Owner and applicant Tillery Park Development LLC requested four changes to its current layout of single-family and single-family-attached homes on either side of Baker Place Road between Interstate 20 and Wrightsboro Road. The homes will have Grovetown addresses. Two of the requests are to reduce the environmental impact on streams that run through the property. To add a zoning-required sidewalk or walking trail, developers asked to remove grass medians on a section of Canterbury Farms Parkway, which will connect the Canterbury Farms subdivision to Tillery Park. The request would widen the road by 2 feet. Also, developers asked to change a road’s route. Originally it would have crossed a stream, but the revision would loop the road north of the stream to retain the desired connectivity to the rest of the neighborhood. Going south: 200-plus-home neighborhood approved for south Augusta To accommodate a zoning requirement that requires at least 50% of the homes to have garages, developers asked to permit carports on several lots. The fourth request dealt with the proposed 121 single-family-attached homes in clusters of between two and six units. Past plans showed all 121 homes facing a public street. Developers asked for off-street parking for some homes. County planners initially were skeptical about the parking revision’s practicality, particularly a possible “lack of vehicle access to the house for moving days, deliveries, etc.,” according to the county’s summary of the plan revision. The Columbia County Board of Commissioners approved the requests at its meeting on Dec. 3.
