Perth eco-houses fetching six-figure premiums as more homes being billed as energy efficient

Perth homes which are energy efficient will likely attract an extra $110,000 in its value according to a new report.

Domain’s Sustainability in Property 2025 report revealed Perth’s energy efficient houses attracted a higher price tag of $118,000 or 16.1 per cent more than non-energy efficient homes.

Energy efficient homes are houses or units which have features such as solar, insulation, and double glazed windows to reduce energy required to heat or cool the house.

Meanwhile Perth energy efficient units attract a premium of $92,250 or 19.2 per cent, the largest extra cost of any capital city in the country.

Collie — roughly 200km south of Perth — was revealed as the area with the largest premium for energy efficient homes of 23.3 per cent, followed by Mount Pleasant and Balcatta.

The report said the more affordable housing market in Perth could have contributed to the larger price premiums.

“Among the capital cities, Melbourne and Perth have the highest EE (energy efficient) price premium. Several factors may underpin the stronger performance seen in both Perth and Melbourne,” it read.

“Compared to Sydney or Canberra, these cities offer relatively more affordable housing, giving buyers greater flexibility to pay a premium for EE features.

“In both markets, newer housing stock — particularly in outer suburbs or infill developments — also provides more opportunities for developers to incorporate energy-efficient design and technology as a competitive differentiator in the market.”

The report also revealed sellers were more commonly using energy efficient key words such as eco, solar and north-facing. In 2025 more than 57 per cent of house listings used similar keywords in Perth.

Despite the premiums providing more incentive to build them, the report also noted the extra price tag could price out first-home buyers who would be forced to settle for less sustainable housing.
