is being hit by the uncertainty surrounding government offices. Reports suggest that up to three-fourths of government office space in the D.C. area is sitting unused, and the Trump administration’s efficiency efforts could put federal office leases on the chopping block. However, Easterly’s properties are generally for mission-critical agencies that use their office space, and much of the portfolio is located far from the D.C. area. Plus, Easterly CEO Darrell Crate recently made the case that the company and the government could mutually benefit from the efficiency push, and Easterly could potentially acquire many properties that are currently owned by the federal government, creating a more capital-efficient structure for the government and facilitating growth for the company. As a final thought, it would be wise to expect somewhat of a rollercoaster ride in the near term with both of these stocks. EPR’s movie theater exposure could create a volatile situation if its major tenants run into trouble, and Easterly could be under pressure until we get more clarity on the administration’s intentions with federal office space. Plus, interest rates remain rather high, and create somewhat of a roadblock to growth with high borrowing costs. Having said that, both companies are well-run businesses that will likely be just fine over the long term. The younger generations clearly value experiences more than their parents did, and this should create a steady stream of opportunities for EPR, and its focus on mission-critical government offices should allow Easterly to make it through the efficiency efforts relatively unscathed. This week, the US Space Force shared a picture it says was snapped last year by the X-37B, showing Earth in the distance and a bit of the craft itself. X-37B launched on its seventh mission at the end of 2023, though not much is known about what that mission entails. Its previous flight, which wrapped up in 2022, set a new endurance record for the space plane, logging 908 days in orbit. There isn’t too much information to glean from the photo, but it does offer a rare look at X-37B in space. “An X-37B onboard camera, used to ensure the health and safety of the vehicle, captures an image of Earth while conducting experiments in HEO in 2024,” the Space Force wrote on X. US Space Force One thing we have been told about the current mission is that it marks the first time the Boeing-made X-37B has tried out a maneuver known as aerobraking, or a more fuel-efficient method of changing orbit through “a series of passes using the drag of Earth’s atmosphere.” The Space Force said back in October that the vehicle had begun the process, and the latest update indicates it was successful. “The X-37B executed a series of first-of-kind maneuvers, called aerobraking, to safely change its orbit using minimal fuel,” the Space Force noted. Trump said Friday night that Caine was his pick as the next Joint Chiefs of Staff chairman, making the announcement in the same social media post in which he fired Air Force Gen. CQ Brown Jr., who had held that job for 16 months after a career as a history-making fighter pilot. Brown’s ouster — followed soon by that of other military leaders — came as Trump and Defense Secretary Pete Hegseth are pushing out officers who have supported diversity, equity and inclusion in the ranks. It was not immediately clear what it would take to recall him to active-duty service so he could go through Senate confirmation. Caine does not meet the position’s prerequisites, such as being a combatant commander or service chief, as laid out in a 1986 law that does allow a president to waive those requirements. “I know he’s nontraditional, but that’s kind of what this administration looks for,” said Chris Miller, who served as Trump’s last acting secretary of defense in his first term. After finding Ohaeri Jr., the eldest of their four sons, his mom performed CPR while his father, Nnamdi Ohaeri Sr., contacted a neighbor and police for help, per KTLA, but the teen was later pronounced dead. And though it initially appeared that Ohaeri Jr. had taken his life, his parents had doubts, so they began investigating on their own, which led them to discover that their late son had learned of a dangerous social media challenge, KTLA reported. It is unclear whether the teen’s death has been officially ruled a suicide or whether police are investigating the circumstances of his death. But Ohaeri Jr. had strict parental controls on his phone and no social media accounts, his parents told the outlet, which led them to believe that he learned of the challenge from his classmates. The Murrieta couple hope that their son’s story can inspire other parents to be more aware of what their kids are exposed to on social media and through their peers. As a parent, Ohaeri Sr. said he has been “mindful of influences” and open with his sons about topics like drugs, “but we don’t talk about not following social media trends or playing social media games,” he told KTLA. “And maybe we need to.” In the wake of his son’s death, he added, “I’m going through the Rolodex of guilt now like, ‘Did we check in more? Some 150,000 residents have been displaced since the fires broke out in early January. Much of the Los Angeles area communities of the Pacific Palisades and Altadena were destroyed during the days of blazes. In a recent YouTube video, Zeihan argued boomers built an increasingly generous ******** state during their prime earning years, but now that they’re retiring, the financial burden is shifting to younger generations — especially Generation X, which is significantly smaller in size. “The boomers have created a social ******** state for themselves that they never had any intention of paying for,” Zeihan said. “Fast forward to today, two thirds of them are retired. They’re taking their money, they’re going home. The taxes that they’re paying have dropped off, and we are left with a ******** state to fund their retirement without their income to pay for it all.” The numbers back up Zeihan’s concerns. According to Statista estimates, there are about 70 million baby boomers in the U.S., compared to roughly 65 million Gen Xers. Meanwhile, according to the United States Census Bureau, about 10,000 boomers turn 65 every day, further accelerating the strain on government finances. And according to Zeihan, that spells trouble for the nation’s long-term financial stability. “So simply on the numbers between the exiting boomers and the entering Xers, we’re looking at chronic budget deficits … we’re looking at absolutely massive multi-trillion-dollar deficits every single year to be continued,” he said. “Deficits: massive, locked in as long as the boomers live, which is going to be on the average, another 15 to 25 years, based on who’s doing the math.” The deficit problem is already serious. In fiscal year 2024, the federal government spent $6.75 trillion while collecting $4.92 trillion in revenue, leading to a $1.83 trillion deficit. The Congressional Budget Office (CBO) projects that the 2025 federal budget deficit will climb to $1.9 trillion. There’s also increasing concern about Social Security’s sustainability. According to the program’s annual Trustees Report, the Old-Age and Survivors Insurance (OASI) Trust Fund will only be able to pay 100% of scheduled benefits until 2033. Story Continues After that, any further program income will only cover 79% of scheduled benefits. As boomers enter their golden years, Gen X is set to benefit financially — at least for now. Zeihan believes the financial burden of the state will “fall on” Gen X, but in the meantime, the generation will dominate the economy. “Until we get to that point, it’s a Gen X world,” he said. “We’re going to control all of the money. We’re going to control the majority of the property. We’re going to dominate the stock market.” However, he warns that this advantage will be short-lived. As millennials — who have already overtaken boomers as the largest U.S. generation, with 72.7 million people — gain political power, they will likely push for major budget reforms. And according to Zeihan, Gen X will be the ones footing the bill. However, while Zeihan suggests that Gen X will control the majority of property and dominate the stock market, it’s important to remember that this financial opportunity isn’t exclusive to any one generation. For instance, while traditional homeownership typically requires a hefty down payment and a mortgage, you don’t need to buy a property outright to start investing in real estate. Crowdfunding platforms, for example, allow everyday investors to own shares in rental properties without the large down payments or management headaches traditionally associated with real estate ownership. Investing in stocks can be even simpler — just ask Warren Buffett. He advocates for a strategy that doesn’t require stock-picking expertise. “In my view, for most people, the best thing to do is own the S&P 500 index fund,” he famously said. This approach gives investors exposure to 500 of America’s largest companies across various industries, providing diversified exposure without the need for constant monitoring or active trading. Buffett believes so strongly in this strategy that he has instructed 90% of his wife’s inheritance to be invested in “a very low-cost S&P 500 index fund” after he dies.
