Agribusiness juggernaut Elders will buy out rival Delta Ag for $475 million in a move that will see the group acquire a network of 68 farm inputs outlets nationwide.
Delta operates throughout WA, Victoria, New South Wales and South Australia, selling fertilisers, seeds, animal health products, fuel, and technical advisory services to farmers via about 40 independent wholesale customers
Elders confirmed the purchase on Monday, with chief executive Mark Allison saying it would provide the group greater exposure to key local retail markets.
“Delta provides us with … a market-leading agronomy and farm advisory team to complement and extend our products and services range for rural and regional customers,” he said.
“It will also enhance Elders’ existing technical service network and its offering in ag tech and precision agriculture, through Delta’s farm advisory business and respected network of specialists.”
Delta’s leadership team, staff and operations will remain unchanged, according to Elders, despite some towns — including Gunnedah in NSW — having both Elders and Delta outlets.
Established in 2006, Delta also includes an in-house agricultural chemicals and animal health private label brand.
“Elders has a proven track record of synergy generation through backward integration and anticipates the acquisition will create meaningful value for Elders shareholders,” Mr Allison said.
Delta managing director and co-founder Gerard Hines said there was “strong cultural alignment” between the two businesses.
“Our management team will remain unchanged and we are excited to be able to continue to provide our customers with innovative and value adding business solutions with the added support of Elders,” he said.
The acquisition will now need to be cleared by the *********** Competition and Consumer Commission but is expected to be completed within the first half of next year.
Elders went into a trading halt on Monday for a $246m capital raising to help pay for the acquisition.
Confirmation of the acquisition comes on the same day Elders — which was established in 1839 and is one of Australia’s oldest companies — reported a 55 per cent fall in net profit after tax to $45.1m for the 12 months to September 30.

(FOX40.COM) — A man accused of stealing over $35,000 worth of merchandise from several stores and reselling it was arrested, according to the Citrus Heights Police Department.
On Friday, CHPD arrested a 29-year-old Sacramento man after a “detailed investigation.” The man is allegedly behind numerous grand thefts across Sacramento County. Police said he targeted local retail stores and obtained a search warrant for his residence.

During the search, CHPD said it found over $10K in stolen clothing from a retailer. The man was arrested for alleged organized retail theft and robbery. He was booked into the Sacramento County Main Jail.

Same-**** marriage in Thailand expected to bring increase in tourists
Thailand’s same-**** marriage legislation, scheduled to come into effect in January 2025, could attract an additional 4 million tourists to the country per year, according to a report commissioned by the travel company Agoda.
The report published Thursday estimates the country’s marriage equality law may increase tourism arrivals by 10%, netting the country an extra $2 billion in tourism revenue per year, within two years.
Arrivals are expected to come, not only from same-**** couples and their wedding guests, but from the broader LGBTQ community and beyond.
“Thailand is set to attract a growing number of travellers and expatriate workers who seek not just a vacation spot but a place where they can feel truly accepted,” according to the report, titled “The Economic Impact of Marriage Equality on Thailand’s Tourism Industry.”
Thailand’s new legislation — scheduled to go into effect on Jan. 22, 2025 — is projected to add 76,000 full-time jobs to its tourism industry, while raising the country’s ****** domestic product by .3%, according to the report from the public policy consultancy Access Partnership.
The new law will make Thailand the third place in Asia to allow same-same marriage, following Taiwan in 2019 and, on a more limited basis, Nepal in 2023. The law is also set to grant same-**** couples rights related to child adoption, health care and inheritance.
Calculating the impact
To calculate the potential economic impact of Thailand’s new legislation, the report examined the effect of same-**** marriage legislation in other countries.
“Other markets, such as New Zealand and the ******* States, saw notable increases in same-**** weddings following introduction of marriage equality legislation,” Timothy Hughes, Agoda’s vice president of corporate development, told CNBC Travel.
New Zealand legalized same-**** marriage in 2013. By 2016, the majority of same-**** weddings in the country were for visitors, the report said.
Australians made up more than half (58%) of same-**** weddings in New Zealand from 2013 to 2017, according to the report citing Statistics New Zealand. This figure fell to 26% in 2017, after Australia passed its own same-**** marriage law, it said.

Agoda’s report also analyzed other factors that influence international tourists, including the attractiveness of a destination, the affordability of travel, the ease of entrance, and the perceived level of acceptance of LGBTQIA+ issues.

He highlighted the economic opportunity from Indian travelers, predicting Thailand will become a top destination “for Indian LGBTQIA+ couples and those ready to celebrate with them.”
A ‘unique strategic opportunity’
The planning, for some, has already begun.
Ann Chumaporn, a Thai rights activist and co-founder of Bangkok Pride, said her organization is arranging a mass wedding event for same-**** couples on Jan. 23, 2025 — the first day that marriage registrations can be filed, she said.
“We have over 300 couples registered, and our goal is to reach 1,000 couples nationwide,” she told CNBC Travel. “We already have international couples registered.”
The Thai government also has its sights set on hosting WorldPride, a global pride event that netted New South Wales $185.6 million *********** dollars ($120 million) when Sydney hosted in 2023, according to Agoda’s report.
Evidence from other markets shows couples do travel to get married abroad, even if the marriage isn’t legally recognized in their home countries, said Agoda’s Timothy Hughes.

Rainbow tourism, as it is known, is valued at $200 billion worldwide, according to the report.

Australia’s Test cricket stars have jubilantly reunited in Perth ahead of their blockbuster series against India.
After touching down in Perth late on Sunday, the *********** squad took their first steps on the WACA ground, where they had a practice session on Monday morning.
It’s the first time the squad has been together since February’s tour of New Zealand, and the joy in the air was palpable.
There were plenty of jokes being cracked as the first team members started a light warm-up with Steve Smith, Mitchell Starc and Nathan Lyon, who arrived ahead of the main squad last week, settling in.
Travis Head gave the whole team a laugh as he entered the playing field for their welcome-back meeting wearing his batting helmet, only to hand it to Test debutant Nathan McSweeney to signal he now had short-leg/bat-pad duties.
While Starc and Usman Khawaja caught up, Smith threw peace signs as he and Marnus Labuschagne soaked in the early morning sun during a warm-up lap.
Labuschagne was one of the first to welcome McSweeney as the squad broke up into groups for fielding practice, with McSweeney joining the slips corden in his first session with the team.

A 66-year-old Texas man was recently shot and ******* after trying to sell a cellphone on Facebook Marketplace, according to the Dallas Police Department.
Amaya Medrano, 19, was charged with capital *******, police said. Police announced her arrest in a press release on Nov. 13.
According to Fox 4, Ahmad Alkhalaf was found ***** at an Oak Cliff gas station on Nov. 8. Officers found his body next to his pickup truck.

Court records obtained by FOX 4 show that Medrano pleaded guilty to stabbing someone in 2023 and was serving a five-year probation sentence over the incident at the time of her arrest.
Medrano is currently being held in the Dallas County Jail; her bond is set at $1 million.
Amaya Medrano, 19, was charged with capital ******* over the incident.

BHP Australia boss Geraldine Slattery warns our mining sector is not ready for low-cost competitors
BHP’s Australia chief says the nation can’t rely on its traditional mining export markets and is unprepared for a new era of lower-cost competitors.
The ***** in demand from China’s industrialisation is now “past the ******* of aggressive growth,” BHP’s Australia president Geraldine Slattery said Monday in a speech in Brisbane.
BHP, the world’s biggest miner, and rival Rio Tinto have recently acknowledged that ******** steel demand is plateauing.
Other commodities, such as nickel — which is key to the energy transition due to its use in electric vehicles — are being pursued by countries that are “often better placed than Australia,” Ms Slattery said, referring to costs and royalty regimes.
Nickel prices are at about half the level they were at in late 2022, thanks to a flood of supply from Indonesia, where ******** companies have invested heavily in processing facilities.
“In this shifting world, there are many competitors aggressive in their pursuit of market share and the technology that unlocks a lower cost of supply,” Slattery added.
“The shift in the nickel market tells this story best in the recent past,” she said. “For BHP, this resulted in the difficult but necessary decision to temporarily suspend our Western Australia Nickel operations.”

I added a new SSD to PS5 Pro to get faster loading times — here’s what happened

The base PS5 already offered super fast loading times, but the PS5 Pro takes things a step further and shaves off a few extra seconds in some of the best PS5 games. That should be more than good enough, but gamers always want better. Therefore, hoping to reduce my time spent staring at loading screens even further, I upgraded my Pro console with one of the top-rated PS5 internal SSDs.
Back in the summer of 2021, I upgraded my launch PS5 with a WD_Black SN850 drive and found that loading times were often reduced (only by fractions of seconds in most cases, but it all adds up!), so this time I opted for the newer model of that same drive, the WD_Black SN850X.
After all, I had just upgraded my PlayStation console to a Pro model, it seemed only logical to enhance the additional internal SSD that was going to be installed in its storage expansion bay at the same time. Here’s my experience…

Adding a new SSD on PS5 Pro is a breeze
A WD_Black SN850X SSD installed in a PS5 Pro
Adding an internal SSD on PS5 Pro is the same simple process as on PS5. You just need to remove one of the console’s faceplates, locate the storage expansion bay, unscrew the cap, snap your SSD into place, and close everything up. Easy.
All existing SSDs compatible with the base PS5 are also compatible with the PS5 Pro. This will come in handy for anybody with an additional SSD installed in a base PS5 console and looking to upgrade to the PS5 Pro this year, as you can transfer the SSD across. Just remember that your chosen SSD must meet Sony’s listed specifications, and you must have a heatsink to ensure effective cooling.
One of my favorite things about adding an internal SSD to PS5 is that it doesn’t replace the console’s stock hard drive. This means you also retain the original storage amount (825GB on PS5, 1TB on PS5 Slim and a sizeable 2TB on PS5 Pro). So, with the SN850X installed in my PS5 Pro, I had a massive 3TB to play with.
PS5 Pro SSD vs. WD_Black SN850X — the results
After switching on my PS5 Pro with the WD_Black SN850X safely installed, I was greeted with a notification screen that the drive needed to be formatted. This took merely a few seconds, and I was then informed that the SSD registered a read speed of 6498 MB/s. Not a bad result, but this is actually a bit lower than its stated maximum speed of 7,300MB/s.
I decided to test transfer speeds and loading times across four PS5 games, and one PS4 game: Elden Ring, Horizon Zero Dawn Remastered, The Last of Us Part 1, Marvel’s Spider-Man 2 and Red ***** Redemption 2.
Firstly, I transferred the game from the PS5 Pro’s internal storage to the SN850X SSD and then transferred the game back. You can see the results in this table:
Next, it was time for the real test: Loading speeds. As noted, in 2021 when I tested loading speeds between a base PS5 console and the WD_Black SN850 loading times marginally reduced (on average) when running off the Western Digital SSD. So, I had high hopes for the WD_Black SN850X, which boasts a faster read and write speed than its predecessor.
I opted to test the same five games as before, and for reference, to test loading times, I timed how long it took a game to boot from the PS5 Pro home screen to the first possible instance of gameplay.
I also tested these five games on a standard launch PS5 console and a WD_Black SN850 (installed on a base PS5) to see which offered the quickest loading.
NB: The significant discrepancy between loading times on Marvel’s Spider-Man 2 on PS5 Pro and WB_Black SN850X compared to PS5 and WD_Black SN850 is due to being unable to skip the developer opening animations on the latter. I’m unsure if this is due to the extra power of the PS5 Pro or if it was a technical bug.
Should you buy an internal SSD for PS5 Pro?
A WD_Black SN850X SSD installed in a PS5 Pro
Based on my testing, the fastest loading times largely come when playing games directly from the PS5 Pro’s stock SSD. The WD_Black SN850X offered quicker loading compared to the base PS5 and the WD_Black SN850 but was a few seconds slower when pitted against the PS5 Pro’s internal components.
Of course, we’re talking mere seconds here. The load times when running a PS5 (or PS4) game directly off the WD_Black SN850X are still impressive. Not to mention, I would still argue it’s worth adding an internal SSD to your PS5 Pro console for the extra storage alone. Yes, 2TB is plenty, but with 3TB (or more if you opt for a larger model) you’ll be sorted for the rest of the PS5 generation.
Plus, now is a great time to be in the market for a new PS5 SSD as ****** Friday sales are going live. We’ve seen the 1TB WD_Black SN850X SSD drop well below $100 in seasonal sales before, and it’s already discounted to just $99 at Amazon now, with the potential of further reductions over the ****** Friday weekend.
So, while adding a WD_Black SN850X to my PS5 Pro may not have further reduced the console’s already super short load times, I’ll keep it installed in my console for the foreseeable future. I love having so much available storage that I don’t have to worry about deleting old favorites to make room for new releases.

Perth Heat have split their *********** Baseball League season-opening series with Brisbane Bandits at Empire Ballpark, after the visitors rallied from a two-game deficit with a pair of big wins.
Missing several stars away on international duty at the Premier12 tournament, the Heat shot out to a two-game lead in the series, winning 5-0 and 5-2 on Friday and Saturday.
However, the Bandits rallied and produced back-to-back 7-0 wins in games three and four to level the series at two apiece.
There were bright spots for the Heat, particularly Tampa Bay Rays’ prospect Angel Mateo recording 5 RBIs in the opening two games, while highly-touted young Korean pitcher Young Woo Shin impressed on debut.
Perth opened their season brightly in game one, although it took until the bottom of the fifth for them to score their opening run of the season when Marcus Strother doubled to send Bryon Armstrong in.
Mateo then took over, singling on a fly ball in the sixth inning to make it 2-0, before adding a three-run homer in the eighth to seal victory.

Shin started the game on the mound for the Heat and allowed no hits through four innings, throwing eight strike outs in the process.
The Heat got off to a fast start in game two as Mateo homered in his side’s opening inning after a sacrifice fly by Jhon Diaz to help Perth a 2-0 lead.
Brisbane halved the deficit through Donald Lutz at the top of the second before Hyungchan Um teid things up in the sixth inning with a triple.
But Perth responded quickly as Jess Williams drove in Jhon Diaz and Jaxon Limpus, and Marcus Strother singled to make it a three-run sixth inning for the Heat, enough to claim a 5-2 win.

Sara moves on to Mexico after floods in Honduras
Slow-moving Tropical Depression Sara has headed on to Mexico’s Yucatan Peninsula after unleashing widespread floods over Honduras and Belize that ******* at least one person and forced thousands to flee.
The US National Hurricane Center (NHC) forecast that Sara will weaken as it moves further inland over Mexico’s Quintana Roo state, but warned rainfall over the area could trigger floods and mudslides.
The Miami-based forecaster estimates Sara’s maximum sustained winds at 56km/h, while its northwesterly movement had picked up to 19km/h.
The centre of the storm is currently located some 255km southeast of the city of Campeche, Mexico, according to the latest NHC report.
“Don’t take anything for granted! Secure loose objects and everything that could become a projectile,” Mexico’s national emergency services advised in a post on social media platform X.
Honduran risk management officials said more than 110,000 people had been impacted by the storm, with about 8000 evacuated from homes and some 5000 relocated to shelters.
It listed 1700 local communities that had been cut off from communications as more rain continued to fall on Sunday over much of the country, especially in the eastern and southern areas.
Over the weekend, Sara churned to the northwest where it made landfall on neighbouring Belize, home to ancient ruins, beach resorts and coral reefs popular with tourists.
Belize chief meteorologist Ronald Gordon noted some 30cm of rain had hit the central coastal town of Dangriga, south of Belize City, while stressing the risk of localised flooding.
The Belizean government urged locals to hold religious services remotely, while announcing that all schools would be suspended on Monday as a precaution.

NEW YORK (PIX11) — Sunday will bring above normal temperatures in the mid to upper-60s with partly sunny skies.
These temperatures could flirt with the record high of 71 degrees, as this unseasonably warm November continues. Clouds will increase throughout the day, as a stray shower is possible in the overnight and early morning hours.

However, by Monday afternoon, the sun will return. Highs again are expected to be in the mid-60s.
Tuesday will be a bit cooler with temperatures in the low 60’s. However, under the influence of a warm front, southeast winds will warm us up back into the mid-60s on Wednesday. Clouds will build ahead of showers that will likely arrive by the early morning hours of Thursday.
This system will bring much-needed rain, as much of the Tri-State Area is still in a drought and in a significant rain deficit. Along with the rain, temperatures will drop from the low-60s to the mid-40s by Thursday evening.
With the temps so low, the region could see some snow by Friday.
Rain should linger around into Friday with high temperatures only in the upper-40’s. By early next weekend, we will remain chilly.

The Exploration Company raises $160M to build Europe’s answer to SpaceX Dragon
Only two companies currently provide cargo delivery to and from the International Space Station, and both are based in the ******* States. The Exploration Company, which operates out of Germany, France, and Italy, is looking to change that: It just closed a large funding round to further its mission of building Europe’s first reusable space capsule.
The $160 million Series B round will fund the continued development of the Nyx spacecraft, which will be capable of carrying 3,000 kilograms of cargo to and from Earth. The company, which was founded three years ago by aerospace engineers Hélène Huby, Sebastien Reichstat, and Pierre Vine, is aiming to conduct Nyx’s maiden flight to and from the ISS in 2028.
“We are the first company in the world where this is for the first time mainly funded by private investors,” Huby said in a recent interview. This is in contrast to SpaceX’s Dragon capsule, which she said was “mainly funded by NASA.”
The new funding, which was led by Balderton Capital and Plural, brings the startup’s total funding to date to over $208 million. The Series B also included participation from Bessemer Venture Partners, NGP Capital, and two sovereign ********* funds, French Tech Souveraineté and DeepTech & Climate Fonds.
“We’ve been able to deliver on promises in the past three years,” Huby said. “We’ve been able to meet our cash target ever quarter … The investors, they could see that we basically can deliver on time, on cost, on quality.”
The startup has made traction with the ********* Space Agency (ESA), which has recognized the need to foster native space launch and transportation capabilities. The Exploration Company was awarded a study contract worth around €25 million ($27 million) to develop cargo return services earlier this year. That contract will run through 2026, with additional competitive contract opportunities expected to follow. ESA’s aim is to have at least one capsule launching to the ISS in 2028.
The structure of the contract, called the LEO Cargo Return Service Contract, resembles NASA’s Commercial Orbital Return Transportation Services program that the agency launched in 2006. That program resulted in multibillion-dollar transportation contracts to SpaceX and Orbital Sciences Corporation (now Northrop Grumman).
It’s a promising start, but equally promising is the traction The Exploration Company is seeing on the commercial side. Around 90% of the startup’s $770 million contract backlog has come from private station developers Vast, Axiom Space, and Starlab, according to recent reporting.

The Exploration Company’s first demonstrator vehicle launched on the maiden flight of Ariane 6 this summer, though it was not deployed due to an issue with the rocket’s upper stage. The second sub-scale demonstrator mission, called Mission Possible, is scheduled to launch on a SpaceX Falcon 9 next year.
“I highly respect what SpaceX has been able to achieve,” Huby said. “We are trying to learn as much as possible from that, we are inspired by what they have achieved. But we also believe the world needs more competition and we want, step by step, to build an alternative. We are very aware that we are late, that we are much smaller, etcetera, but we need to start.”

Global shares rise ahead of Nvidia results
Global stocks have begun the week on firmer footing ahead of a highly anticipated earnings release from Nvidia, while in Japan, a speech from its central bank’s head left markets none the wiser on the country’s rate outlook.
Bank of Japan (BOJ) governor Kazuo Ueda reiterated the central bank will keep raising interest rates if economic and price developments move in line with its forecasts, but made no mention of whether a hike could come in December.
His speech had been closely watched by investors for clues on the BOJ’s next rate hike, which could have been seen as a way to push back against the yen’s weakness.
The ********* currency has fallen some seven per cent since October against a resurgent dollar and last week weakened past the 156 per dollar level for the first time since July, keeping traders on alert for any intervention from ********* authorities.
It was last 0.3 per cent lower at 154.72 per dollar, paring some of the losses it made as Ueda spoke.
On the chance of a BOJ hike next month, IG market analyst Tony Sycamore said it would “depend on where dollar/yen is to a degree”.
“If dollar/yen’s up at around 160, I think that would increase the (chances) of a rate hike. But I think he’s probably not unhappy with dollar/yen sitting around 150, 152. I think that probably keeps him on the sidelines until next year.
“It’s coming, it’s just a matter of when … the ********* economy is doing OK.”
Despite a weaker yen, Japan’s Nikkei fell 0.76 per cent, dragged by a decline in shares of healthcare companies.
MSCI’s broadest index of Asia-Pacific shares outside Japan, meanwhile, advanced 0.7 per cent.
Similarly, Nasdaq futures gained 0.6 per cent, while S&P 500 futures edged up 0.25 per cent.
The highlight for investors this week will be Nvidia’s third-quarter results on Wednesday, where analysts expect the artificial intelligence chip leader to record a jump in revenue.
Shares of Nvidia are up nearly 200 per cent this year, with its hefty weighting in the S&P 500 partially responsible for the index’s charge to record highs this year.
But its blistering multi-year run has also raised the bar for earnings outperformance and a slip-up could fuel worries the market’s AI hopes have outstripped reality.
Elsewhere, ******** stocks opened higher on Monday. The CSI300 blue-chip index last gained 1.22 per cent, while the Shanghai Composite Index jumped 1.34 per cent.
Hong Kong’s Hang Seng Index rose 1.5 per cent.
US Treasury yields held near multi-month highs on Monday, bolstered by bets of less aggressive Federal Reserve rate cuts down the line.
The benchmark 10-year yield steadied at 4.4315 per cent, while the two-year yield last stood at 4.2990 per cent.
Futures imply a 60 per cent chance of the Fed easing by a quarter-point in December and have only 77 basis points of cuts priced in by late 2025, compared with more than 100 a few weeks ago.
That has come on the back of Chair Jerome Powell’s comments on Friday signalling that borrowing costs could remain higher for longer, and on the view that US president-elect Donald Trump’s touted policies of tariffs, reduced immigration and debt-funded tax cuts will stoke inflation, limiting the scope for further policy easing.
“With changes afoot in immigration policy, tariff policy, and fiscal policy, Fed officials would tread more lightly anyway in view of the inflationary impact that these policies pose, and the need to keep real policy interest rates higher than otherwise, as a result,” said Thierry Wizman, global FX and rates strategist at Macquarie.
At least seven Fed officials are due to speak this week and traders assume they will sound cautious about aggressive cuts.
The shift in outlook for US rates and inflation has in turn lifted the dollar, which has scaled fresh peaks alongside US Treasury yields.
Against a basket of currencies, the greenback hovered near a one-year high at 106.66.
Sterling last bought $1.2640, languishing near last week’s six-month low, while the euro ticked up 0.03 per cent to $1.0543.
A horde of ********* Central Bankers are also speaking this week and could sound more dovish given recent soft economic data and the risk of Trump’s proposed tariffs hitting EU trade.
In commodities, oil prices firmed on Monday. Brent crude futures rose 0.18 per cent to $71.17 a barrel, while US crude futures were little changed at $67.05 per barrel.
Spot gold jumped 1.24 per cent to $2,593.02 an ounce, recovering from its sharp fall last week.

The sheriff’s office says restaurant owners subsequently asked their Certified Public Accountant (CPA) to look into the canceled transactions by Ann Milewski, which showed an estimated loss of over $57,000 dating back to 2021.

This revelation suggests that there might be slight differentiation in terms of specifications between both models.
On the other hand, the Indian variant of the Realme GT 7 Pro will still feature 120W SuperVOOC fast charging support, similar to its ******** counterpart.

Shares of Samsung Electronics jumped on Monday after the company unveiled a surprise plan to buy back about 10 trillion South Korean won ($7.19 billion) worth of its own stock over the next 12 months.
The South Korean tech giant’s stock rose more than 7% in Seoul, after shares had already surged 7.21% on Friday, following news that the company reached a preliminary agreement with its largest workers union, which went on strike in July.
Samsung last bought back shares in November 2017, according to data maintained by LSEG.
In a regulatory filing, the company said that 3 trillion won of shares will be initially bought back in the next three months and canceled.
While the repurchase of the remaining 7 trillion won worth of shares will be “authorized accordingly by the Board, which will decide on ways to enhance shareholder value, including when and how to use the treasury shares,” it added.
Shares of Samsung had hit a four year low on November 15, after the company posted a disappointing profit guidance for its third quarter and amid worries about tariffs after U.S. President-elect Donald Trump won the presidential election.
The company has fallen behind rival SK Hynix in the race to supply high bandwidth memory, or HBM chips, that are a key component used by AI leader Nvidia, with analysts telling CNBC that “it is fair to say that Samsung has not been able to close the gap with SK Hynix on the HBM development roadmap.”
HBM is a type of dynamic random access memory, known as DRAM. DRAM is often used in laptops, workstations and PCs.
According to South Korean media, SK Hynix is the first chipmaker in the world to supply fifth-generation HBM3E chips in March to Nvidia.

Hall emphasized that the path to millionaire status isn’t one-size-fits-all. It’s heavily influenced by your geographic location, lifestyle choices and family situation.
“A dollar stretches much further in rural areas compared to major metropolitan cities, ” he noted. “Similarly, the financial responsibilities of raising children can significantly impact your ability to save and invest.”
However, Hall pointed out that these factors shouldn’t be seen as insurmountable obstacles. Instead, they’re variables to be accounted for in your financial planning. “The key is to work with what you have and optimize your financial strategies accordingly,” he said.
So, how do average-income earners reach millionaire status by 40? Hall broke it down into the following key strategies:
The first step? Take full advantage of your employer’s retirement plan. Whether it’s a 401(k), Simple IRA, or SEP IRA, Hall said the advice is clear. This strategy is about more than just saving, he explained, it’s about maximizing free money.

“Many employers offer matching contributions, which is essentially free money added to your retirement savings. For example, if your employer offers a 50% match on the first 6% of your salary that you contribute, and you earn $50,000 a year, that’s an extra $1,500 annually added to your retirement savings.”
But don’t stop at the match.
“Push yourself to contribute the maximum allowed by law each year,” Hall encouraged. “As of 2024, the contribution limit for a 401(k) is $23,000 for those under 50.”
By maxing out your contributions, Hall added you’re not only building your nest egg faster, but also reducing your taxable income for the year.
“Remember, these contributions are typically made with pre-tax dollars, meaning you’re lowering your taxable income while saving for the future,” he said. “It’s a win-win situation that forms the foundation of your millionaire strategy.”
The second strategy, according to Hall, involves ensuring you’re paid what you’re worth.
“Make sure you’re paid your value now,” Hall emphasized. “If you work for someone else, you’re never going to really get paid exactly what your value is to the company, because companies need to make profit. But you need to be always asking for raises doing your best work. But also interviewing and looking for other positions.”
This advice goes beyond simply asking for a raise, Hall explained.
“It’s about continuously improving your skills, staying aware of industry standards, and being proactive about your career growth,” he concluded.

A large bushfire which has destroyed at least one home and torn through well over 1000 hectares of land may have been deliberately lit, authorities have revealed.
Hot and windy conditions across Victoria over the weekend sparked more than 80 grass, scrub and bush fires across the state.
Two bushfires persisted into Monday – one at Yuulong near the Great Ocean Road in the southwest, and another at Kadnook, which is inland near the South *********** border.
The Yuulong blaze was downgraded from “leave now” to “stay informed” about 11am on Monday.

The Kadnook ***** was also downgraded to “threat reduced” about an hour later, though residents still cannot go back to the homes they were forced to leave.
Victoria Country ***** Authority assistant chief Mark Gunning said authorities are treating the Kadnook blaze as possible arson.
“The ***** started just south of Kadnook and it’ll be investigated. ***** investigators are on the ground today,” Mr Gunning told ABC.
“They were on the ground yesterday, working with police, and at this stage we’re treating the ***** as suspicious.”
Both fires have burned through thousands of hectares of land.
At least one house has been lost in the Kadnook blaze and there are fears at least two more may have been lost.

“The ***** is now contained,” the latest update from Vic Emergency states.
“It is not yet safe to return to *****-affected properties.
“Other properties that are in the warning area that have not been affected by road closures or ***** may resume normal activities.”
***** crews and heavy equipment will remain in the area to make things safe.
The warning continues: “Trees can be extremely dangerous when impacted by bushfire or high winds. Avoid standing, parking or travelling in areas of ***** affected trees.”
Some roads are still closed.
A cool change overnight Sunday into Monday has helped the overall situation, but the Country ***** Authority says fires in the state’s west could ***** for weeks and conditions are forecast to turn hot and windy again from Thursday.

Edenhope deputy group officer Stuart Grigg said the blaze near Kadnook in the far west was proving a challenge for ***** crews.
“The worst part we’ve got is this has all happened at the start of the ***** season, and we’re probably going to have to deal with this for quite a long time yet, which is really going to be tough on resources,” he told the ABC.
The West Wimmera Shire mayor said at least one home, several sheds and other farming infrastructure had burned down.
The other major ***** – near the Great Ocean Road in the southwest – is still not officially under control, but a “leave now” warning has been downgraded to “stay informed”.
Hikers on the Great Ocean Walk were told to find shelter and residents were told to leave early on Sunday.
“The bushfire at Lavers Hill-Cobden Rd, Chapple Vale is still not yet under control,” the latest Vic Emergency update from 11am Monday says.
“Firefighters have been able to slow the spread of ***** for now, but the situation can change at any time. You must monitor conditions and be ready to act.”
The Great Ocean Road and all sections of the Great Ocean Walk are open, but may be closed if conditions change.
“There is currently no threat to communities, but you should continue to stay informed and monitor conditions,” Vic Emergency says.

What to know about the congressional push to expand some Social Security benefits
WASHINGTON (AP) — The House has passed legislation that would provide full Social Security benefits to millions of people, pushing it one step closer to becoming law.
The Social Security bill on Tuesday won bipartisan support in the House, 327-75, in what is now the lame-duck ******* for Congress. The bill now heads to the Senate, where passage is not assured despite considerable support.
Here’s what to know about the legislation and what could happen next.
WHAT DOES THE BILL DO?
Decades in the making, the bill would repeal two federal policies — the Windfall Elimination Provision and the Government Pension Offset — that currently limit Social Security payouts for roughly 2.8 million people, according to reports from the Congressional Research Service.
The policies broadly reduce payments to two groups of Social Security recipients: people who also receive a pension from a job that is not covered by Social Security and surviving spouses of Social Security recipients who receive a government pension of their own.
People who worked in state, local and federal government jobs have been heavily affected by the policies, as have teachers, firefighters and police officers, according to lawmakers and advocates.
Both provisions would be repealed by the bill, thereby increasing Social Security payments for many.
WHAT WOULD BE THE COST OF EXPANDING THE BENEFITS?
The budgetary effect of the legislation is considerable, adding an estimated $195 billion to federal deficits over 10 years, according to the Congressional Budget Office.
That means more fiscal strain on the Social Security Trust funds, which were already estimated to be unable to pay out full benefits beginning in 2035. Some conservatives in the House attempted to block the legislation due to its cost.
Supporters of the bill in the House acknowledged the fiscal impact but said it was a matter of fairness.
“For more than 40 years, the Social Security trust funds have been artificially propped up by stolen benefits that millions of Americans paid for and that their families deserve,” said Reps. Garret Graves, R-La. and Abigail Spanberger, D-Va., the lead sponsors of the bill in the House.
“The time to put an end to this theft is now,” they said.
WHAT HAPPENS NEXT?
The Social Security bill has 63 sponsors in the Senate — a significant tally because 60 votes are needed to pass most legislation in the chamber.
Sens. Sherrod Brown, D-Ohio, and Susan Collins, R-Maine, the lead sponsors, have urged colleagues to take up the bill as soon as possible.
But the Senate has a jam-packed schedule in the remaining weeks of the year, with government funding, disaster relief and an annual must-pass defense bill likely to eat up considerable floor time.
If passed by the Senate, the bill would go to President Joe Biden. If the bill is signed into law, the changes would be effective for benefits payable after December 2023.
But if the bill doesn’t pass the Senate by Jan. 3, when a new session of Congress begins, it would expire and supporters would have to start over.
